Gotta be patient.  I signed up with AIS, then got a call saying FULL..then signed up for TRUE and day of install said 2400 for new line...then a week later, found a lesser known..been good..and seen AIS with a table set up in the lobby twice...so things change, and you will be restricted, but give it a week or two..and don't be afraid of the little guys.  I had good luck with 3bb and Sinet...two months free if you pay for a year..etc...don't listen to malcontents with trouble in the boonies...it is different in the cities, but there will always be outages...

How about the area near the new extension from hualumphong?  Chitlom is crawling with tourist, period...having to be near there is a big constraints, and yes, very high rent...Consider canal boat areas...even the Democracy area/fringes of KSR...I am up the river near the end of the ferry but also can walk to MRT and scores of good busses...Chitlom twice a day in rush hour would suck big time, though.  Few Chinese up here, or farang, but the areas on the fringes of Chinatown, like Thewet and Bang pho are great and quite nice to walk and shop, but on the brink of being expensive.

    You just have to make 100% certain of how the maturity is handled.  If it automatically goes into savings, that would leave a hole in your fixed account..even for five minutes. If it renews, there is still two extra entries in your book during seasoning.  Caused a problem in CM....I like KIS...keep it simple, but still want the best rates.

     

    CIMB is still profitable..even CIMB Thai.  How many of the largest EU Banks consistently make profit?  The whole financial sector is getting squeezed by people using technogy to avoid Bank fees, as well as what the ETFs have done to comissions.  The Thai banks almost simultaneously made a lot of transactions free, to stay competitive, last year, and that had to hurt them, but it is great for the consumer.

    Did you switch to LED?... what model?

    I bought the Panasonic 12 watt...round...calls for a hold of 125 mm....my existing holes were 117..so I just scraped them a little and I got a perfect fit.  That equals a 19 watt CFL, 1080 lumens.  But I think you still save even if you don't use the lights much..because of the right seal.  Those are 279 each at homepro.  Put a square one in the bathroom, and will also replace the round fluorescent with the Panasonic, also

I just replaced the old can type downlights and notice a difference for a small investment..I also noticed SCG makes 60 cm tile with four inches of insulation built in.., as well as ones with a radiant barrier built in.  I would start with venilation in the attic for a house..but would insulate too.

I would FSBO and post in the facebook groups, as well as www.bahtandsold.com...I sold last year by posting for free on www.ddproperty.com...which is very big in SEA.  Homes in that range can sit for years....by the time you price aggressively enough to get action, and allow for huge land office fees...the 3% commission becomes significant.  

     

    When I do use an agent, it will be one with recent sales in the very immediate area, and if they live near, even better.  Many of the moo baans have a resident realtor in the front office...very important for people driving around looking. They might even have a few buyers in the wings, but be careful of them trying to arbitrage.  I have sold 9 homes over the years and did FSBO 4 times.  Escrow companies make it easier in the US, but you just have to be very specific about land office fees, or there will be drama.....and buyers may have their own schemes to get lower fees...Agree to pay the first x amount...maybe 5% of sale price...then write the sales price minus the 5%.....then the buyer will have less incentive to cheat.  But, the land office culture can vary widely..(but not as much as Immigration).

    Yeah, happened to me with American...you would think they would know, but I guess they can't realistically, but next door?  Sheesh.  Another UAL gorilla tried to tell me I needed a transit Visa for three hours at PEK....Not.

    ORD is pretty damn bad, too.
