You are absolutely correct.

Has the question been definitively answered? Is it the law or just advice and guidance?

Of course Thailand is cheaper. Of course it has become significantly less cheap over the past 10 years and particularly since the Brexit referendum result. I come from England and was considering returning about three years ago but changed my mind when the reality of housing costs, council tax, water costs, gas and electricity costs, taxis, restaurants etc etc became clear. All these things are much much cheaper in Thailand. Imported goods like wine and western foods are obviously more expensive but when compared to the general basket of goods Thailand is so much cheaper....still. I made the right decision to stay. Not everything is better/cheaper but all in all I know where I am better off.

you just need a different visa. and some cash.
better look into getting a will.
Some very silly responses here to an intelligent question. Presumably the title deeds for the land is in her name and you lease the land from her but you own the house? if this is the case you should see a lawyer and draw up an agreement which will transfer the land deeds to her next of kin together with legal protection that the family cannot evict you at any time as long as you honour the conditions of the lease. It will also prevent the land owner from selling the house. If the house and the land is in her name you will have a problem unless you can get her to agree to drawing up a Will which transfers the house deeds to you upon her death. You will however still have the legal issue of the land deeds and your rights. Would be well worth seeing a good lawyer to get the best advice.

Did they say what would happen if your balance falls below 800k?
Good question. I have assumed that the visa would be invalid if that happened.

Thank you for your help. I will sus out the Android box as that seems to be a good option. Have to say I am not impressed by True.

Can anyone help me with this please.
I have recently moved from Hua Hin to Chiang Mai and I rent a house in San Sai. The house has a satellite dish installed on the roof and the Thai owner informs me that I can get my TV connected using the dish and his (old) decoder. He says that the decoder and the dish are paid for and that there would be no monthly subscription. I have tried to explain this to the ladies in the shop at True, but they seem not to understand. My Thai partner has also tried. I called True customer services today and spoke to a lady who passed me to another who said they would call me back but no-one did.
- Can I get connected for Satellite TV?
- Is it a one off payment for multi channels?
- Will I need a new decoder?
- Will True or some other organisation provide the package?
- What do I need to do to get it set up?
Thank you.

Who is responsible for paying the transfer fee, the buyer or the seller?
How much is the transfer fee (excluding tax and insurance which is already paid)?

Great advice. Thank you. I will get a quote from the dealers.
And you are absolutely right about reading the detail properly. I had no intention whatsoever to ship my vehicles.
THanks.

What is it with people not understanding the question and others suggesting things the op is not asking? Classic example of how unreliable a forum can be. I'm sure folks want to help, but why not read the Original Post before commenting? Strewth!
They are asking:
#2. They are wanting to know the best way to sell the vehicles and furniture HERE.
For me, the best way I found to sell a newish vehicle was direct with the dealer I bought it from, who gave me a better price than any yard + the paperwork is easy. Although you have time to go private, where you'd get the best potential deal, I'd give them a try first. Bikes might be best sold on Baht & Sold... TV Classifieds is still fubar. As for furniture, you could also try Baht & Sold or get the neighbours around and have a yard sale. I got rid of as much as possible before repatriating.
Great advice. Thank you. I will get a quote from the dealers.

do not use these: Siam Pick Pack (Chiang Mai) Co.,
they transported my stuff from Chiang Mai to Hua Hin, and were hopeless. Tiny van arrived with my stuff in there, my pcx in a crate, and just a tiny driver and his daughter, and no way to unpack. I had to get a security guard to help me, absolutely terrible.
Thanks. Very useful to know

2. What is the best way to sell my car, motor bike and some furniture? ( Honda HRV with 7,000kms and Honda PCX 150 with 2,000kms)
Thank you.

Thank you.
I researched a useful website to try to find the best way and the best place. it advised against Laos and favoured Penang Malaysia as the best option, travelling by the night sleeper train from Bangkok. That seems to be the least expensive, least hassle, cheapest and fun way to travel.

Thank you. Thats helpful

Can anyone help me with this please?
My daughter is here in Thailand currently on a Tourist Visa. She wants to learn Thai and has applied to a school in Bangkok. I am advised by Thai Immigration that she will have to leave the country and apply for a student visa from outside Thailand when/if she is approved as a student and gets a contract.
1. Where is the best Thai immigration office to apply from outside Thailand if she is travelling from Bangkok (Hopefully she will be able to complete everything in 1 or 2 days)?
2. What documentation will she require?
Thank you.

A shame about the racist comments made by the usual ignorant suspects.

You are absolutely correct in asking. I was told the same thing that a covid certificate is required for visa renewals and retirement extensions. A straightforward question. No need for unhelpful answers.
