  1. does that guy know that the cases in Phuket do (mainly) not come from international vaccinated tourists (only 89 out of 30.000 received covid albeit being vaccinated), but local transmission -  so its a local made outbreak whcih has nothing to do with international tourists.

They should realize that the house is on fire because of their own people inside the country, not from outside!

  2. I wonder what they exactly mean by quality tourism and why they want it.
With trying to attract only a hand full of rich people they won't create jobs, and income for the most. Or has one seen the billionaires eating on the street and renting a long tail boat or taking a motorbike taxi...  Its the same game as always: the rich and influential thais want a bigger piece of the cake while the normal people shall be left out.

Yes and have your landlord sign the copy. Als oyou need find out which police station has jurisdiction over where you live.

When they issue certificate of residency is when they may give you a letter to be registered in owners house book.

So may I put the process together, could you confirm this is correct?

    1. I go to immigration with the documents in original and signed copy (passport, work permit, house registration book) and and they issue me a letter
    2. I go to police station in my jurisdiction with the house book and signed copy of house book.
    3. police issues me an alien book.
    4. i go with alien book and letter from immigration to the local district office
    5. local district office will add me to the tambien baan (aka house registration book)
    6. local district office issues me pink ID card
    7. I go back to immigration with everything (alien book, pink ID card, house registration)
    8. Then immigration confirms me as PR

    Is that correct?

Would my landlord have to be present for any of these steps? Or can I do all those alone?

They only want the copies the house book that you will be registered in after the residence certificate is issued.

I think they want that info to do a letter or such requesting that the Amphoe to add you to that house book. About the same for the police station where you will be registered at and get the red book issued.

Does that mean I ask my landlord for the house book and a copy of the same and bring it to the immigration? Then they issue me a letter to get into that house certification and later on I can get signed into my landlords house book?

...if one were to do a retirement extension annually, they could do that for the next 100 years to equal the above amount.

Just curious as 191,400 baht is nothing to scoff at.

I am far, far away from my retirement with just 35. So for me it´s a security thing if I would ever lose my job, then I can stay.  There were actually several people in my company who got laid off due to COVID the last 2 month. They gave them a few days to leave the country as the visa got terminated and they can not even come back again as the country is still not widely open for "tourists". That´s not a situation one wishes to be in, especially if you have social reasons to stay here.

An alternative would be Thai Elite, but 500k for 5 years, compared to that a PR, which is valid for a lifetime, is a bargain.
Who knows, maybe I want to become Thai one day...????

However, this thread was not meant to become a pro / cons PR discussion as this has been widely discussed in the past.

Would appreciate to get back to the original topic of this thread please.

  6. Hi,

First of all, sorry if this topic has come up already in the past, but I could not find the answer I need while searching the forum. If I overlooked it, please be so kind and refer me to the topic with a link. Thank you.

I applied for my Permanent Residency (PR) in Thailand last year and the process is almost completed. I received a message from my immigration case officer to prepare the last documents, which includes also a "house registration and checking the name of the local police station which jurisdiction your home is?" original and copy.

I talked already to colleagues who got their PR and they explained to me that I have to sign in to a friends house / condo (“Tabien Baan”) who owns a property. I do not own a property myself,  I am renting. I asked some of my close friends if they can sign me into their house registration, but they do not own a property either or the property they live in is not on their own name so they cannot help me with that. I cannot ask them to approach their family to sign me in, that would be too much to ask for. Has anybody experience with such a house registration and can advise me what to do in case I do not own a property and have no friends who can sign me into theirs. I hope there is a solution to this, and no, I do not plan to buy a property just for that ????

    Many thanks in advance!

Actually, what’s the benefit of a permanent residence in Thailand?

If you have a non - immigrant visa and work permit it does the job as long as your company sponsors you. If you lose your job, you lose your visa as well and have 1 week to leave the country. A PR lets you take your destiny in your own hands and you're not dependent on a company or job. It means security! Imagine you would lose your job, have to leave your friends, partner, house/condo, etc. and you cannot even come back because borders are closed. To avoid this it's not a bad idea to take right measurements before it's too late. Those things you have to do before you need them, once you need them it's too late.

If you propose to stay until the end of the month, (month 3 with no rent paid) I'd say that you are asking for trouble..

no no, now I have not paid rent for 1 months and 1 week to be precise. The security deposit is so to say not yet used up. After 28 September it would.

However I am wondering if the landlord would have to give you a warning first as I haven't received any complain or similar yet.

  9. The fact is that the landlord was in breach of contract as he did not provide a working AC for almost 3 months. During that time i always paid then rent as in contract even if a room without AC should be significant cheaper as its a major deficit. Also the huge stains that I have now for several months are not fixed and the ceilings look horrible. Therefore and according to the agent he was in breach of contract on first hand why also the agent suggested me to do as mentioned.

  10. Hello,

First of all sorry if this topic has been asked already in the past, but I would like to get some opinions regarding a problem with my current landlord.
I had a non working Air condition and the landlord did not action to repair it for multiple weeks. I contacted him / the agent uncountable times and reported the urgency of this problem that needs to be fixed urgently. Because of this the very late repair / replacement of the AC, leakages and the condensed water caused damage to walls and ceilings with ugly brown stains. Those stains are still in the room and landlord refuses to paint or fix them. I will move out of the room end of this month. As I am afraid that the landlord will make me responsible for the damages on walls and ceilings and not pay back my deposit, I didn't pay rent for the last 2 months. Now the landlord mentioned because I did not pay the contract is terminated immediately. As I will just be moving to my new condo in 3 weeks from now I am afraid that one day I come back from work he clears my room and all my belongings and furniture will be gone. Can someone advise me what the best option is to do in this case? Can actually the landlord go into my room in the mentioned case or would that be illegal?
