Tidy car...  But you are about 150,000 to 200,0000 above market value.

Also, I think your car is 2,500 cc (not 2400cc).

    https://www.one2car.com/en/cars-for-sale/nissan/x-trail/year-2019

At the moment you are still 120,000 baht higher than than the most expensive one on one2car.com.

    https://www.one2car.com/en/for-sale/nissan-x-trail-s-bangkok-metropolitan-on-nut/8342890

So thats your price point...   About 670,000 baht and expect to get knocked down to about 650,000 baht.

Price it to sell, and it will sell.

Those do not cover the battery pack. You may want to read the fine print again.

If you damage the battery in an unfortunate accident or it catches fire etc, the cheaper insurance does NOT cover it.

New battery pack costs approx 1.33 Mill THB, which will have to be paid in cash.

Not true.. I pay 55,000 a year for 1st class insurance on XC60 T8.. it covers the battery pack. Why wouldn't it?

  4. Hi,

I got a call from immigration that my extension of stay was approved on July 25th. My under consideration stamp expired on July 27th.

I forgot to go to immigration then and won't be able to appear until August 7th.

Am I on overstay? Should I expect to pay 500 thb * 10 days or so? Or expect to go to jail?

    Thanks

What about the 60 day extension to visit your wife asked you about and suggested?

I have seen no reports for HCMC yet. I am sure they will issue a single entry non-o visa based upon marriage.

This is shown on the this website for Vietnam when clicking on it. https://www.iatatravelcentre.com/world.php

    image.png.df8260353283e76008763ad61b282b96.png

But dependent upon on your nationality you may need to apply for a visa.

    Hey Joe,

My Immigration office won't allow it... they are pushing for an 'alternative arrangement' where they fix things.

Can I relatively easily attempt the process to get a 60 day extension for visiting family at an office in a different province?

Otherwise, would you adivse to get anon-visa based on marriage in HCMC, and then I could go for 90 day visa runs to Kanchaburi?

Have you ever applied for a 60 day extension to visit your wife since your last entered the country with a visa (not a re-entry permit). The 60 day extension would be enough time to have the 400k baht in the bank for 2 months.

If you cannot apply for the 60 day extension your best option would be get a new non-o visa at a nearby embassy or consulate. Savannakhet or Vientiane would be a good choice to apply for the non-o visa.

    Hi thanks for that info.

Would HCMC also work for such purposes?

Also the requirements needed for marriage visa at HCMC? Also any COVID restrictions?

    Thank you sir.

  7. Hello,

I've unfortunately allowed the 400,000 THB in my bank account fall below by a couple thousand bath, a week before I was planning to do my marriage extension.

Immigration in Ratchaburi offered me three solutions:

#1) Overstay for 90 days and pay 500 thb * 90 and then return and they will process my marriage visa once I pay the overstay fine.

#2) I can leave the country and then return with a tourist visa or visa exempt entry. And then attempt to convert it in 90 days to marriage visa.

    I am preferring option two.

My question is can I convert a tourist visa to a marriage visa in approximately 80 days once my 400,000 has been seasoned, inside the country at Ratchaburi immigration? What countries are the easiest to fly to considering COVID regulations and the fact I carry a Canadian passport?

Note I've been using marriage visa extensions for 5+ years without issue until this stupid mistake on my part.

    Thanks very much

I has been 2 months for every extension of stay for over a decade now.

From clause 2.18 of police order 327/2557.

"(6) In the case of marriage to a Thai woman, the alien husband must earn an average annual income of no less than Baht 40,000 per month or must have no less than Baht 400,000 in a bank account in Thailand for the past two months to cover expenses for one year."

Mr Ubonjoe, what documents will I need to apply for the 60 day extension at Ratchaburi immigration for marriage visa? It's my first attempt at doing so, so I'm not sure.

    Thanks!

The 9th since that is the day you would have to leave the country on or before.

After you enter the country your visas expiration date means nothing.

Thanks. So for the 60 day extension that I'd apply for before the 9th, I don't need to show proof of funds I gather. Then near the end of that extension I can apply for a one year extension with the 400,000 THB seasoned for two months. And then I can keep showing the 400,000 every year and never have to leave the country, and just need to do 90 day reports?

    Thanks

Non-o visas are not dead. It is just that you cannot get one if you are in the country already.

After the borders open to other countries you will still be able to apply for them.

At this time you can stay in the country until the emergency situation is over.

When it ends if married to or the parent if a Thai you can apply for a 60 day extension to visit them.

My multiple entry non-o for marriage has a Valid Until date of May 19, 2020. My latest 90 day stamp has an Admit Until date of May 9, 2020.

Do I need to apply for a 60 day extension before May 9th or can I wait until May 19th?

    Thanks

They are opening new accounts after Monday. It was only for 4 days they stopped issuing normal bank accounts. A member reported he openrd a fixed term account on Friday.

Ratchaburi Immigration is telling me that to get a one year extension for a Non-O for marriage that the funds have to be in my account for three months. I think I read that you suggested it only has to be in your account for two months, assuming it's the first time applying for the one year extension.

(Not sure if relevant but I planned to get a 60 day extension, and then at the end of that apply for the one year extension with 400,000 THB in my account for two months)

    Thanks

Most offices will do it up to 2 weeks early.

You can use the 40k baht per month option.

Since you can still do an statutory declaration at your embassy immigration will insist that you get one instead of the the transfers in to a Thai bank broad. Although it is a or in the requirements there have been reports of immigration saying it has to be done by your embassy.

Do you know what is required when doing a statutory declaration at the Canadian Embassy? Do I need bank statements, tax forms? Or am I just swearing that I have 40K+ in income a month?

  13. 5 minutes ago, ubonjoe said:

You can apply for the 60 day extension and then the one year extension when you have the 400k baht in an account in you name only for 2 months.

    Thanks ubon.

With my admit to stay date currently May 8th, 2020, how many days early can I go to immigration and request the 60 day extension? And what documents must I bring?

Also I gather there is an alternate method where I can show proof of income of 40,000 THB a month.  Can I just wire myself 40,000 THB each month from my foreign account to my Thai bank account? Or do I need to go to my Canadian Embassy and show tax receipts, invoices or whatever to prove that I'm employed?

  14. Hello,

I am a Canadian passport holder and was issued a Non O, multiple entry visa for the purposes of marriage which was issued in HCMC on May 20th, 2019 with the valid until date of May 19th, 2020.

On February 9th 2020, I was issued a Thai 90 day stamp in Burma with an admit until May 8th, 2020 stamp.

I gather I can get a 60 day extension at immigration before May 8th. What documents are required to do so? I am in Ratchaburi.

Assuming I receive this 60 day extension, near the expiration of it near July 8th, can I then apply for a year year extension at immigration? How long does the 400,000 have to be in my Thai bank account?

Note the reason I'm wanting to do the 60 day extension first is because I'd be depositing the 400,000 today, and I need to season the funds for a few months first before applying for the one year extension.

    Thanks!

OP, it appears you and your wife owned 49% of a company that owns the Condo and a Thai person owns the other 51%, Is that the case ?

What is your relationship to the majority Thai company shareholder ?

If the 51% majority share holder is co-operative, it should just be a matter of transferring your 49% of the company to your son, your son would then have the same ownership structure that you and your wife had.

In reality you are looking at the transfer of ownership/control of a company, that you own 49% of.

By chance, is the 51% majority owner also your Thai lawyer ?

    There are no Thais involved.

I'm a Farang with a deceased Farang wife.

The condo complex we own is majority Thai ownership. We own one unit in the complex.

  16. 11 minutes ago, Paul Catton said:

    Dear Syke1911,

    My sincerest condolences.

Presumably, the condominium was bought "in name" by your Thai wife establishing the 51% Thai ownership quota.

Is "your eldest son" also progeny from your departed spouse?

From the information you have provided below, it would appear that you married outside of Thailand and also she passed away similarly.

    - Last will and testament of wife

    - Marriage registration between me and wife (notarized and translated to thai language)

    - Death certificate of wife (notarized and translated)

    - Court order to appoint me as Asset Administrator

    - Decree NISI Absolute (don't know what that means)

    - Family charts ( don't know what that means)

It would appear there is scant information posted why the lawyer has suggested decree nisi.

The decree nisi is a provisional decree of divorce pronounced when the court is satisfied that a person has met the legal and procedural requirements to obtain a divorce. Following the pronouncement of decree nisi, the marriage still exists and you are not yet ‘divorced’. The person seeking the divorce must then wait at least six weeks and one day after the pronouncement of the decree nisi before making their application for the decree absolute. This period can be reduced in certain exceptional circumstances. The decree absolute is the final decree which actually dissolves the marriage. Once this has been granted you are ‘divorced’.

Family charting obviously points to lineage.

Sorry, to clarify, there are no Thai people involved. I and the wife are Canadian. The desired recipient of this condo is a 100% farang child.

The ownership of the condo is majority Thai.

Also there has never been a divorce, so not sure where the lawyer is getting that. I just pasted what he wrote me.

    Thanks

  17. 31 minutes ago, Peterw42 said:

OP, how much is the approx value of the condo. A percentage of the 150k would be the land office tranfer fee. The tranfer fee may be most of the amount.

How have you achieved joint ownership of the condo, is it company owned ? You mention 51%, is that the building quota (making it a Thai title condo) ? Could ba as easy as changing the company directors names

I imagine family chart refers to family tree, show relationship to son etc.

The condo is worth 3M THB or so. It It is a Thai majority owned condo. My deceased wife and I have joint custody of the condo.

The 150,000 THB fee cited in the post is only to get the condo into my sole custody. The next process would be to transfer it to my son which I gather would have a other transfer fee.
