So I'll likely rent a condo for 1 month while getting the right house locked in.

Thats certainly the best way forward. It is also quite possible to rent a house that your interested in on a short term basis and then buy it.

Five year rentals are no that uncommon at all. I have a friend that rents out properties on this basis. Usually the house is quite cheap for what you get but then he is getting the guaranteed income.

Though you should keep in mind that the rental of property laws in Thailand gives you the option to exit a lease with 1 month notice, this is for both parties. So if you sign for 1 year, 5 years, 10 years, you can get out pretty easily.

There is certainly a glut of property and many new projects in the pipeline. The rental market is soft as you can imagine. Getting in with a good agent is always handy for sure, but then a lot of private landlords do not use the agents.

I live in Kao Takiab, closr to the beach and close to town. It is a little bit further from the area that you are looking at but not by much. I can get to bluport in 10 minutes and the compound I am in has about the best communal pool I have ever seen in my life. The water is always quite chilled. We went for this option over getting a house with a private pool after viewing about 20 properties and finding all the pools quite warm. That is a consideration for sure. The upkeep of a pool is a pain and if it is warm it is about useless. Though that is just my opinion.

Some people say that you should carry your passport around and others say that a photo copy will do.

 

Additionally, I have been told that I need to carry my Thai driving license and also carry my UK driving license. While the other day, I was stopped by the traffic police, I produced the Thai driving license and they insisted on the IDP as well, which I don't have and so they asked me if i would pay a fine. Lol.

 

What are the real regulations here?

For the re-entry permit application they will need copies of their passport photo page, visa, entry stamp and their TM6 departure card.

The TM30 form is what you need to report your presence where you are living. Your landlord should be the one doing it though. Hua Hin immigration will not want the power of attorney form to do it yourself.

I don't think Hua Hin immigration wants a TM30 report done every time you enter the county. You can ask them when you go there.

I hope that you are well.

 

This is the week that my family makes the jump from China to Hua Hin. Woo hoo. A long time coming and the chance for my children and wife to be properly immersed in Thai society which is going to significantly add to their education and life experience.....

 

The first night we will stay in a hotel and then we will move into the house that I rented on the Sunday. We will stay for 5 days and then the family will go to the UK for a 2 week holiday.

 

On the Monday I will go to the immigration and time is critical as we will only be in Hua Hin from Sunday to Thursday AM. Meaning that I have Monday, Tuesday and Wednesday to get all the immigration process dealt with.

 

My children have the international school sponsored Non Ed visa each in of their passports. My wife has the Non B in her visa. I have the Non O with retirement extension.

 

I need to get the certificate of residence, though from what I understand from various posts, I don't actually need to do the TM18. When I follow the links for the correct form, I get an error.

I need to get the certificate of residence so my wife and I can get a driving license and as I need to buy a car. Is there a link to a PDF and a Word version anywhere, i don't seem to be able to track those down but have accumulated a large collection of TM18's and TM20's. Also, what supporting documents are required?

The family are only going to be in Hua Hin for 5 days and then they fly to the UK for 2 weeks. So i will do the TM8, application for re-entry permit for each of them. I am not able to find any information on the supporting documents that I require for this. I guess that I will need to prepare a copy of arrival stamp, copy of visa, copy of TM6, copy of passport...etc)

 

Also, I have to do the address registration of the family. Is that the TM30? I was sent of on a wild goose chance about this TM30 proxy form. A link to the correct form would be appreciated. The 90 day reporting will not be applicable as they will only stay 5 days in the country. So when the time comes to do that, I shall let the school deal with it. As I am a frequent traveler, I will not have to do the 90 day reporting, but i do assume that I must report to immigration every time that I return to Thailand and do the TM30? Is that correct

My list is:

TM8 - Re-entry - and unknown supporting documents
TM30 - (Not sure if this is correct) - Address registration and unknown supporting documents

Certificate of residence - For driving license and buying a car, not sure what this form is or what the supporting documents are. Would prefer the word format as i have do do 4 of these?

Yes, the local hospital should be able to offer these.  There's also a clinic at the Badminton Club near Samitivej Hospital with an English GP (can't remember the name of the clinic) - cost is slightly lower as they don't charge for the blood pressure test and general medical review.
 
Not sure about the extra vaccinations.  I had Japanese Encephalitis vaccine, and am considering dengue and rabies vaccines.  I also get the flu vaccine each year - but after living in China you are probably already immune to every known type of flu! [emoji16]

My daughter is now 13.

 

In the UK she would now be receiving the following vaccinations.

 

1. HPV

 

2. Tetanus, Diphtheria and polio (booster) 

 

3. Meningococcal A, C, W, Y 

 

I understand the HPV vaccine is a course of 3 over x period of time.

 

Would the Bangkok hospital in Hua Hin be able to provide these vaccinations?

 

We are currently in China and just in the process of relocation.

 

I could probably get some of the vaccinations here, but I want to maintain continuity with the HPV schedule.

 

Additionally, I have been advised that I probably need a Diphtheria Vaccination Booster as it has been more than 10 years.

 

Additionally, we have been advised to get the Japanese encephalitis and Rabies vaccines by our Chinese GP. Having never had the need for these myself, I am questioning his recommendations. We will be living in central Hua Hin is a secure and well maintained complex.

 

Finally, checking my sons UK vaccination record, it appears that be only had Stage 1 Hepatitis A vaccine in 2014. If this is an administrative error then he had stage 2, as did my daughter. If not, can he have stage 2 and it still be effective with a gap of 5 years or should he go for the whole new Hep A?

Presumably, your lawyer has a copy of this directive he mentioned to you. It will be greatly appreciated if you obtain a copy of it from your lawyer and post it here.

From what Ubonjoe says, this is already a requirement in Phuket.

I did a Web search and also found reference to the 'TM 30 Proxy / Power of Attorney' requirement in both Phuket and Chiang Mai where it states a TM30 Power of Attorney with 10 Baht Tax stamps affixed must be supplied if the property owner is not submitting the TM30.

As for finding the actual directive. I have searched the immigration websites and it is all thai to me. I shall ask my lawyer, in passing, if he can send me a Web link to the directive, so long as it has it on hand. My lawyer is a business lawyer, his primary role has nothing to do with immigration and he is only assisting me in some matters as a courtesy.

At what point do they need to apply for the visa extension? The school will do this for them.

I shall rearrange the flights on Monday with Thai Airways.

This will certainly make it all easier. They can carry two bags on the first leg, spend a week in Thailand and then travel light to the UK and return to Thailand 2 weeks later with the reentry permit.

I am trying to work out some logistics.

 

Wife has a Non B

Kids have a Non Ed

 

All are single entry.

 

I have them going back to the UK for a couple of weeks but the amount of baggage they will have to carry is terrible.

 

So I am thinking about changing the flights so they stop in BKK for a week then go off to the UK.

 

With the current single entry visa, are they able to the Re-entry permit at Suvarnabhumi airport?

 

It is feasible that I can change the plane tickets around so that we leave Guangzhou, stay in BKK for 5 days, get the reentry stamp, fly to London for 2 weeks, fly back to Thailand again?

 

Or is there something else I must do when they arrive.

 

At some point that visa needs to be extended onto a 1 year visa. But that can't happen straight away.

In Thailand, two things are on offer.
You can get a 90 day O visa as an option if you don't have an O or O-A from elsewhere.
That is granted only as the first step in a two step process, with the annual retirement extension being the second step.
Which brings us to annual retirement extensions.
I entered years ago on a 90 day O visa from the USA and have been on annual retirement extensions obtained here since then. 
O-A visas are issues in home countries, never Thailand.

Thanks for the clarity Joe. My lawyer in Bangkok seems to be quite keen on this TM30 Proxy, he said that the TM 30 rule and the associated Proxy is going enforced due to some directive. Offered to draw up the TM 30 Proxy form for me. So wanted to check if it is really required or my lawyer is just being over protective.

I would spend the 105 pounds as the visa you will get has a one year validity and a one year term so you can use it for a two year stay...

Another reason to get it in the UK. Thailand issued OA's seem to be 15 months max, in my experience.

I need to buy pillows, sheets, towels, kettle, cups, plates, cooking equipment while waiting for the container to arrive.

 

Can anyone suggest a one stop shop for all these sort of items? Need to hit it hard when I arrive next month and the wife and kids are going to be well jetlagged after a 2 week trip from Guangzhou to London and then hua hin..

If I was you, I would just spend the £105 in the UK and get the tests done and do it all properly from the off.

Otherwise you will be coming in on a 30 day visa exemption and you will then have to navigate your way to getting the OA which could be a bit stressful if you are relocating and expensive if you don't have any local support or knowledge.

The visa you get from the UK allows you the 90 days to get youself orientated and move through the process.

Also, if you have any of those, your better getting treatment on the NHS.
