  1. I have always provided a TM 30. This was the first time they have asked for a lease.
  2. I did my annual 'extension of stay' at Chaengwattana this morning. This is my 11th 'extension'. I was asked for a copy of my current lease contract. I was prepared for this and provided a full copy of my lease, together with the Thai owners' details. This is the first time I have been asked for this information. Many of you will rent, so make sure to take a copy of your lease with you. I had an online appointment for 10:00. I did the document check at 09:00 and was called to a cubicle at 09:20. I saw a second officer at 10:00 - payment of 1,900 Baht and photo - and my passport was returned to me at 10:30. The process went smoothly. A word of warning to anyone who has a K Bank account. As many of you know, the branch at Immigration is closed and I did not see an ATM/Update terminal. I was aware of this and updated my passbook at a branch off Charoenkrung Road with an external terminal before my visit.
  3. They always want your passbook updated to the day of your appointment!
  4. You are buying a 30 year lease. You are NOT buying a 90 year as the judgement in a recent case has made abundantly clear. Owning the structure of a house without ownership of the land it sits on is akin to buying the body of a car but not the chassis. It is insane. Also, paying a 'freehold' price for a 30 year lease is insane. Too many people are lulled by blue skies and 'friendly' agents into signing contracts without doing serious due diligence through the office of a serious and independent lawyer.
  5. I waited for around 30 minutes. Correct, you cannot book this service online. I arrived at CW at 07:30.
  6. I was seen at L35. The 'poochai' had a desk at the rear of this booth. You learn to 'bite your tongue' and go with the flow. Let's hope they do not introduce this for 90 day reporting. You are correct, the reverse side of the application form makes no mention of providing bank balances since the date of your last extension.
  7. I received my 12 month 'extension of stay' at Chaeng Wattana in mid December 2024. I have just obtained a new UK passport - excellent service 2 week turnaround Bangkok/UK/Bangkok. Yesterday, I went to CW to get my 'stamps' transferred to my new passport. On the reverse side of the application form, there is a list of 8 documents you may need to provide. In my case it was a copy of the photo page of the old and the new passports, a copy of my original Non O visa, a copy of my last entry into Thailand and the TM 6, and a copy of my December 2024 extension of stay. The lady official was extremely friendly but asked me to update my bank passbook. I went downstairs to K Bank and updated my passbook in the machine. Everything was good. I was then called to the booth to see a 'poochai' who told me, in robust terms lol, I had to provide a 'statement'. I explained that I had just updated my passbook but was sternly told that I had to provide a paper 'statement'. Jai yen, sabai, sabai ... 🙂 95 minutes later I returned to the booth with the 'statement' and just before the lunch break my passports were returned. Are all requests at CW/elsewhere now requiring balance statements, or was my experience just a one - off?
  8. This article sows more confusion. Are we now going to be taxed on overseas income, irrespective of whether that income is remitted to Thailand? And, when are we going to receive clarification on whether funds remitted to Thailand to purchase a condo will be regarded as income, and therefore subject to income tax, or as already taxed savings/capital. An agent in Pattaya told me he has just lost a sale because of doubts surrounding this. Surely the developers want an answer too. Clarification is required.
