  1. Interesting and vaguely confusing replies.

    I have a house that I own, I own the house but not the land which of course means I have a leasehold ownership on that property.

    I have the blue book (which does not have my Farang name on it as the owner because they don't do the yellow book in Phuket)

     

    I RENT my house out, long-term, Should I fill in and sign the TM30 form for my tenants??? or is the land-owner that needs do this? (

     

    Can someone please help/educate me...?

    Yeah... I was about to repost that the certificate is self-signed so flagging as dodgy but should all be OK.

     

    That said, it's a waste of time as I have tried in 5 different browsers and i can get so far, different places in different browsers (all saying the certificate is dodgy) and the form hangs or quits..... I have never seen such a slow/bad form to fill.

     

    Have given up now unless anyone has any advice????

  3. Easy to be a tourist in Thailand. No need for a forum. No Internet when I came here. How do you visit other countries? Taking the p**s seems to be the requirements here. Get away with it? Childish euforia, carry on complaining.

    This is a forum and you are reading and responding to it (you don't have to!)....

    I travel to other countries perfectly fine thanks for asking... however whether the internet existed when you came to Thailand is irrelevant as NOW it is here and the THAI authorities have set up 90-day reporting ONLINE, I was simply asking HOW people have got it to work as I know there have been problems....

    Is that too much to ask for on here.... apologies in advance if my online, 21st century question has upset your dinosaurs!

  4. On a positive note, multi-entry tourist visas may become more available. I also see that the 90 day reporting (online) is a snap, and has made life so much easier.

    Not sure if this was sarcasm or not? (genuine question) as maybe some of you have been able to???

    I have just tried to do this and it got so far and then wouldn't work.... i guess this is completely off topic, but if anyone can advise if they have had success with this I would appreciate it knowing how?

    Is it possible for non-PC users? I use Apple Mac and tried with several browsers but no luck?

    Sure, but I am new on here (relatively) and not having much luck finding them.... when i do a search i get all sorts of listings (not all posts but web pages too) so if there is an easer way of searching/finding them, or you can direct me to the more recent correct forum it would be much appreciated.... thanks

  6. It would make perfect sense (and add security for those that wish to live and invest in Thailand) to be allowed their own house and land.... but keep it reasonable, maybe impose a cap on the area of land, or limit ownership to one or two houses only....

    Farang that live here are usually the kind of people that Thailand benefits from.... they bring in money, buy property, employ gardeners, maids, spend their cash and retirements in the local economy.... how is that a bad thing?

    Many have extended families in the form of a Thai wife or husband, they have Thai kids and pay for schooling.... how is that a bad thing?

    Families, retirees, and those looking to settle down in Thailand SHOULD be able to at least buy their own residential home (and the land under it) for their own (and their families) security....

    NO, not to buy-up huge areas or an ever expanding portfolio of properties and land.... but one personal (maybe 2) property for their own security and use..... That's fair! and reasonable!

  7. I am already here, I love the place, food, people and weather... main concern is the uncertainty about visas, whether your house/home is safe.... not sure if you can renew the lease in 30 years etc etc.

    Not being able to legally own the land your home is on and therefor leave it to your wife/children....

    Not being able to own a company and put work, effort and value into the country you want to live in... (49% ownership only)

    It's a risk...

    I am happy to bring money in to Thailand, happy to live by their rules, pay my way... but it would be nice to be treated fairly... especially when I am law-abiding and want/plan to stay....

    For me... the biggest problem is the uncertainty of whether I can live here, die here and know my family will be able to continue after I am gone!

    Other then that, it seems like a dirty deed and attempted cover-up.... the police seem to have done their job, despite cynicism from many here.... Although why they didn't check CCT footage before the stories raised suspicion is beyond me?!?.... surely that should have been the first thing to do while establishing what happened!?

  9. I think any answer to this depends so much on the individuals circumstance and point of view that there really is no main answer!

    I bet if ThaiVisa.com did a poll it might shed some light on it though!

    I am from England, but I left over 7 years ago to build a different (and hopefully better) life abroad.

    I moved to China because of career opportunities, I lived there for about 5.5 years, in Suzhou, Shanghai and Beijing... and in that time met my wife (Chinese) and we have been holidaying here in Phuket for the last 6+ years.

    We have now, over that time, bought 2 homes here and have been living here for the last (nearly) 2 years....

    WHY?

    The UK, is dull, dirty, cold, wet, expensive and with too many political, social, religious and economical problems (in MY opinion) and very little to go to or do other than commute, work and pay bills!

    I did not move to Thailand because of the women as I am happily married (although I have NO doubt that many do!).... The final reason for me to pack up and move from China was the pollution in the water and air and the last year in Beijing really slammed that home!!

    Thailand is warm, the air and water and sea and beaches are clean (although littered!) and anyone who thinks that is not true has been lucky enough to live in other paradise countries no doubt!....that is not a description I would use fro the UK (England) or China....

    Even in the rainy season here in Phuket, the country is warm, the water and air are clean and the people and food are on the whole, really nice!

    We have a nice standard of living in the sea and sun, with great cheap food and services that no longer exist in England...

    I also agree with the OP... Australia is a fantastic place, I love the people and the places there too, both Brisbane, Gold Coast (Surfers!) and Perth made us want to go and live there...but the start-up cost is SO much higher and would have taken so much of our money (Government bond) that our quality of life would have suffered.

    Thailand gives us everything we could want and more, great homes, good food and service, warm weather, water and sea, clean air and a healthy lifestyle!

    I know that many people come here on a whim with a backpack, get drunk, chase women... fair enough, that's their choice....

    For me, it was a health and lifestyle choice.... not the booze and women....

    I just hope that the changing laws and politics allow us to continue to stay here. Many friends I have made have now left and another one leaves in two weeks, heading for Cambodia for the same lifestyle (he hopes) without all the government hassle that makes a long-term Farang's life harder now!

  10. Lots of negative and positive comments here..... all I will say is in ANY other country, that was trying to clean itself up and reform its internal problems and encourage tourism the headline would have been "Police to launch crackdown on ALL criminal gangs"

    I have no idea why the Farang are considered the cause of all problems? If you are going to have a crack-down on crime.... then hit all areas, and all nationalities..... strange! very strange!

    (Humour: police speaking to would be muggers, "Is that your knife? ah! sorry you are Thai...... these are not the criminals we are looking for! move along, move along!")

  11. I love Thailand, I have just bought a place here (I know a load of people will say that's a mistake) but I really love it, the Thais I have met locally seem very nice.... and I still hope to retire here in a few years.

    However, I am very worried at what seems to be a huge split within the various Thai government sectors....

    On one hand you have the Thai sector promoting Thailand, and its tourism, and on the other hand the other side of the government seem to be treating Farang with contempt and trying to make life as hard as possible for visas and property/business ownership.

    Recent news of rapes, murder and drug related muggings don't help but for me the biggest, biggest biggest mistake recently has been the chaos over the tourists (swedish family with kid in the news) taking umbrellas to the beaches.... the last two days have seen several news reports of armed men/police/Orbortor forcibly taking cushions/umbrellas/chairs from TOURISTS at Surin beach... followed by a pathetic public press statement/excuse saying they were misunderstood and simply in the way of a survey....

    Come on...then tourists were not all up at the high tide/road area of the beach and were quite clear that they were told they could NOT bring stuff on to the beach!!!

    This has been spoken of constantly in my circles.... shared via Twitter and Facebook.... out of all this political mess, THIS is the story that will crucify Thai tourism.....

    "Come to Land Of Smile and sunny Thailand with your family and children..... get heatstroke, let your children burn in the sun!!!"

    What country that professes to WANT tourism can justify that chaos????

    Most tourists want the clean air, sun, beaches, sea..... and THIS is the story everyone is talking about.....this could ruin Thailand tourism.... not the local election potential, THIS is what Farang are talking about.

    If they want quality tourists, they need to encourage them with better visa options, use a point system (like Australia does for immigration).... you have money and property here...fine, longer stay.... you have little money and want to get drunk and fight in the bar strip... stick with the short-term visa....

    Provide, safe friendly service at or near the beaches for food, drink, and for goodness sake...UMBRELLAS for shade!!!

    If you don't want tourists...just carry on the sway things have been the last few months....because you are doing a great job of NEGATIVE press advertising!

    LOL... being new to a forum doesn't mean that my 4 posts are any less then another persons! and it was not a rant.... i was actually being constructive. But, here, i'lll break my "rant" (LOL) down for you... I was saying that I like it here, want to retire here, and I play by their (frustrating) changing rules.... the point i was making was that the biggest talked about and shared threads on social media are NOT the political, the crime, the stop-searches..... but the idiocy that the left hand doesn't know what the right hand is doing, as emphasised by the recent beach/umbrella/chairs fiasco. You have me wrong, my interest here is wanting it all to calm down and to remain here. I have no small children by the way so you were wrong there too.... doesn't mean i cannot empathise with those tourists who come here and receive the recently reported treatment! (Oh, and by the way.... a lengthy and intelligent post, regardless of your opinion, does NOT equate to a rant!) Sorry to anyone who i may have offended with MY opinion, I thought we were still entitled to those!! As for your parting shot of "take it somewhere else then".... I will say this.... petty, small minded and exactly the low-level solution that causes problems, but maybe you are just a troll looking to stir things up....??
