I have a small favour to ask from you guys: Given that we plan on raising our maintenance fee in our building, I would like to compare our fees with other buildings in Pattaya. I would particular be interested in condos with 100+ units. If you could provide the name of the condominium and how much the rate per month is, that would be nice.

In my condominium we pay 25 THB/sqm per month.

I will stay in Thailand for 92 days so technically I have to do report tomorrow and fly out of Thailand on Friday. Is it true that there is a couple of days "grace period" where you can make the report? Would I have problems flying out of Thailand if I did not do the report? Immigration office is really far away from me and it would be sad to lose a whole day with my family.

"Elite superiority extension" has no fees and just cost 1 mil THB for 20 years, Essentially it is a version of the 2 mil THB option with less luxury privileges.

I got my application approved 2 months ago for the 20 years option for 1 mil THB.

You fill out all the information. This should be done in a correct manner. If you lie that you did not have any overstay then shame on you. 

Once you provide all the information and fill out the documents then you make payment.

After payment comes the approval process which may take some time. If you do not get approved then you will be refunded. 

If you get approved then you need to go obtain your visa at the airport. Now here come the clue: YOU MUST MAKE THAT WITHIN 30 DAYS AFTER GETTING APPROVED BY IMMIGRATION. Otherwise Thailand Elite will not refund you in case Immigration missed something on your person during the approval process. I quote from their email:

 *After your membership activated, please book a service to obtain Elite Visa stamp within 30 days. In case of a failure or immigration rejection to obtain Elite Visa that occurs within this 30-day period, the member will get a full refund. Any failures or rejections apart from the aforementioned, no refund will be given.

Sorry if this is a little off topic: I strongly I assume that you only pay the membership fee AFTER they approve you. So when, the waiting period is over then you transfer the money to their account.

I am awfully sorry to hear about your situation. What kinda interests me is what the law firm commented on your situation? It seems like they gave you green light for entering the country. Their webpage also seems to be shut down...are they reachable for you at the moment? It seems like they left you hanging since you opened the topic here.

If its a single entry visa: Did they stamp it as "used"? Maybe the immigration officer didn´t see that you actually have a visa?!
