  1. I really don't like condo's, neighbors, noise, small, entertainment noise from outside. So it's a house for me. I like new houses with high class interiors. The rent houses that i like are around 40k. My house looks like that. A lot of people here talk about 20k rent, i haven't found anything remotely resembling my house for that price. The Thai company for home ownership is everywhere if that goes wrong it will go wrong for everyone. If it does I'll lease it from tgf. I've been with tgf for 3 years almost and i trust her with my life. If you still feel I'm wrong in my decision, up to you i don't care i feel comfortable and wanted to write a positive story. Some people agree with me, some are full of vitriol and negativity as would be expected on Thailand's most negative forum. Thanks again for the positive guys.
  2. Some people already said everything there is to say about the company structure, thanks. For me the rent value isn't an issue at all since I don't want to rent it out. If some people feel more safe renting then fine, I'm not trying to convince anyone to buy. I find it curious that this is such an issue in this discussion. I'm happy with the house, the tgf and her family. I'm convinced the company structure is fine as i know many many with the some setup some with a multiple of the value that i have in it. No beginner mistakes about capital costs and maintenance, i said already that the 6m was dead capital to me as i Don't want all of my cash in the stock market. Banks in Holland charge your 0.5 interest, charge that is... Thank you ECB I've owned houses and companies before, I'm not gullible. The house is in Dusit project and new is new of course. The 50k deposit is nothing special and not dangerous. If you feel different, fine.
  3. Now that's a valid point of course, the 1200 baht to the project and the future maintenance are costs that you don't have when renting. Pool/garden maintenance is a choice because i am lazy. On the other side of the coin, i won't have to worry about rent increasing (yeah not now, i know, covid) and i'll get some of my cash back for sure when the house sells. edit : and i forgot the yearly fee for the company reporting/paperwork, another 1000 or so baht per month. Which you don't have when leasing, but... when selling the company there are no transfer costs, when selling the lease there are. Always 2 sides to everything.
  4. I just explained why i called you a troll, that hasn't changed. Changing the focus of the discussion to avoid that, doesn't work. Let's start a new thread about rental prices instead of bickering here about something that really doesn't matter in my situation. I save 40k from my previous way of life and have a comparable house. If you think i save less, fine up to you. to all : i'd like the discussion to focus on something else than rental value of a house you have no clue about, we are never going to agree, i am never going to post pictures and i just don't really care.   7. Have you seen mine ? Everyone is so sure without even having a single clue of what the house is like, why the focus on rent value ? I really couldn't care less. Let's get back to discuss building and owning, renting is an entirely different thing.
  8. If you are not trolling, then do tell what was negative about it. Thaivisa is amazing, everything is negative at least with a certain crowd, it's entertaining but a little sad too. I hope you can see some positive in life as well, trasam.   11. Exactly, your area is comparable to mine and check out the house that i posted from hua hin that i lived in before. The guys here with the "i live in a 18 million condo for 13k a month" are hilarious. Indeed you can find 9k houses in pattaya they are the single level town home in the darkside on 60m2 land with broken furniture 14 screaming Thai neighbors and a weekly pool when the floods come in.
  12. 5.1 for the land and the house, +1m in extras a lot of those "extras" are non removable such as the kitchen, air-conditioning and inbuilt furniture. For those still talking about the rent value, the house is 6.1 not 5 as you cannot rent it out without kitchen, inbuilt and so on

  14. Of course this isn't easy to sell again, almost nothing is in Thailand. Again i really don't care about rental return, it's what i save from my expenses before while living in a house that fits me. All i care about is the break even point, which in my view is a very short time. If I stay 8 years i can sell for 2m, I'm sure that will happen in less than a week.
  15. I'm not renting out I'm living in it. And nope a comparable new house doesn't go for 20. I've looked at 20 stuff plenty before just out of interest. But let's stop this fruitless discussion about rents or what i paid before without even knowing what, where, and so on. I'm sure you all pay only 30% of market price, have loaded bank accounts and drive around in new lambo's what do i know right. I am just a poor loser that can reach inside his pocket and pull out 6m without worrying too much. ????

  17. I was paying 40 before, that's what I compare it with. The house i have now inclusive all stuff will rent out for about 35 now, more when we don't have covid. No I'm not posting pictures, with all the crazies about (again with everything 6.1,) But you are free to believe it would be 9k a month ????
  18. Thanks I'm not really defending anything it's more just a report about what I've done. It fits me but I fully understand others don't want to. I'm not here to convince them. 5.1 isn't even beginning to get flashy, considering my friend in hua hin with the 2x40m houses ???? O yeah the extra 1m was spend on inbuilt, furniture, electronics, extra room, curtains and so on. Inbuilt is surprisingly expensive
  19. 3 bed 4 bath, new house, giant pool, double carport, 800m2 land in gated community, inclusive garden and pool maintenance, internet and fully furnished.
  20. Yeah of course there are other costs, for information and I'm lazy so : swimming pool maintenance : 1500 garden maintenance : 1500 project service fee : 1200 electric , water : 3000 crazy fast internet : 1200 plus maintenance in the future of course like regular painting of the house.
  21. By the way , it's not an investment i live in it. Renting cost money too. Of course I'll be happy if somewhere down the line someone offers me double of what I paid but certainly not counting on that. Also it's not 100% of my life savings either
  22. Good you pointed that out, that was also part of my reasoning. In Europe i would lose half my net worth with a divorce, here the maximum would be the value of the bribe i would need to pay her to sign if her ID card was out of date. If I wanted to sell years after a potential breakup
  23. Sadly that isn't true, the house i was renting before for 40k was about 8 million with everything included. If i could rent an 18M property for 40k i'd be doing that instead. Of course i am not including condo's as i am not interested in those.
  24. Ok gentlemen, i am not going to react on the company structure any more, some here mention fraud, illegal and probably criminal soon. This is the standard company structure, if you want to discuss this there are 938 other threads about it. Many of you feel the need for some ownership here, many don't. If you don't all fine, but don't pretend you know everything and are a master in Thai Law. You want to accuse me of fraud, be my guest it doesn't matter what you think, all that matters is that this is the way it has been here for many many years. Compare it with the prostitution, there is none in Thailand according to the rules, zero nothing ! Every year they parade up and down walking street and proclaim proudly that there is none, go figure. The same is true about housing, no farang own a house ! But they do. In the end the government or a judge can dissolve all those companies in the blink of an eye, and i would have to look for another solution, sure and 100% true. The chances of that happening however are very very slim, and if they do it's lease. So that's my last word on that, but of course ill be happy to react to anything else and i thank those that write positive comments, have questions or provide economic insights in their own situation or how they see my decision, all greatly appreciated
