I have been using E-trade and TD Waterhouse for last 5 years. Spent most of that time in Thailand and was never any issues in that regard. As far as service I would say that they are average at best and I have had issues with both brokers. best I ever had was Ameritrade but they were bought out by TD. They are all consolidating it seems - my E-trade in Canada just bought by Bank of Nova Scotia. I am a Canadian citizen.

I know there are many people on this board that invest and live in the VT empire. Never really considered them but have recently grown fond on VT 5D. Looking for opinions on buying there versus VT 7. Pricing is much higher in VT 7 but I assume the view will be much better.

The smallest units are 40 sq meters and prices start at 1.5 MM and go up. This is considerably cheaper than the project you mentioned. Still no idea if there will be interest or not - location is good - show units - well they are show units so of course they look good. Just not sure if they will be able to sell 6 buildings - I think original plan was for 2. Time will tell.

The problem is with the contract which I did not see when I put down the reservation fee. The reservation form holds the condo for me but is subject to being able to sign the contract. We simply could not agree on payment terms. Yes I did a lot of research and this did happen to me. I am now in the process of getting the money back - and for your info I was seriously interested in the condo.

I just drove by the new Diamond Suites - lots of advertising outside - very professional show units and work looks to be full steam ahead. I live in the area and see it as a very good location that is also quiet and central - halfway between Jomtien and Pattaya. I will give this serious consideration once I have all the details.

No contract was ever signed - I could not as I did not agree to the conditions in the contract. I was not looking for legal advice but wondering if anyone had similar experience to me. As to whether or not I trust my lawyer - an entrely different issue. Never trusted them in Canada not sure why that would change here.

I have put down money on a condo via reservation fee. The developer has stated that the reservation fee I signed is non-refundable and it states that but my lawyer says it is refundable if we cannot agree to the clauses/conditions in the contract. We are at a stalemate with the conditions in the contract and although it states on the reservation fee that the amount is non-refundable I am not sure. Is there anyone who has faced a similar situation. My lawyer has told me that under thai law - the reservation fee can always be refundable if the terms of the contract cannot come to an agreement.

Thanks for your input but I was asking about investing in different areas. I agree with most of what has been discussed and realize that prices are higher today than a few years ago. I am looking at investing money in a condo in either Rayong - Phuphatara, Hua Hin - Golden Beach or Talay Samran, Pattaya - various or Samui - Ocean View condos or Samui Sanctuary. If you have specific knowledge of any or all of these projects - I would love to hear your viewpoint. Looking forward to reading more....

If you had a bit of extra cash where would you put it to work? Options include condos to let in Samui, Hua Hin/Cha-Am, Pattaya or Rayong. I realize that the money could be put into equities or commodities but I am looking for some insight from members who have been active condo investors in the areas mentioned. I believe that the rental yields and capital appreciation on condos could be attractive for a long term investor. Thanks for your comments.

I have just put a deposit on a new condo and I am looking for a recommendation for a lawyer. I have received a recommendation from a friend and asked the lawyer to perform due diligence on the Chanote of the property for the condo. I was surprised at the cost to do such a review so I will be looking for another lawyer to handle the contract review and all relevant closing items to transfer the ownership of the new condo to me. Can anyone suggest the name/s of a lawyer in Pattaya that they have presonally used who is reliable and delivers their services for a reasonable fee? I appreciate your input.

You can buy condos as freehold or leasehold. Most investors have bought as Leasehold - i have gone the freehold route. I spoke with the owner developer and he said both can co-exist in the same project but I wanted a second opinion. I will speak with a trusted lawyer and ask him to confirm. Thanks for the replies.

I just put down a deposit on a condo and have a question. Most of the building looks to be sold on Leasehold. I have purchased a condo as Freehold. Is it possible to have both in the same buiding? If so, what happens after 30 years when most people's lease are up? I would appreciate to hear back from anyone who knows if this is possible. If not, I will need to talk to a lawyer.

Any board members have any current experience with this condo located at the corner of Thappray and Jomtien beach Road. I am looking at a studio for purchase and was looking for some insight on the condo - noise level, management, facilities etc.

Well I made it down to the Musselana last week and came away with mixed impressions. The location is good - directly across the beach - no obstructions that I could see for the foreseable future. The show units are average quality at best. Studio units lack a terrace and the corridors are exterior. Added together, I decided to look elsewhere. At this point will wait until Spring and probably buy into an established condo - like Jomtien Plaza or something new in Naklus - I like the Sanctuary but it is out of the way.
Oh by the way - they offered me 10% discount w/o asking so big discounts will probably be available once construction is completed.

Thanks but unfortunately it is not from a big company but a smaller outfit that no longer exists. I have used a Bangkok satellite service company before with mixed results. I am looking for a local tech who can do the adjustments for me with some sort of tech savvy. I will drive around Naklua to see if I spot anything.

I have an 8 foot dish on the roof of my condo. I was away for 6 months and I guess the wind etc has put it out of position. I tried adjusting it myself but no luck in getting any reception. I am pointed to Agila KU and the dish still looks to be in perfect condition. Does anyone have a positive experience with any local satellite service companies. I am looking for someone who is reputable and honest - am I asking too much - lol. Looking forward to replies.

This was one of my favourite hangouts on walking street. Sad to see them moveon. I was there last night so the 11/23 date announced on their website was not correct. Not sure when they will shut down but still going for now. Another go-go - already too many and the talent spread too thin - imho. Another one of my favourite rock bands - pop's all stars seem to have disappeared. I am sure someone on this thread will know where they landed.

I drove by this development when I was last in Pattaya in May - it is direct on the beach near the end of Jomtien Beach. The beach in front is minimal and if they had to widen the road there would be big big problems. I am still interested in this development since it is directly on the beach. Only concern besides those stated previously would be what will eventually be built on the North side of the building that could impact the beautiful seaview. I have contacted the agent and will visit the development in 3 weeks. When I last saw it - did not look like much but recent pics look much better. Just not sure about that end of Jomtien Beach....

When I was in Hua Hin a few years ago - I went to Cha-am or what I thought was Cha-am. beach was muddy and very dirty - and I was not impressed at all. There was lots of building going on but the beaches were very poor to me. Let me know exactly where the good beaches in that area are located other than Hua Hin. What is the price range of condos as you mentioned that it is a "fraction" of Pattaya. Thanks for your response.

I have first class insurance for my car and pay for 12 months. I usually spend 6 months in LOS and 6 months in Canada. In the past, when my car was stored I continued the insurance policy for the full 12 months. I have asked the broker if I can put my insurance coverage to "storage status" since the car will not be on the road. I have done this in North America many times but seems to be unavailable here. Can anyone who works in auto insurance confirm if I can amend my policy for fire and theft since it will be stored. Typically. a large percentage of the premium is returned to me.
