  1. After reading the financial requirement document for rental income, If the full amount of rent is paid into a bank account and declared then the gross (pre-tax / pre-agent fee) amount can be used.
     
    I have a couple of questions about the cash savings method.. 
     
    I read that regular bank statements must be issued for stocks and shares ISA however my ISA with one of the large high street banks only sends out an annual summary booklet, does this mean I need to transfer funds into an account that provides regular bank statements?  
     
    Also, to be able to prove the funds are declared will I need to show backdated tax returns for the equivalent of the cash savings? (I do have the tax returns but I would need quite a few years worth of returns to account for all the savings amount, maybe 5 or 6 years returns?)
     
    Im not sure about ISA. I had my savings in premium bonds but read and got told it cant be in there as the savings have to be ready and available within 24 hours if needed. So i transferred all my savings into my current account with a letter from premium bonds showing it came from there

    Following on from our PM exchange the specific guidlines are:
     
    6.5.1 (a) To evidence property rental income:
    (i) Confirmation that the person or the person and their partner jointly own the property for which the rental income is received, through:
    (1) A copy of the title deeds of the property or of the title register from the Land Registry (or overseas equivalent); or
    (2) A mortgage statement.
    (ii) Personal bank statements for or from the 12-month period prior to the date of application showing the rental income relied upon was paid into an account in the name of the person or of the person and their partner jointly. The bank statements should cover the period for which the income is relied upon.
    (iii) A rental agreement or contract.

    You need to download the latest guidelines to check what is needed. I got my online bank statements stamped and dated by the bank. If you can't get that done a letter from the bank validating the statements is needed. If your bank statements are originals that were posted to you they should be fine. Some people don't bother and all is fine but I wouldn’t take the chance.

    Im doing a settlement visa for my wife and her son and have been told by a agent we are thinking of using that i need bank statements and a bank certificate

    No problem with bank statements i have 12 months bank statements but i have never heard of a bank certificate.

    I went to the bank to ask about a bank certificate and they were non the wiser either.

    Can anyone help and tell me what a bank certificate is or have other people just handed in bank statements and got a visa

  5. Presumably you submit accounts to the Inland Revenue and pay tax on your earnings? How do you pay tax etc if you don't? I am self employed and my accountant prepares my accounts and the tax man gives me an SA302 which I have to submit, along with bank statements etc.
    Yes i pay tax and have the SA302 but i was just wondering if the visa want gross or net income from the house rent.

    Can you tell me also if all i need is a 12 bank statements or do i need a bank certificate from the bank stating its my bank and how long i have had the bank account. I have not heard of this before but have been told i need it as part of my application

    Also theoldgit you dont know any good visa companys to help. I would feel happy to do on my own but we need to do 2 applications for my wife and her son and i feel it will be to much hard work for me to do

  7. As I understand the requirement the gross amount of the rental income can by used unless the supporting bank statements show the income after tax. Also read 6.5.1 which details the specific evidence required.
    I have to stress that this is only my opinion, I'm not really up to speed on property rental income.

  8. Unfortunately being a taxi driver and dealing in cash everyday i dont put my money in the bank every week
    I have been told if i dont put 50% or more of my money i earn in to the bank every week I'll probably get turned down with a settlement visa.

    The way ive been told is to go down the unemployed income root through my house rentals and savings.
    Hopefully thats the better and easier way for me

    If you are self employed, earn over £18,600 pa and submit annual accounts it's pretty straightforward. I just emailed the guidelines to my accountant and let him sort it out. Cost me £100.

    That's right. All you need to show is that you have sufficient funds for a visit visa. A settlement visa is a totally different thing.  
     
    Presumably you are relying on the £62,500 savings route to get the settlement visa and you don't have an annual income of £18,600?

  10. To me that sounds like its ok to have them in premium bonds but to be on the safe side I'll just transfer them to my bank account for 6 months bank statements then after the visa application just return to premium bonds

    These are the requirements for cash savings:
     
    The following table illustrates all the requirements that must be met:
    Summary of all the requirements that must be met for funds to be considered as cash savings held in a current, deposit or investment account
    1
    The bank/savings account is a current, deposit or investment account
    2
    The account is held is a financial institution regulated by the appropriate regulatory body for the country in which that institution is operating
    3
    The financial institution is not on the list of excluded institutions under the Immigration Rules
    4
    Regular bank statements are provided
    5
    The statements cover the necessary time period required in the Immigration Rules
    6
    The savings are held in cash (or their cash value is clear)
    7
    The savings can be immediately withdrawn (with or without penalty)
    8
    The funds are under the control of the person and/or their partner for the necessary time period required in the Immigration Rules
    9
    The source of the funds is legal
    10
    The source of the funds has been declared

    It is in thailand she failed to pay as she could not afford the repayments.
    It must be a finance loan from the bike shop.
    She said they will take her to court about paying it and that she will blacklist her from banks so she will not get no more loans or finance

    In which country did she fail to pay her motorbike finance?
     
    Which entity do you think may have 'blacklisted' her?

    She says blacklist as she can not get a loan or anything from a bank so i just worry it will be a problem for a visa

    Unless she has a criminal conviction because she was convicted of fraud, I doubt it, I don't know if they enquire into the possibility of County Court Judgements, which are civil.
     
    What do you actually mean by blacklisting?

  13. Hi

    Im applying for a ilr visa in the next few months and im just wondering if there would be any problems getting the visa if my thai wife has been blacklisted through not paying her motorbike finance.

     

    Also is it better to do the visa myself or is there any good companys that someone can recommend that are good and professional
