If I do this at the airport - do they open 24/7 and what do I need? how long does it take?
Thanks

Extension given in Chiang Mai (TM30 in Chiang Mai) but want to get a reentry permit at Cheangwattana, what do I need to do to get this and how long does it take say if I arrived at 9am?
I know I can do at the airport on leaving but scared that I will face issues and lose the visa so doing it early would feel more comfortable.
Thanks

If your children are Thai, then why don't you buy land or a house in their name.
Because the only houses I can afford require the use of a car to go anywhere as opposed to a short walk to the bts station.....

Thanks for the answers, my children are Thai so there is no issue on inheritance.
My main issue is I just don't like the idea of a condo however a house in an area where a car becomes unneeded is not going to happen at the prices they cost.

No they are entirely different titles, the title dead for your condo is just for your condo. The land is owned by the condo building owner(s).
I have found nothing indicating this, can this be verified?
If this is the case what is one actually buying apart from a space in a building.
Surely if this is the case it is in the interest of the land owner that the building falls down, no more owned spaces and they have the land?

Investing in a condo for the “land value” underneath doesn’t seem like the best kind of generational real estate investment. Looks like it’s time for you to research the cost of empty land (and condos) close to the BTS and then run the numbers. Don’t forget future demolition costs and all the other variables.
This might help you get started...

Thanks, I'm not thinking of purchasing with the intention of the land value, I just want to know if a freehold condo gives fractional freehold ownership of the land it sits on.
Like, the condo falls down you lose everything.
or
The condo falls down but you still own a bit of the land.

Forgive my ignorance.
I've never considered purchasing a condo before however am getting so bored of the traffic I went to give up the car and be in walking distance of BTS.
I of course can't afford a house close to a BTS station. A condo on the other hand, maybe.
But, if the condo is freehold, does this mean that you own a portion of the land it sits on? So in x a mount of years the condo building is knocked down or something else then the condo owners would still own the land?
Also, what happens if say over time, hypothetically, one purchased all the units in a condominium block, would that person (or company for non Thai) have the title deeds to the land?
I hate the idea of buying something that my children would not benefit from, so if they would benefit from fractional ownership of land in a great area that would help my decision making process.
Thanks

I currently use a non-o extension based on Thai child with 400k in the bank, this doesn't have to be in the bank for a set time frame.
I'm now married to my child's mother, can I still use the same extension or do I need to do the marriage extension which require money to be held?
Don't like tying money up so would ideally like to use the child extension but want to be prepared. The issue will be my wife, who had to sign on the child extension before we were married, has my name so it's obvious that I am now married? Will the old papers I used still suffice?
Advise would be appreciated, thanks.

How long after divorce in Thailand does a man need to wait for he can re marry?
Also at the UK embassy is a Thai divorce certificate from an uncontested divorce ok for proof of divorce?

Why are so many Farangs hate their country and complain here on TVF
and also complain about Thailand I guess they are just bitter and
disappointed for what ever reason
Maybe because they want their country to be like Thailand? Proper Thais have huge benefits to being Thai but many see no benefits to being properly British it seems.

Cannot believe your thinking on this!!!! You seem to want a law not to apply to you or apply to you one time a day only!! You are just the sort of motorist any country needs by driving too fast and could not care less about it and then complain about the circumstances when you get caught.
Many time I read about the moronic Thai drivers on here but I am convinced you are also a member of that club!!
What's the reason for moving to Thailand? For me mainly to avoid the PC, nanny state, liberal hell hole back in the west. If they want to apply speed limits fine, but not 90kmph on big three lane roads or dual carriageways.

A 1.2 litre car going at 73 mph is a danger because it would be unable to get out of a dangerous situation quick enough.
Usually a dangerous situation requires one to slow down not speed up.

Not sure you understand. When you go to tax your car or bike they will get any outstanding fines, but if you don't do that then I guess other than a knock on your door there will be no other way to collect. Not hard to connect your vehicle rego to an outstanding fine.
Yes this makes sense but I want to know if it's guaranteed? If its not then I'll take the chance and if I need to pay when renewing tax then so be it, but if it is guaranteed I will clear them now.

You'll have to pay any outstanding fines before they let you tax your car or bike. Of course you can do what many here do, drive untaxed, uninsured and unlicenced.
This is in theory but there are supposedly millions of outstanding fines, the work for them would be immense to match all these fines to registration documents. Of course I am going to tax the car and buy the best insurance but considering what are the chances of the fines being pulled up when going to pay the tax, I don't think it is guaranteed.

its the speed limit's fault. honest guv
it definitely is, 120 would be fine, on a long journey we are talking about hours wasted, 104 journeys a year (too and from BKK weekly) = close to 8 days lost, now if it were limited to one fine per day this would be ok

Yes should have said all the fines have been between 105 and 118 kmph, the 90 kmph (55mph) limit on big three lane roads between provinces is absurd. I am not speeding in the technical term, the fastest I was going was 73 mph in only a 1.2 litre car, hardly dangerous.

As the title states what happens if don't pay speeding fine sent in post?
Been driving here for years and all of a sudden seem to be getting 500 baht speeding fines left right and centre which I find morally reprehensible, what happens if I don't pay? In theory can't renew the tax but how can they block millions of road users from renewing the road tax on their cars, I don't think they have the capability.
Adding an extra 2 hours to what should be a 6 hour drive is not going to be fun, may have to consider stopping driving long distance, I left the west to get away from this nonsense!
Also, are they allowed to issue more than 1 fine per day? If no then 500 per journey may not be so bad?

As I am stupid, I provided it anyway and it worked but hey now I see I should have done like you, call it nonsense and pay the fine.
The first time I attempted the 90 day report online it failed multiple times asking me to contact the immigration office, I then filled in only the required fields and it submitted so my reasoning was the less you provide the more likely it is to go through, this has never been questioned on my previous reports. If the fine is only 2000 that works out cheaper than and hour taxi ride to immigration and back and a half day off work.

As its not a required field this is irrelevant, if it was a required field I would have filled it in.

Not sure what your problem was. Just went on the site and only completed my last name and the other required fields and got the usual message to contact my local office due to my old entry and new passport.
Tried leaving surname blank and putting only the first name and go the message to enter it.
When did you get the message to enter your full name?
I successfully filled in the form using all the required fields, this was submitted OK and I heard back 4 days later that it was not approved and the comment from the officer was 'please provide full name'.
As it is not required on the form this is absurd. I've done it this way for ages.

What is the fine for failing to do 90 day report?
Did the 90 day report online as I've done may times and this time it was rejected 'please fill in your full name'.
Why on earth is it not required to fill in your full name on the damn form????
I fill in every field with a red star - done this for a long time.
Now out of time to do online and I'm not going to immigration to do this - what is the fine and can I just pay the fine when do next extension, had enough of this nonsense.
To anyone doing 90 day report online, beware that non-mandatory fields may actually be mandatory, do they make it like this just to bugger people over and send you a response of rejection only when there is no time to re-do online??????
Edit - To make it clear I fill in the least amount of info possible as the system is so temperamental and often need to try multiple times before it works, I found originally that the least information the more likely it is to work, so stuck to that for the last at least 10 90 day reports.

Or should I make a rental agreement to say I rent the house?
-
OK thanks however she doesn't have the house book yet.
Would it be advisable to just say I live at the address that my partner and child are in the house book? This would be easy to do?

Sorry to re bring this back up, you have to pass immigration before getting a reentry permit?
