  1. Thank you so much for the help,

well i saw condos like the " condo plus or D-condo" in the website DDproperty and the condo looks nice,

so you guys are telling me that with 1.400.000 i wont buy anything in Phuket?

We've just bought at Dcondo for a spare property for friends etc when they visit, half the comments here are BS. they are packed,

  2. Doesnt really matter as there are many ways around it.

Email, Calls, Video Conference, Messaging : Invmail the system is Zero Knowledge and End-2-End encrypted - like unbreakable encryption and client side.

The guy who owns the company is also based in Thailand, thats where i first heard of it at an event, they acquired a established company and remoulded it to their own uses.
Browsing/Searching : Tor - been around for a long time and used by numerous organisations across the globe.
  3. I just have a very strong private network around the house, and a strong firewall.

But there is no need having a strong router if you then do everything open, so for external communications through the network i use

  4. Some places I've seen the curb constructed on from Krabi, Trang, Pattaya, Hua Hin, Bangkok , PHUKET where you see the road is right against a wall on one side or both...

So curious as to the rules, for instance in some states in the US and even the UK the owner of the house and land owns the curb outside their property .

So if you buy a property on a private estate set up I am curious as to whether you can extend the property wall to the curb . Or whether people have just claimed the path/drive way and built on it.

  5. Ok we were/still considering purchasing a twin however the purchase price is roughly 3,9mb before being built, and will likely cost us an additional 2-3mb rebuild to our style later on without all the interior costs (furniture, fixings, tiles etc)

Anyway over the last few days we have been looking around for properties and came across this property that has stood empty for 5 years and we have deposited a hold fee , the sale price is 1,6mb, actually it could be a blessing or a night mare, but its perfect in the way that its a shell, as it is ready to be remoulded in our requirement (where the costs come in) where as the idea of buying a newly finished property we would be paying for the style/fittings/fixtures then ripping them out and modelling in our style so wasting funds.

Anyway roughly 140SQM / 100SQM and in the same area, Twin Home also,.

Couple of questions... (also keep of your high horses, we are considering and asking for estimates/approx prices and recommendations), house is in Phuket, will be kept for family when they visit.

  6. Ok to clear this up, both houses share a wall and a roof, naturally the design would be a complete cosmetic difference, however, the house would be still a twin after completion, and the roof would be changed on "our end" but theirs would be "tidied up on our end" my question was more along the lines of whether any permissions needed to be granted by the "other end" and naturally as to damage, im not even sure why this came in to it, as it was not my question, naturally if their "end" was damaged, they would be fixed as i would have builders at that time anyway. any way taken quiet a spin over the last week so writing a new post now.

  7. Strange one i'm sure, currently looking at a property, and truth be told, only want it for the location (that specific to the metre area location, not interested down the road etc), currently has a twin house just been built, cheap enough 3,9mb

Couple of years down the line, i may want to knock down my side and rebuild in a different style,

What are the rules if any when its a twin house?

  8. Company not registered in Thailand, may be a struggle. Better get in and talk to them direct.

A friend recently applied for a loan, 3 weeks and the credit check was still ongoing. That is after her employer verified her full-time position at work and a third party went as guarantor including their employment details also. SCB too, they seem to have tightened the strings on the purse with all this household debt nonsense.

This is a fair point, however this is addition to her onshore salary of 25-30,000 she earns from her career in Thailand, just as a buffer amount encase they are funny,

She intends to shell out just shy of 4m on a house (parents) and her salary should give her the chunk of this, i'd imagine her UK salary could be taken in to account, any one done or heard off previously?

Why does she not pop along to her bank and ask ?

That is the plan though currently i am out of the country in Papua and she is in the Maldives, so we want to cover some of the ground work questions so we know what to expect on arrival.

  10. Wife is paid roughly 60,000 THB from UK registered Limited Company by wire transfer internationally, The funds show depositing in her UK SCB bank along with her UK Salary roughly 90-120,000 baht shows In every month.

The salary is also dividend but down for salary purposes as she owns 2% of the Company (i gifted her a few years back) and this goes as far back as March 13.

Can she use this along side a letter from the company stating it is a salary to up her loaning potential? if so what is the best way about going about this?

Her bank book shows the money coming in monthly (though some months she was paid as high as 150,000THB, and others she collected in cash and deposited on return from Europe in SCB in sterling).

    Thanks

  11. Wife and i spend a lot of time in Europe back and forth, and to be fair she has no problem obtaining the tourists visas, over the next year or so i have decided to purchase either a chalet up by Ollon (Montreux) or a lake view home / land plot to develop around Lausanne - Rolle.

To be clear on a couple of points.

I do not have employment as such but am the lead in a tech startup where i have personally pumped 500k USD over the last year or so and i am involved in this day to day whilst it is being developed. - The company is UK, HK registered but ideally will also/end up being Swiss based.

My bank balance is not shaky, also i can directly show on my spending account 3 mthb in the last year on my UK card in Asia (only been here 6 months roughly this year rest in Swiss), basically i am Bank Bond (not wise right now) based and Asset rather than balance and the family finance manager deals with most of it for us.

The wife on the other hand is a senior resort manager for one of the big chains 160 hotels + and has a contract that will need to be bought out, so before we make this jump i want to make sure as best i can at the initial level the obstacles we may come against with a full residency visa for Swiss (or France at worst case) for her, for me i do not believe it will be a problem.

We have begun liquidating assets and transferring the funds over ready for home shopping.

But i am now interested to hear of any obstacles and hoops that others in a similar position had to go through.

British (me though not a resident for 6+ years for tax reasons).

Wife Thai (wants brit passport but does not want to reside there to get it - same as me).

Wife studied in Swiss and is well educated and likely will go in to the European hotel chains as had offers already or on the SY's out of Monaco so she is not going to be a welfare case.

    Thanks.
