Your only option is to take the documents back to the same Land Office and ask them to correct them.

Normally, they will correct the document by crossing through the incorrect information and hand writing the correct data next to it, then initialing the document.

Importantly, they will also update their computer record.

Thank you sir. My appointed lawyer did all the legal work with the power of attorney as currently in lockdown in UK. Clearly, she was more interested in getting paid than doing a good job, Can I get this changed when I get to Thailand later in the year..?

  2. Folks, I recently bought a condo in Thailand. The Title deed has my correct name on it, however with an adjoining contract , there have been many mistakes (including my nationality) wrong.

I only discovered these errors because I got the Title and Or Chor 16 translated to English. Title seems ok with my name but the Or Chor 16 has got a few mistakes especially my nationality. Instead of United Kingdom, it has British Virgin Island. Obviously, it is all stamped and not sure what I can do to get these mistakes verified.  I want to make sure that any of my inheritants do not have issues running around Thailand to get the ownership of condo transferred to them.

Your input will be most helpful. Thank you

  3. Folks, I want to know where I can get contents insurance from. I have bought a condo recently but need to get the insurance sorted out for the contents. Presume, the buildings content is covered by the fees I pay to the management company every year. Thank you in advance for your advise.

  4. Folks - I wanted to know if anyone has heard of Roong Squires Consultant in Udon Thani. I got a recommendation from here as a lawyer. She is conveyancing on my behalf with the transfer of title deed + change of gas/electric + insurance + will. She is in Udon Thani but the property is in Pattaya.
I need to vest the POA onto her for the purpose of the condo transfer. But normally, I think one has to take the paperwork here in UK to the Thai embassy to get it rubber stamped etc. But she said we don't have to do that anymore due to Covid-19. I just need to sign the paperwork and she can do the rest. Has anyone come across this now during Covid-19? Have the laws been changed.

I just don't know if I can trust her or not as giving away POA is a big thing. Please folks your advise will be welcome. Thank you

  5. Thank you guys. I wanted to know if anyone has heard of Roong Squires Consultant in Udon Thani. I got a recommendation from here as a lawyer. She is conveyancing on my behalf with the transfer of title deed + change of gas/electric + insurance + will. She is charging 40k that for conveyancing, She is in Udon Thani but the property is in Pattaya.
One thing that worried me is that I am going to vest the POA onto her for the purpose of transfer. But normally, I think one has to take the paperwork here in UK to the Thai embassy to get it rubber stamped etc. But she said we don't have to do that anymore due to Covid-19. Has anyone come across this?

I just don't know if I can trust her or not as giving away POA is a big thing. I just hear horror stories, so it does make it nervous. Please folks your advise will be welcome. Thank you

  6. The condo is located in Pattaya. So I spoke to a lawyer in Udon Thani yesterday and she said along the same lines you mentioned. I need to provide her POA so that she can go to Pattaya and register the title change from the seller to me. Its a foreign to foreign change in title. I got the name of the lawyer from the forums. She sounded nice on the phone, but not sure its enough to trust her. What do you say?

  7. Dear folks,

I am looking for a highly recommended English speaking solicitor who can help me with finishing off the property conveyancing work. I am supposed to make a final payment on my apartment purchase in Dec 2020, but due to Covid - I cannot get there and hence will need the services of a solicitor to transfer the property in my name from the other "foreigner". I would also like to make a will for the property in question. I was going to give Siam-Legal a go (not sure if anyone has heard of them).

Your help will be valuable. thank you

  8. Dear folks,

I am in a bit of quandary to understand whether I should be buy a property in Limited company or in my own name? I am trying to think of longer term implication if I decided to sell or pass it on to my loved ones. I do not want any major headache for my dependents in future. The property I am planning to buy is in foreign ownership, so just wanted to find the most robust solution for me. Thank you
