  1. Having a small house built 2 beds 2 bathrooms.My question is the electrician is saying I need3 phase ,but I have already bought fuse box and had mains run under the new gov road from pole to house. The electrician says cannot do this with 3 phase. I will have 2x 4.5  shower heaters and 2 AC at about 11000 btu. Along with the usual bits is fridge etc.

    Would a single phase be enough and what size meter should I try and get?

  2. What type of visa do you have? 60 Day tourist visa with extension of 30 day best bet for you. Accomodation Inc elec is possible 12k or less low season if you don't have ac on Al the time. Eating Thai water etc about 300-400 a day.so very possible on 32 k.

  3. No one lives on the land as an overgrown plot. I know we have made a mistake and took the land office manager who check before we bought at his word. The owner is not arguing over the position of house so hopefully we can get an agreement with this small section includes in a new Chanote.

    Have to find out if he has title or held by bank.

  4. 3 mil spent so far and whole house would have to come down as layout would not work. Buying the land for what in effect would be 22 sq meters is extreme. I need him sign over the small section and include it in our Chanote but I believe he has borrowed on Nor Sor Sam title. If he has planned this all along he is going to ask for big bucks to buy other plot.

  5. My wife has bought some land on Koh Lanta with a Chanote title. The seller arrange for the guy from local land office to come and check with us all correct as 2 posts had wrong numbers. He confirmed size position etc all ok and land was purchased.

    When the land office came out again to correct post numbers they did a full survey Inc salatalite position it now  turns out the house we have started to build is 1.2 to far to the left. So we have a very high retaining wall and part of the house on next doors land and 1.2 meter space to the right not being used.

    The small section of land that the house is built on is also owned by the same guy who sold us ours, but I believe he has a loan out on it.

    He does not argue that we have built in wrong place as we have videos and phone call recording of everything, but struggling to get a straight answer from him.

    Any suggestions would be greatful.

  6. Are there any building suppliers on Koh Lanta or do I have to go nearer to Krabi town? Also is there a Global House anywhere near Krabi?

  7. Ok so my route is to get the land in wife's name. So  understand I will never own the land. 30 Year leaae on  the land and build a property. Usufruct in place for life with property left to children for the remain part of lease should I die. Also option to sub let or sell on the lease. 

    Still confused about solicitor Samui, Surat Thani town or say Bangkok as I understand land office may not give me all the history on Chanote.

    With regard to wife buying land does she need to show where the money has come from or can I just deposit in her account?

  8. Have been with girlfriend 8 years works for government and just did the family friends party thing, but not signed marriage docs.

    I would like to buy some land in Samui. I understand that this cannot be done unless setting up a Thia company which I hear mixed messages about.

    The route I am thinking is buying the land for girlfriend and then leasing the land from her 30 years to build a house.

    I understand that it is better to get the lease done and of course a prenuptial. I understand there is also something called a unifract ( not spelt correctly I am sure)?

     

    Please don't send me all the messages about don't do it I made the mistake etc etc.

  9. I would like to buy some land on Koh Samui. I have been with girlfriend 8 years now and we just did the big party / giving money to mother etc , but have not yet signed the marriage papers.

    My question. I would like to buy some land in her name and lease the land to build a house which would be in my name for 30 years nad hopefully longer if I last.

     

    I have been told do this before we are officially married as this would be better if anything happens in the future or would this not count? I also want to get my property in UK separate.

  10. I am interested in buying some land either in Thai wife's name or Thai ltd to build a villa on K. Samui

    Having read so many different comments i am still confused, but what i think I understand is

    30 year lease option of extension 30 + 30 but not legal.

    Looking at Bang Por area on community with reasonable maintenance, elc and water costs.

    What legal costs am I looking at?, Zoning looks ok build height and size looks ok

    I have a house in Issan ,but here you can build what you want.

    Also have a builder built our house 4 years no cracks , but allso build small condo units and some Frang villas in Rayong.

    Would it be better to employ an architect if only to get build permission through as can produce detailed drawing with builder?

     

    Any comments would be much appreciated.

    Sure where English looking at their names? I agree they where drunk and with their little bit of baht for hols thinking they can do what they want.Dont mess with Thais it's never one on one. In living here for 5 years and coming to Thai for over 30 I have only ever seen 3 fights all with drunk tourists. Show respect and you will have no problem.
