    There are many people who don’t fully understand the risk and rewards, and he/she and Thaistocks have both been very good at reminding the readers about true nature of foreign exchange and a few other interesting things about phuket property.

     

    I hope you would agree that the thread needs more facts like that, and less extremism nonsense.

I've followed this topic, and to be frank there is nothing new that any resident of Phuket doesn't already know.   One party with a fairly obvious vested interest (selling real estate) verses another with real life experience of owning/renting property here, swapping blows with anecdotes and experiences, each with their opinion.
     
    Most of my fellow home owners here are not overly concerned with the resale situation here.   The property they have bought are for long term retirement and resale isn't really a consideration unless under unforeseen circumstances.   The quality of life of having one's own home in an environment that fulfils everyday needs with minimum of stress whilst ticking the comfort level boxes is very satisfactory.
     
    The rental market is another story.   Many, and primarily Thais, bought property with a view to securing a long term income from expat renting residents.   The rental market became swamped, monthly rental rates stagnated, and as the numbers of long term expats (particularly those from the West) diminished, so these properties were put on the market for sale.
     
    I'm sure that we all have anecdotes and stories that we can share, but are they really important?   Maybe time to close this thread, as my neck is getting slightly cramped from the tennis inspired net volleys.   Love all.

    Others are actually learning some things from this interesting thread, even though you seem to already know it all.

    I have seen a handful of super negative views, and i have also seen a handful of more balanced views. IMHO, it is more than likely that the balanced commentators are the ones telling the true story about the phuket real estate market.

  3. Your credibility doesn't get any better as you refuse to admit your mistakes and actually try to double-down on them.
     
    We have all heard your claims ad nauseam(probably a dozen times across various threads) about being some sort of  “successful” person prior to moving to Patong. Please save us from it. None of us will ever know if those claims are true or not, and they are irrelevant to the current discussion.
     
    What is relevant, is you trying to somehow pass off incorrect/mis-information about a citical aspect of Phuket property investing as correct.
     
    For goodness sakes Xylophone, nobody can force you to fess-up, but its your credibility on the line man!
     
    As a result, all your comments regarding phuket property are now tainted. 
     
     
     
     


    I agree with what your saying Mysterion. It is probably best to just try to ignore the Xylophone character rather than trying to reason with someone who is hopelessly stubborn. Even if he is wrong he will never admit it.

    On behalf of the readers(like myself) on the thread who are looking for knowledge, thanks again for helping to correctly clarify the importance of FX in the Phuket property market.

    Nonsense as per usual and the use of your so called example (There are actually many thousands of farang and thai owners/buyers that would argue against) is laughable.
     
    As are your comments...…….. "so your examples taken from other countries are unfortunately invalid and out of context". I thought you would have been intelligent enough to see how the context applied to you and here, but obviously not! I can tell you but I can't help you understand.
     
    As regards this...….One must look at individual locations and property type/quality to properly assess the health of real eatate anywhere".
     
    I have proven you to be wrong by quoting property experts from around the world, but you are in denial because it doesn't fit your one eyed view.
     
    The facts are that there are hundreds, if not thousands of unsold properties here. Peruse the RE websites to update yourself.
     
    PS. Anyone reading this thread should understand that the previous poster has a vested interest in talking up the real estate market here.

    You seem obsessed with getting the last word in in every discussion/debate. Not sure why you feel the need to do that, but you do.

    Yet your last words are usually just a regurgitation of your previous “last word”.

    The silent majority of the thread is likely looking for accurate information on property investing rather than simple opinions.

    As Mysterion politely said, in one of his posts, you and several others here routinely provided negative personal “anecdotes”, but i must honestly say i haven’t learned anything of real significance from you or them.

    It would be helpful for all of us if you could kindly provide broad facts rather than pure speculation or peculiar anecdotes, if you plan to continue pursuing the “last word”.

    Just sayin’

  5. We should start another thread, perhaps titled “Is Phuket Property grossly overpriced?”, where we discuss PE ratios and post properties for sale and comparable rental properties in the same condo complex.  That should keep the realtors busy for a while. [emoji6]


    I like your idea.

    It would be good to narrow down the analysis to specific areas of the market, rather than crudely trying to label the entire island

  6. Mysteron’s definition of the existence of a glut in the Phuket property housing unit market is defined by the specifications of what he is looking to personally buy. If it’s not available then there can be no glut.
     
    His logic is simply convoluted and he argues it just for the sake of arguing.
     
    From his other posts it’s reasonable to guess he’s a fairly intelligent guy so in this case i’d Say that he’s got way too much time in his hands and just having a bit of fun pushing people’s buttons. Alternatively he’s too obstinate to fess up and admit he’s wrong so he’s just going to contunue digging the hole until people get bored with him.
     
    Either way its not worth arguing with him or trying to school him.


    Wow. That is quite a judgment from someone who has not contributed anything meaningful to the discussion.

  7. The subject of a property glut is different from currency movements or investing in the SET, they are not interdependent, although owning stocks in ones own name does have a nice comfort factor to it.


    I am a casual observer of this thread but I felt the need to step in here to correct your erroneous statement.

    The foreign exchange market directly and significantly impacts the gain/loss/attractiveness for foreign investors buying property in Thailand or anywhere else in the world.

    Property buyers need to be fully aware of this.

    Thats all, hope it helps clarify things for those that are following the thread.

  8. A shop-house may be empty or appear unoccupied for numerous reasons. My wife and her brother own 3 shop-houses, for anyone driving past they would appear unoccupied etc. My wife stores her stock for her market stalls in one, brother stores stock for his business in another and 3rd is rented to another business as a workshop (the shutter remains closed) the rooms upstairs are casually rented to Thai friends and acquaintances. 
     
    The same for Condos, just because there is no towels drying on the balcony, doesn't mean its unsold, unoccupied or unused. I have an empty condo next to me, owned by a sweet old Thai lady who keeps it empty to give to her grand children one day. Condo across  the hall is owned by an old Italian guy who literally visits for one month each year.
     
    Unless you are the owner, developer or work at the land office, people have no idea the status of a condo block or row of shop-houses. 
     
     

    I see allot of that also. Must be nice to be able to afford a second or third property and able to let it sit empty until when you need it.

    Not sure where the insult is there?

    He/she has not said anything insulting about “long term renters living in monthly hotel rooms on nanai”. He appears to be questioning their circumstances or perspective for the views they expressed, just like the previous posters questioned him on his occupation and location.

    I am pleased you also recognize that developers are not cutting prices, and you also recognize that the good quality existing properties in good locations are doing well.
     
    I would agree with you that lower quality properties in sub-prime locations are stagnant if not in “glut”. Lots of questionable stuff has been built in poor locations over the years with the erroneous hope that “if we build it, they will come”.
     
    As such, it appears we both recognize that there is not an island-wide “glut” in phuket property, but there are issues in some lower quality properties in sub-prime locations.

    I mostly agree with what Mysterion has been saying about the health of the various Phuket property sectors in this and other threads. This quote sums it up well.

    Too much one-sided negativity is not helpful, and too much blind positivity is also bad.

    He is definitely more balanced in providing an overview of the good/bad of the various market segments.

    We decide to go Phuket International Hospital... it was good they got the private room during labor, the room after birth was good too. The price is reasonable especially if you got the package.
  14. My wife had both our daughters at Bangkok Phuket Hospital. A Dr Supajhit ( or something close to that ) Nothing but praise for he whole process both times and not really that expensive either. Great rooms and the nursery staff are excellent.

  15. Any of you who'd given birth in mission hospital, phuket international or bangkok hospital phuket? Either relatives, wife or personal experience? Pls share your experience. I am for sure to give birth here in phuket in couple of weeks and still undecided as this is my first time without family around. Good or bad experience is alright. Thanks
