  1. We run a SME company and we outsourced all the accounting. From my understanding an Audit checks the books every year. Our accounting company forwards our books to the audit themselves.

I have 2 questions about this audit:

    1) Is the audit made from government represantatives or are those private companies that work for the government?

    2) Is the rate for the audit always the same? What factors are responsible for calculating the audit rate? If its done by private companies i assume there are differences in rate?

    thank you for some clarification

Have you previously used "60 day extension to visit wife"

That would push back the until date and you could do the renewal extension when you are back

--> never used this 60 day extension. I stay 7 years always with 1 year extension. When i left/came back always had a re-entry. I doubt you can get a 60 day extension after a 1 year extension - i might be wrong?

  3. I don't really know what to do and i'd appreciate some ideas or perspectives from others.

I am staying on a 1 year marriage extension which is expiring on february 3rd. Out of stupidity i booked a flight to my homecountry leaving Thailand on february 14th and coming back on march 7th.

Now the original plan was to extend the extension of stay this week, which gives me the visa under consideration valid from feb. 3rd to march 3rd. I was planning to make a re-entry permit. But now i am convinced that this re-entry permit would only be valid till march 3rd if i am not mistaking - i did not verify this but it would be logical. Meaning i can only get back into the country by march 3rd or earlier because by this day i need to pick up the final extension.

    I see 2 possibilities

    1) changing return flight to march 2nd to enter the country by 3rd with the re-entry permit. Then go pick up extension of stay on the immigration

    2) changing outbound flight to feb. 3rd and let my permission of stay expire. Then apply in my homecountry on the embassy for a 60 day non-im visa to enter the country on my booked return date on march 7th. With this visa stay 60 days and then go to the immigration and apply for the extension of stay for another year

Is there any third option i might not considerate?

Thanks alot for your ideas and time to give me some hints.

  4. After not using HBO GO for quite a while on my Smart TV, I wanted to open it yesterday and check the available movies. It required me to login again with a QR Code that i should scan on my HBO GO Mobile App. Problem is, the HBO GO Mobile App is not available in this region (anymore?).

    Any workaround?

    thanks

    • Don't do it for the money. If your Mrs. has a passion and a dream it will keep her (and you) going.
    • Don't copy another (successfull) channel, find your personality and your style. It will develop over time. Go back to the start of any channel and you will see, if they did not delete the old content, how crappy their content was in the beginning
    • Thai audience is quite big, you don't have to make your content in English. If your Mrs is charming and knows how to sweet talk in Thai, stick to your initial idea
    • Don't overthink it - go for it
    • Don't fall for Coaches that promise you to grow your channel in 6 months to 100k subscribers or whatever. Don't invest money. Every good advice you can find for free on Youtube if you do a bit of research
    • If you gain traction and exposure be prepared to read hate comments. Still 98% of the Thai audience are very polite and kind and will write positive comments, but there are a few that will get personal and they attack right there where it hurts the most.

All leads are truly appreciated. Thanks alot.

  6. My (Thai-)wife and I are checking the options of loaning money from the bank to build a small house. Amount is not that much, probably around 800k. We also want to pay back the amount including interest as quick as possible with 50k rates.

Since i really don't know anything about credits, banking etc here in Thailand i'd like to ask the experts.

    a) Neither my wife nor myself have a valid "statement" of income from any Thai Company. We do have the necessary income to cover and pay back the expenses and interest but i guess, not having any proof of income whatsoever could be an issue. Is it a requirement by law or is there any way around that, by let's say presenting bank statements for the last few years, proofing our credibility? We were turned down at the bank when asking, but this was just low level cashier staff - so might be personal with higher permissions could deceide in our favour?

    b) if not by a bank, are there other legal options to get that amount of money on credit?

Any competent advice is much appreciated ????

  7. Hey guys, a few years ago i was told by a friend, instead of renewing the drivers licence at Chiang Mai Transport office where usually you have to wait 2-3 hours, it's better to do it in Lamphun where there's usually no queue...

I just called the office in Lamphun but they were unable to tell, did not understand me or did not want to help.

Anyone with recent experience in Lamhun's Office? I have a 5 year Car and Motorbike licence which is going to expire on September 20th.

    thanks alot

10.Bank statement confirming 400,000 + in  Thai bank for at least 2 month's + a transaction on that day

and if the book isn't updated for a while during the last 3 months and book doesn't show when top up occurred then also need a statement showing the last 3 months

I read different requirements - some say 400k at least 2 months and others say at least 3 months. Is there any official statement here?

Those are so called breadcrumbs and it indicates, that you are in a forum, where people meet if they like advice on their drinking behaviour

    hope it helps...

Also people here do not tend to list their properties for rent online...probably too much work to take and upload pictures and write a brief text ;). It goes a lot by hearsay. Drive around the city and you will see for rent signs. But contacting Ubonhomes would be already a step in the right direction. The only foreign ( and probably english speaking ) realtor in Ubon.

Moobans ( or any other Thai business for that matter ) aren't very helpful in responding to E-Mails if at all.

Some nice ones were mentioned above, but they also have several of them and the older ones aren't so nice anymore.

For Metrotown you'd want to look for: Metrotown 7
For Sarin you'd want to look at 9, 10, 11, Sarin Living, Sarin Residence....and I think they are building a 12 now.

The River....they "only" have that one Mooban

Ubon has 5 Supalai's. They aren't named by numbers though. I just know of Supalai Bella and Supalai Moda. I don't know the other 3 names.

--> very helpfull input thanks alot - i am in contact with the owner of Ubonhomes and we'll get together when i fly over in July/August. He also had some very interesting insights about the real estate situation in general

    No kids yet?

Well, unless you want to suffer through what I can only describe as the most embarrassing excuse for education the world has ever seen - sorry I can't be more poetic - then I'd suggest not bothering.

--> I'd make a separate thread if i needed advice - you are the first to be contacted. Back to topic then

I live in KhunHan (+90 km) from Ubon, but since Ubon Airport is the natural gateway to that part of the Isaan, I have stayed there often and like the city.

Most of Ubon has not succombed to the concrete jungle style that many other thai cities suffer from.

May sound obvious, but check and inquire before signing the rental contract to ensure that you are not in area that suffered the September-October inondation.  Vividly remember the photo of a TVF Ubon resident with the water up to the 2nd floor, and a 7(!) meter deep pool in his back-garden.

When you are looking for a nice hotel to stay while doing your field-research, consider the Nartsiri Residence.

Squeeky clean, beautifully decorated with eye for every detail, private car parking and double rooms at 850 THB/night with very good buffet breakfast included.  Best price/quality ratio Hotel I ever stayed at (needless to say I am regular there when visiting Ubon).

--> exactly my thoughts too about the inondation - gotta stay away from this zone. I always stay in the V-Hotel in Ubon when i am there - also very new and clean, close to everything. Thanks for the recommendation

  11. thanks all for the suggestions so far - i am in contact with those 3 moobaans, River, Sarin and Metro. Till now they are not very helpfull. I also checked the few popular web portals for rentals but there are just a few rental properties listed in Ubon.

Can't imagine that the rentals are that much limited? If i walk trough the moobaan i live now, 10% of all houses are empty and either for sale/rent

Do i miss something? Does anyone know a good property agent, which i can contact in Ubon?

  12. About me: Married, in my 40s, my wife's from Ubon, no kids yet and 1 large dog. We are relocating from Chiang Mai, we lived here the last 10 years. We are looking for a modern and gated community with active security. House must be a rental, we aint buying. Budget up to 30k baht per month.

The city of Ubon should be reachable by car in not more then 15 minutes.

Therefore the first question is, where such moobaans are to be found. Are there several developments all around the city like here in Chiang Mai or am i limited to a very few?

What are some names of such new moobaans for a google search?

thanks for your valuable time answering my questions

  13. I am looking for a contact who knows Ubon and the surounding area really well, has lived there for a couple of years...

Reason is, that i plan to relocate within Thailand and i have a few questions about locations, areas and more

I hope to have a private chat with you, can't give you anything in return but i'll be always grateful ???? who's ready?
