    Perhaps, but certainly not at the Regents. As PadThaiGuy posted, it has been a ghost town for a long while.

    :D As far as I know, they will start it again by Mar, 2008 and finish it by June, 2009!! Also begining 2008 the price is going up from Bth118,000 to Bth140,000 per sq.m,. Can anyone give me an update?

    Honestly the best advice I could ever give you is don't buy property in Thailand under almost any circumstances. Everything is stacked against you in almost every respect. And you will almost certainly lose money. However, if you have money to burn and don't care, then throw your money away. This just the kind of person Thais love. Just remember, once the money has left your pocket your no longer considered. Good luck anyhow.

  3. Really? It might be an optical illusion, but I think that the building is shrinking, not growing...

    True mate.....The last time I was there at the end of last month, all work had stopped.

    There were no sign of machinery or workers.

    Reminded me of Malaysia, specifically Kuala Lumpur in 1997 where all construction came to a complete halt after the currency crisis.

    New crisis this year........might just end up an empty shell.

  4. All Trendy apartments are now mortgaged to Bkk Bank. I went to transfer my unit in mid December but was told by Trendy staff that I can not untill G/E pay their December installments to the bank.

    I was told after 16th Jan I can transfer.

    I've put it all in my lawyers hands now, I'm tierd of trying to deal with them.

    Hopefull they will use some of the new funding to pay the outstanding installments.

    Yep, just as I thought. I even tried to arrange to meet the Sales Manager of Trendy to discuss handover at the end of last month. However, no one wanted to meet me then. Now I know why.

    They don't seem to be in a rush to transfer the units and are rather just dragging their feet slowly.

    It now makes sense as financially something fishy has been goin on.

    Besides, all construction at the Regent has now stopped. No movement down there at all.

    Let's wait and see I guess.

  5. I was warned by my company's Thai lawyer more than 4 years ago to NOT ever buy anything from Grande Asset that has not yet been fully built. He literally said they are "cheats", never on time, compromising on built quality/construction materials etc, etc.

    They have a long history of issues going back to before the SE Asian crisis in 1997!

    Good luck with them!

    It's all developers mate....They all never keep to their promises in the LOS. Not just G.A.

    More importantly, how many of you guys have actually moved in???

    Just been back from BKK. Went over to see the Trendy. The shops are being occupied quite quickly.

    Overall, the building is coming together. Nevertheless, my units are still not ready!

    No sound or letter from Trendy staff.......They are all very quiet and not even chasing me.

    How bizarre?

    My other half and myself are moving to Bangkok in August, she is a Primary School Teacher and has accepted an offer at a lovely International School in Bangkok.

    We have a villa in Spain which we plan on releasing £50k equity from with the view to purchase a 2 bedroom apartment in Bangkok.

    This is the first forum we have looked at regarding this so treat us with "kid gloves" and if you could point us in the right direction for advice on purchasing an apartment in Thailand we would be greatful.

    This will initially be our home however it is also a long term investment as we will look to buy another apartment when we have settled and found the area we want to be in permanently.

    Our requirements with the £50k are:

    - 2 bedroom apartment close to skytrain

    - Pool and Gym

    - Must be in a safe area

    Is it a buyers market at the moment?

    Looks like you have enough time before you head out. The best thing to do now is to plan a holiday there and look around and earmark certain areas and also get yourself familiar with the culture and attitudes out there.

    You need to see the place 1st hand if not all the suggestions that people make to you would sound Thai.

  8. Has anyone else purchased a unit in The Address Sukhumvit 42?

    This project has actually been completed 2 months ahead of schedule. I went to inspect my unit on invitation from the developers and did not find a single major flaw. What a breath of fresh air after my experience with the TRENDY developers.....

    I am curious if there are any other buyers out there and if they have seen any defects I should be aware of before closing.

    Secondly, the developers seem to be willing to give a discount to buyers who will close early. I was offered by the sales team a discount of the 1% transfer fee. As they should as they will be saving on the interest on their financing....Anyone else get any similar offers?

    Lastly, AP is a good builder from what I've seen and there were no dodgy tricks like "oops the square meters are more than we planned ....you must pay more" Unfortunately AP's ruse seems to be charging an outrageous amount for the "electricity Meter" over 13,000 baht as opposed to 1250 baht for the meter at the TRENDY. Anyone have a rational explanation, or is it as I suspect AP's version of the Trendy's square meter overcharge?

    So I take it that you bought a unit at Trendy and here in Soi 42?

  9. You didn't happen to look on level 17 did you? I'm coming to Bkk for final inspection mid December, G.A has told me my unit will be complete but I just can't believe them. I really don't want to waste another trip if it's not ready :o

  10. Just look at your prospective co-owners. Are they a "metrosexual" Thai/Japanese/Westerner mix, or do they all look like they just moved in from the country? You are going to live with them for a long time, so choose people who think like you do...

    Have just visited Trendy 7th floor unit.

    Unfinished !

    No change since July.

    No floor or kitchen unit as yet.

    Impossible to transfer on this basis.

    Same story as indicated in my earlier contribution to this thread.

    Amongst us, we have 1 unit on the 11th, the other on the 12th and the third on the 9th floor.

    Defects found - approximately 30 different faults in each apartment.

    It is totally appalling.

    Guess what? Trendy won't be tranferring these units until next year now. We have threatened them and will play ball with the developers.

    Drop me a mail and I'll update you on the compensation package.

    Just curious, i know i probably dont stand much of a chance, but is there a slim chance that i could pick up any electrical maintanence work amongst the ex-pat community in Thailand? Ive been an electrican for the past 12 years and have had extensive experience in air-conditioning and air handling systems etc along with other forms of electrical works, power, lighting.etc..

    Im not gonna hold my breath, just thought id ask,

    Unles you are willing to earn 300 Baht per half day job, then you're more than welcome.

    In the West, it's different............out here, it's classed as unskilled work and as such you get paid peanuts.

  13. they got your money upfront. anytime that happens i think you are bound to get lousy service, but at least you got a cheap price all the way back then.

    They didn't get all the money upfront mate................Only 25%.

    Still the large amount, 75% will only be released until we are fully satisifed with the quality of the finishing.

    The ball is still in our court.

    Probably, they all want to highlight what a crap unit they've bought with 45 defects each.

    I don't understand why Trendy even bothers organising inspections when the units are not ready or even fit to be lived in.

    I hope the Trendy bossess or their sales managers read this thread in their spare time rather than hanging out in Patpong.

    My mate just been around to do an inspection on Trendy. We have a total of three flats amongst us (three lads).

    He contacted me to say that he was totally disppointed with the finishing etc.

    Well, here's the score..........1 unit on the 11th, the other on the 12th and the third on the 9th floor.

    Defects found - approximately 30 different faults in each apartment. The units are not fit to be lived in, let alone to be transferred across.

    It is totally appalling.........according to my mate.............an amateur job done throughout!

    Trendy won't be tranferring these units till end of the year................Hence, 20 months later than indicated in our contract.

    Amazing Thailand!

  16. I got my keys already and fitting out.... but the problem is the lifts/elevators dont work with regular buttons yet (you can only access them during normal working hours with a called security guard)...so effectively you cant use your unit :o

    Has any other foreign purchasers got their keys and have completed the sales transaction yet?

    I've emailed Grande Asset but they have not replied and provided me with any further info regards to transfer and completion dates.

    If any of you guys have been through the whole transfer saga, please share your ordeals.......and the manner in which it all happened, i.e. in BKK at the transfer office, monies settlement and overall handover.

  17. My transfer is due on the 1st October and yes they already rang me yesterday and tried to put me back another week. But I insisted so all ok again. A mate on the 16th floor has his keys

    Hi mate,

    Let us know how it goes.......I mean the whole process of getting your keys. As in, the moment you transfer your money across to the developer, to where you have to go to get your title deed physically, etc.

    I'll be flying in when they FINALLY sort my unit out and as such will only like to be there to sort out the important paperwork and to register the property accordingly and obtain the keys.

    I am going to see my unit again for the 3rd time inspection tomorrow. Are the lifts all up and running?

  19. I saw our 7th floor unit on September 8th.

    Still no floor or kitchen area , so very much unfinished.

    I told you all the inspection is a waste of time and complete boll$@ks!

    I'm not going to be travelling all the way to BKK just to inspect a tiny 1 bedder.

    Most importantly, when do you get your keys & the actual apartment????

    They are just softening the delays by trying to get buyers to inspect their apartments etc. It's just a sales delay tactic!

    Inspection?........The builders will still be on-site after hand-over to rectify any defects. Hence, I don't see the need for another inspection. Everytime I've been in BKK, I've done an inspection and the apartment looks exactly the same.....UNFINISHED.

    Let's see when they transfer and handover officially.

    That'll be interesting. So far, they haven't even asked me for the balance 75% payment.

    Surely, if the project is ready, they'll want their money asap. Hence, it's a long way to go init.

    That's the lady that I've been trying to track down. Miss Ann.....aka Kanok. Me and my mate got units on the 11th and 12th floor respectively. Not a whisper from them about our completion date!

    We've asked for a further discount and they have not got back to us at all. They're avoiding us as we're trouble to them!!!

The question is does anyone know what a fair rental would be? and yes i have seen older condos much bigger and much cheaper however I personally couldnt live in them but thats just me. some of those places 20 years old with extremely shabby furniture
