Thanks for your helpFollowing on from our PM exchange the specific guidlines are:
6.5.1 (a) To evidence property rental income:
(i) Confirmation that the person or the person and their partner jointly own the property for which the rental income is received, through:
(1) A copy of the title deeds of the property or of the title register from the Land Registry (or overseas equivalent); or
(2) A mortgage statement.
(ii) Personal bank statements for or from the 12-month period prior to the date of application showing the rental income relied upon was paid into an account in the name of the person or of the person and their partner jointly. The bank statements should cover the period for which the income is relied upon.
(iii) A rental agreement or contract.

You need to download the latest guidelines to check what is needed. I got my online bank statements stamped and dated by the bank. If you can't get that done a letter from the bank validating the statements is needed. If your bank statements are originals that were posted to you they should be fine. Some people don't bother and all is fine but I wouldn’t take the chance.

I believe all they look at is the gross figure. Money that has been going in your account for the last 12 months without taxable receipts.
Why would you submit the gross figure? You must have costs from wear and tear etc which you should be able to offset against tax etc.

Yes i submit to the British IR and my bank statements are also from a British bank. Its all very complicated lol
Or maybe i am looking to much into it allDo you submit a self assessment form to the British IR? If you are using bank statements from your Thai bank account presumably it will be net income not gross.

I got married in September last month with no problems. Me and tbe missus did all the paperwork ourselves and it was straight forward just alot of running about going from A to B but no problems anywhere.

Im doing a settlement visa for my wife and her son and have been told by a agent we are thinking of using that i need bank statements and a bank certificate
No problem with bank statements i have 12 months bank statements but i have never heard of a bank certificate.
I went to the bank to ask about a bank certificate and they were non the wiser either.
Can anyone help and tell me what a bank certificate is or have other people just handed in bank statements and got a visa

Yes i pay tax and have the SA302 but i was just wondering if the visa want gross or net income from the house rent.Presumably you submit accounts to the Inland Revenue and pay tax on your earnings? How do you pay tax etc if you don't? I am self employed and my accountant prepares my accounts and the tax man gives me an SA302 which I have to submit, along with bank statements etc.

Thanks theoldgitAs I understand the requirement the gross amount of the rental income can by used unless the supporting bank statements show the income after tax. Also read 6.5.1 which details the specific evidence required.
I have to stress that this is only my opinion, I'm not really up to speed on property rental income.

Unfortunately being a taxi driver and dealing in cash everyday i dont put my money in the bank every week
I have been told if i dont put 50% or more of my money i earn in to the bank every week I'll probably get turned down with a settlement visa.
The way ive been told is to go down the unemployed income root through my house rentals and savings.
Hopefully thats the better and easier way for meIf you are self employed, earn over £18,600 pa and submit annual accounts it's pretty straightforward. I just emailed the guidelines to my accountant and let him sort it out. Cost me £100.

Im relying on savings and house rental income.
It seems the better option for me as im self employed and i believe its a lot harder with paper and bank statements being self employedThat's right. All you need to show is that you have sufficient funds for a visit visa. A settlement visa is a totally different thing.
Presumably you are relying on the £62,500 savings route to get the settlement visa and you don't have an annual income of £18,600?

To me that sounds like its ok to have them in premium bonds but to be on the safe side I'll just transfer them to my bank account for 6 months bank statements then after the visa application just return to premium bonds

The savings are held in cash (or their cash value is clear)
7
The savings can be immediately withdrawn (with or without penalty)

The funds are under the control of the person and/or their partner for the necessary time period required in the Immigration Rules
9
The source of the funds is legal
10
The source of the funds has been declared

It seems true i have to transfer my premium bonds savings to my normal bank 6 months before trying for a settlement visa
It seems ok to have them for a tourist visa application but not a settlement visa.Some posts removed or edited, this forum is for visa questions, not the advantages of holding Premium Bonds.

Ive been told by a visa company that it has to be in a normal bank account so its accessible straight away as the visa application asks that

Much appreciatedShe will still get a visa unless she has a criminal record. Old debt got nothing to do with it.
Let's hope she is not asking you to pay the loans, not uncommon in Thai/Farang relationships.

Yes your right Briggsy my wording is not good she has a poor credit rating in Thailand. Poor credit rating should not be a problem for a Visa?
Thanks for your answersIt appears she has a poor credit rating in Thailand. I think "blacklisted from the UK" is the wrong term. I don't think this will prevent issuing of a UK settlement visa.

It is in thailand she failed to pay as she could not afford the repayments.
It must be a finance loan from the bike shop.
She said they will take her to court about paying it and that she will blacklist her from banks so she will not get no more loans or financeIn which country did she fail to pay her motorbike finance?
Which entity do you think may have 'blacklisted' her?

She says blacklist as she can not get a loan or anything from a bank so i just worry it will be a problem for a visaUnless she has a criminal conviction because she was convicted of fraud, I doubt it, I don't know if they enquire into the possibility of County Court Judgements, which are civil.
What do you actually mean by blacklisting?

Im applying for a ilr visa in the next few months and im just wondering if there would be any problems getting the visa if my thai wife has been blacklisted through not paying her motorbike finance.
Also is it better to do the visa myself or is there any good companys that someone can recommend that are good and professional
