  1. It may seem that most/many foreign owners/investors of condos believe that they are exempt from paying the new Land and Building Tax if their unit is below 10 million baht. However, the fine print says one's name must be printed in the House Registration Book (blue book) in order to be exempt. Typically the blue book issued will not have a foreigner's name printed in it to prove it is their primary residence. I imagine this will impact most/many foreigners that have invested in a condo (for holidays or for long term living if they truly live/work here and have not switched to a yellow book). To be law abiding, how does one pay? There does not seem to be a clear process (in English, preferably) on how to have one's unit appraised, fill out X form online/in person, go here, etc. I have not received any government letters in the mail on what to do and how to do it. Guidance appreciated. Thank you.

  2. Anyone have success in obtaining a second 30 days extension at Samut Prakan Immigration? If so, what additional paperwork did they require aside from the items below? I'm asking given what appears to be inconsistencies across immigration offices.

    • Passport bio page
    • Visa entry stamp
    • First extension stamp
    • TM6 departure card
    • Headshot photos
    • TM30 Notification receipt (I paid a fine when applying for my first extension given that I did not report living in my own condo upon arrival)
    • Covid-19 visa extension letter from the UK Embassy
    • TM7 application form
    • 1900 Baht

I'm planning ahead for a trip to Samut Prakan Immigration sometime next week. Thanks in advance.

  3. 1. Logistical question - I don't have my own printer, so how do we go about printing the embassy letter in advance if printing/copying shops are closed?

    2. In an earlier post someone said some people are being rejected when submitting emailed/downloaded embassy letters. Does this mean it's luck of the draw when we are at the immigration office?

Insight from someone who has successfully applied for an extension would be much appreciated. Thanks in advance.

I'm planning ahead. I've already extended 30 days on my UK passport, but it will expire mid April.  Given flight cancellations, I plan on requesting for another 30 days, hence the need for an embassy letter.
