I bought this house because I thought I would work in Phuket for years... Unfortunately, Hamburger crisis forced me to move back to Bangkok.

Isn't there some rule about a person using land for a period without the owners permission or objection gaining ownership of said property??
There is, I raised the point in post #2, but not sure how long a time before it can be claimed.
I agree with you and the others, it could be a good strategy to prepare to demolish the wall if possible. He may well be more amenable to the offer.

I get the home loan from TFB last year and it is 2.75% + MLR.
Are you sure it is home loan? Probably personal loan, like the credit card but with large amount of money.
The personal loan charge you a very high rate of interest since there is no guarantee for bank.
Ask your wife to stop using this type of card. It should be only for emergency.
Ask SCB to re-finance and put the house in the bank for guarantee. Everything can be negotiated, try it first. Although, it probably is slim chance to success because you are SS class client. Super Small.

Sure. There are many great CMs out there. They just do the middle-large scale project. Probably 50 mBaht up? Nothing against small house/project. It is just not worth for both the owner and CM.
If you build a house, please find a good reputation architect and contractor. Hire architect who also provide CM work. Sign the contract, specify that you require resident engineer and inspector. Request their profiles and scope of work.
Make sure the contractor's contract specified to submit shop drawing and material prior to build. Also payment plan should submitted together with master schedule.

The subject of squaring walls begins with the foundation and two perpendicular walls / or right angle to one another.
Checking for square or right angle 'after' the walls are built may be good exercise but is hardly a remedy,..... although typical of a lot of construction here in Thailand...Ex

If you bought property after being married.
-proof that it is your money or both of you pay for property.
-it will split in 2 parts. propably the court will force to sell and separate money into 2. or let one of you get it but pay the rest of estimated value to another person.
-if he dies, and property is under his name. it will pass to son/daughter, not wife, unless you have no kids.
If you bought before being married.
-good luck with fighting in court.

Good that you have done your homework.
I will recommend PU spray foam if you live in the bloody hot area without shade and/or strong sunlight.
OR- fiberglass blanket 75 mm. thk with alu. foil on both side in case your attic has ventilation. It works well for blanket insulation if you also help the heat pocket to ventilate out.
There are 2 main methods to stop heat transmission to house that I wrote above - 1. spray to rafter, block the heat and reflect out or 2. let them in but not to ceiling and ventilate it out.

I have a house just like you want in Thalang. But the problem is, price may a bit higher than you prefer.
I can lease it after 25 Jan because I have to go to Bangkok. We can talk or have a look at house first. I love my house and want to make sure about who will live in the house.

From my understanding...
They have land value statistic, well, obviously because they have in Bkk. Why not in Phuket?
Developer mark-up for land fill and infrastructure.
Contractor submit BOQ to Developer, oh! now we have building price.
Developer mark-up 15% profit, also some for advertisement, employees etc.
Bank comes and estimate the building+land value = the price for loan.
Now you can see the number....
I dont think you can find 3 bedroom house under 2m bht.
Land alone is 14,000 bht per sq.wah. (4 sq.m.) with mark-up in the general area.
An ordinary, or i say pretty below standard house is 12,000 bht per sq.m.
3 br, 3 bath rm, living and kitchen should be 120 sq.m. --> 120 sq.m. x 12,000 bht per sq.m. = 1,440,000 bht.
Land lot 500 sq.m. or 125 sq.wah --> 125 sq.wah x 14,000 bht per sq.wah = 1,750,000 nht
SUM = 3,190,000 baht
This is only for suburb area though.

Sorry, but i disagree with this method.
All of labour cost can be calculated but the contractor will add it in differet way... personally technique though.
Usually labour worker cost for small portion renovation is slightly pricier than the larger one, due to the contractor will hire the same number of workers for each particular works where they may work for your place 2 days and other places so the contractor has to circulate worker and add the-waste-time cost. Sort of.
U should know how much for your budget and then evaluate from average price you have known, then select materials which fit in the budget.
U might consider where u want luxury finish and where doesnt.
For example, Put A-grade floor finish because its remarkable for your living room, then install standard ceiling with ordinary lighting. Or Just wooden floor with fancy lighting in family room to match your home theatre set...

Yes... U can built a house within 12,000 b/sq.m. budget and u will get a standard structure with ordinary finish. For 15,000 b/sq.m. in bkk is resonable for method of construction since transportation is limited (truck, traffic, etc.)
For renovation u have to multiply 1.5 for demolish and re-build.
And decoration is all about material u select....
I will compare it for u, between 35,000 and 15,000.

completely change -- destruct old finish (floor, wall, ceiling) and re-finish/re-wiring and install all lighting -- 40,000 b/sq.m. for luxurious room w high quality material, 25,000 b/sq.m. for a good room.
For 12,000 b/sq.m. u also can find but im not sure if its include re-wiring, lighting system and what kind of material.

thaigene2 the bedrock for skyscrapers in bangkok is on -18 to -22 m. and -55 to -65, depends on requirement of the building. Usually for high rise building is on -60

I had a look at sukhumvit plus before and never heard they lease out for rent. 300K is probably down payment for landlord, but again, its all sold out...

the system of dive shop, thats the bad part in diving business. not PADI.
im not padi groupies but i dont think things can go wrong if u take it as education system ran by padi.
the dive shop should be more conservative about customer's life, isnt it?
probably by questionair about instructors after diving or should have standard for hiring certified instructor.
