  1. Has anyone had any treatment done by Svenson Hair Center at all?

    They have around 22 shops in Thailand and claim to have operated for 27 years. Are they really what they claim to be?

    I wanted to get some treatment, but want to charge 72,000 baht for 60 courses over a 4-6 month period. It's seems fairly expensive.

    I asked for a complimentary trial after the lady invited me in, and I was taken to the room when they offered me a test and scanned my hair and showed me the dry skin and thin hair on the top on the computer monitor, after that I was taken to have the treatment room with some product solution to put in my hair and steam on my head and massage on the scalp, then after this I was taken back to the room and showed me my scalp on the computer screen again and the dry skin areas had dissapeared, this does not mean it will work though right? I was then pitched a price and was not overly sold on the spot which kind of made me trust them.

    But I am still skeptical, and have read somewhere on another forum not good things? But that was with office's elesewhere in Asia.

    Would like to know if anyone in Thailand has used them and what they experienced?

Anywhere you go in this country someone watches you and looks at you, or try's to understand where you are going or what you are doing to sell you something or just in general be a pain in the ass, but YET when it comes down to who saw a crime scene, everyone runs and shuts their mouth :o ....Pussies...

  5. This article shows the Condominium Market is still very Strong, recently reported from the Thailand Property Report on October 10th 2006.

    With more units being completed, new condominiums bought for investment purposes are now being put up for rent. Though targeting primarily the same group of expats working in Bangkok, the apartment market has yet to experience any significant impact from increased condominium for rent competition, according to the latest study by Jones Lang LaSalle.

    “The apartment market in central Bangkok has continued to perform well with the average occupancy rate standing at over 90%, driven by strong demand from expats,” Dan Tantisunthorn, Head of Research at Jones Lang LaSalle.

    “An increasing number of expats has continued to sustain healthy performance in the apartment sector despite higher competition with condominiums for rent. However, competition is likely to further intensify as more condominium projects are scheduled for completion over the next few years.”

    According to a Jones Lang LaSalle’s study, 2006 will see a total of 34 new condominium projects with over 7,600 units completed in central Bangkok. “While the ratio of owner-occupied units to for-rent units across the market is difficult to estimate, we anticipate 25% of the units completed condominium buildings being offered for rent,” said Tantisunthorn. “However, we do not believe the apartment market will be significantly affected by competition from condominiums due to the distinct natures of the two types of developments,” noted Mr. Dan. “Apartments are purpose built for rent and thus offer features that are tailored to tenant requirements, including specific conceptual and architectural designs, unit sizes, and furnishing as well as tenant management,” he added.

    Three developments were completed in the first half of 2006, comprising of a total of 82 units. Two of these, Baan Pipat (28 units) and The Convento Boutique (21 units), are in the CBD, and one, The Pentacles (33 units), is in the Sukhumvit area.

    While many projects scheduled for completion in the first half of the year were delayed to the second half, six projects of around 170 units were withdrawn from the market for renovation in order o stay competitive. As a result, the total stock of apartments in Bangkok decreased from 10,980 at the end of 2005 to 10,900 in July, 2006.

    By the end of 2H06, 470 additional units are expected to be completed, mostly in the Sukhumvit area, which remains the most sought after location for expatriates. Its accessibility to the new international airport and the anticipated extension of the Mass Rapid Transit System to the eastern part of Bangkok are further boosting the area’s popularity.

    Despite strong demand for luxury apartments in the CBD and Sukhumvit areas in the first half of 2006, only around 50 units were taken up. This is manly the result of limited availability of supply in the market. The average occupancy rate for apartments increased from 92.9% at the end of 2005 to 93.8% in July 2006.

    Although new supply is expected to rise further during the second half of the year, more apartments are expected to be withdrawn from the stock for renovation, according to Jones Lang LaSalle. Due to the limited supply, rents are likely experience additional increases. Demand for apartments in Bangkok will likely remain strong over the second half of 2006 as the number of expatriates, particularly those from Japan, is expected to continue growing.

    The study also noted there will be more pressure on owners of older projects to renovate their units, from not only the new supply of apartments, but also the growing number of service apartments and condominium units for rent.

I believe the Prices of Condo's Will Increase, I have been studying alot about this myself for the past 3 months and for the past 3 years Property especially in Sukhumvit Bangkok Area have trippled in price in 3 years.     As a result of increasing demand, changing lifestyles among the new generation, rising oil prices and construction costs, the prices of condominiums have been rapidly increasing in Bangkok by 20-50% over the past three years.

    The supply of condominiums on the market totaled 43,940 units in the first quarter of 2006. The number of freehold condominiums increased by 1,062 units with eight new condominium projects completed said the survey. Leasehold totals remained the same as in fourth quarter 2005.

    The vacancy rate increased slightly among both grade A and grade B condominiums by 2.4% and 1.3% respectively, with the occupancy rate declining slightly from 90.5% in fourth quarter 2005 to 87.9% in this quarter. This was due to the number of new units completed where owners were still decorating units.

    Eight freehold projects were completed during the quarter. These included three low-rise projects developed by Sansiri: Sathorn Plus by the Garden on the main Yenakard Road, with 70 units; Sathorn Plus on the Pond in the same area, with 77 units; and The Lanai Sathorn on Yenakard Road Soi II, with 34 units.

    Other developments included: Silom Grand Terrace on Soi Saladaeng, developed by Metro Star Property with 240 units; Supalai Oriental Place on Suan Plu, being developed by Supalai with 300 units; and another two projects from Noble Development: Noble 09 Ruamrudee on Ruamrudee Road with 39 units, and Noble Ora on Sukhumvit Soi 55 with 223 units.

    The number of occupied freehold condominium units totaled 36,833 units (87.9% of the condominium stock), an increase of 352 units from the previous quarter reported the survey. The number of occupied freehold condominiums increased by approximately 16,399 units, from 20,921 recorded in the previous quarter.

    Over the past five years, the number of occupied freehold condominiums increased by approximately 16,399 units to 36,883 units at the end of first quarter 2006, a rise of approximately 76.3%.

    The average price for grade A completed condominiums increased in the first quarter of 2006 in all areas, but especially in Sukhumvit. The Sukhumvit area had an average price increase of 14% while Silom/Sathorn and Central Lumpini increased by 5%.

    Just to give you my own personal opinion, i also started yoga by buying a VCD and began at home, it can be a bit embarrising sometimes in a big class if you are really stiff, anyway give that a go aswell, A VCD doesnt cost much, you can pick one upat just about any bookstore, you may find you are sometimes too busy & doing yoga at home could be good sometimes.

  8. I am very Greatful to be a Chiropractic Patient,

    I am 27 years of age and never thought i could be unhealthy as i ended up being when i had 2 major car accidents with no external injiries, after years of not understanding the benefits of chiropractic i was fortunate enough to be educated by my brother in law which is a succesful chiropractor in Australia and which i had only met 2 years ago before he was introduced to my sister and are now married, one thing i can say the maintance of care is so important, its like a car you can not just get it serviced once and think its ok, i also went down that road once before and ended up straight back where it hurts the most and thats near my heart, at the age of 26 i was so in-tune after having regurlar care and bang i had my second major car accident, i decided to pack up and move to Uk on a 2 year working Visa, i continued care in London but not so reguarly after 10 months of work and a lot of stress, i than decided to Live in Thailand to venture with my own business, after 3 months of living in Thailand i woke up one morning with the worst pain in my rib and chest, heart area, not knowing why? and could not get up out of bed without growning, i could not move for 3 days and unaware the chiropractors were open over the weekend i did not go until shortly after the weekend, only what i knew would help me a little bit in the meantime would be ice, i continually put ice packs over my chest and back until i could make it to see Dr.Andrew it later turns out after xrays, the middle back part of my spine was crucially moved causing major subluxation and tissue damage and major nerve interference to the chest heart and rib area, since 1 ajustment i had increased health and could not thank Dr. Andrew enough, alot of things caused my spine to be back to a disfunctional phase, including stress, sitting on computer for long periods of time, the air and pollution in the city, noise, neglecting fresh foods and water, also another great investment in maintaining health is when i spent $120AUS on my Pillow, it help improve my posture, even now when i go on holidays i take it with me and squash it in my suitcase, i can not sleep with out it. It really is a gift from god to be aware of the benefits of chiropractic and be a believer, the results show for itself even if you have no pain whatsoever to have a check up is crucial for every human being on this planet, Maintain your health before its too late.

  9. There are no short cuts im afraid,

    The only way to stay in thailand if you have no real purpose here is to do what everyone else does, go on a little 3 hour bus trip to cambodia and cross the border every month from bangkok. which costs between 1000-2000 baht

    Thailand are very switched on at taking every foriegners money, and not giving you many option as a tourist.

    Other options, (but still not easy)

    Marriage (extension 1 Year ) condition: you must have 400,000 baht in the bank to show you are a supporting husband and not living off your wife.

    Business Company Visa (extension 1year) costs aprox 18,000 baht to register a thai company name including 6,000 baht to pay for the visa for 1 year.
