I very disagree, the moment covid scare is over, both foreigners and all who ran away will flood back to Pattaya.

People have been locked up in the their rooms for months, first they will do is come to party, play with opposite or same same sex that looks like opposite ;), get drunk and be silly.

The only question is which businesses will still be standing and which will be gone

And the people flooding back where are they going to get money to spend in Pattaya ?

Bankok Barry, the deleted word was not that bad and believe me I am being responsible in my intention of staying in this country for as long as I can.

Things are not that bad, yet, I have a Thai wife, daughter and a house we own, a block of farming land and life is good.

I have a Visa, extension and do not begrudge doing the 90 day report, TM 30 requirement or anything else the powers that be require of me, as yet.

What I do have a problem with is people representing themselves on my behalf, as an Expat, without my authority. I do not go around kicking hornets nests.

If people want to stay here legally it is still possable and not that hard to do. Maybe I am lucky or my paper work is up to scratch, we will see but please one and all, you will not win by fighting these rules. If you come across corrupt IO's, that is just part of living in this world.

    Do not panic.

    Regards

    11. Nobody bothers me coz i mind my own business.

    12. There's great medical facilities, albiet pricey.

    Things will so much better!!!

We'll no longer need to jump off the sidewalk at the approach of these ginormous, lumbering, Shrek-like, junk food subsisting creatures. We'll no longer need to carry handkerchiefs and bottles of menthol nose spray to mask the stench emanating from their unwashed armpits and crotches. Once this underclass has been purged from our midst, social relations between foreigners will dramatically improve because our confidence will be restored that those select few foreigners who remain will at least have met these higher minimum qualifications to be here.

I can hardly contain myself at the thought of all the condos which will be going on the market after the exodus happens. I'm planning on making a killing picking up these properties at fire sale prices!

And what about all these Thai women who were hooked up with these Cheap Charlies? They'll probably be looking for a new sugar daddy to latch onto, won't they? Let the Hunger Games begin! Ladies, I'm available! With all my money, I might even be able to have my very own harem!

Sure, there may be one or two skint friends who I'm probably going to miss, but other than that, all I see is upside, upside, and more upside! And to those people who worry about how those people who get deported will fare when they return home I say, don't you worry your pretty little head, they'll be just fine.

But I am sorry to inform you but the Shreck like smelly creatures will still be here because they have no money but pay extra to get dodgy visas , which I am told are still available ! So the more things change the more they stay the same and Big Joke maybe was affecting the money trail too much !

I know several people who are leaving, but it's due to a combination of the changing immigration rules (i.e. not wanting to tie up their money in a Thai bank), the pollution and maybe the traffic. They've just had enough.  In every case, they are either expat/expat couples who were probably getting a little bored with Chiang Mai anyway, rented their homes and decided to try out a different location or single guys who have been here for just a few years and somehow avoided getting themselves tied down with a Thai girlfriend.  In those cases, the guys also still own homes in their home country and decided their little fling in Thailand was over.

The ones who are living on the edge have cut their ties to their home country and/or are invested in Thailand with wives/GF, houses, etc and are jumping thru hoops figuring out how to stay.  Those are the ones who can end up in hospital with large bills they can't pay -- exactly the people the new rules were intended to drive out.  I wonder if the visa agents who "arrange" for these guys to stay will volunteer to pay their medical bills when it's discovered they really don't have 400,000 baht on deposit in a Thai bank or monthly income of 65,000 baht.

As long as the under the counter visas are still available the expats who scam to stay with no money will be ok but the honest ones with money are made to jump through hoops ! What is that telling us ?

You do not know that. If that were the case, there would be no reason whatsoever to ask someone to return with their bankbook after 3 months.

The new rules, as I read them, refer to the current extension. Ie 2 months before, 3 months after and then 6-7 months at 400,000, again after. No mention of next years application there.

Myself, I kinda think you would be a bit of a schmuck to go to immigration with a bankbook showing under 800k after the post 3 months. Perhaps do on-line 90 day reporting, see the year out, and go agent or Visa from home country.

I hear all the discussion about bank books etc and I understand the confusion . But what happens when someone arrives with a dodgy visa and no bank book for 90 days reporting and someone like me asks why this person does not have to show a bank book balance ? I ask this because I am told the agents are advising clients business as usual with 15000 to 20000 under the table dodgy visas which require NO bank books or statements are still available!

I've done it for 20 years.

It is all very well for all the " high flyers " on here mouthing off about  "just put the 800000 in the bank etc " ! Just see what happens if a severe medical situation arises and you have to return home! Do you think taking all your money in Thai banks with you will be just a simple transaction ? Good luck with that !

Seems a mess to me and that before all the offices interpreting the rules differently etc, wouldn't it been wiser/easier to of maintained the law and arrested/prosecuted agents and officers breaking policy for profit !! supose Big Joker thought be easier make farang fix issue and just scribble out new retirement policy ! Guy certainly deserves his name but not salary or credibility ????‍♂️

So a first time retirement guy going need bum around on other visas for a year to build up 12months of monthly payment proof !

If deposit 800K in one go, how long that need sit before applying ? 2 months I assume and full 800K got still remain 3 months after application ????

Monthly income seems a complete hassle and can many having issues due to weak foreign currencies and bahts growth ... For those with 800K to spare it still pretty easy and best way really .

Think a lot who married and used retirement will be swapping to marriage and many immigration offices won't like that as more paperwork lol .

    Big Joke indeed !

Agreed BuckBee he attacked the problem from the wrong direction ! But if he attacked the agents as he should have it might have exposed that IO's are on the take also ! Heaven forbid !

take the bar girls out of the equation and 99 % of farang would not be here except of course the ones that married theirs ????

Correct Madman and if you take the bar girls and caddies out of the same equation the golf courses would all be empty and broke ! Golf is very expensive in Thailand especially compared to Australia

Sense no embassy can 100% guarantee income no embassy letters should be accepted.....Sense ALL embassy letters are accepted except form 4 countries this means Thai immigration does not really give a rats-ass what any ones income is...

Are all the embassies still issuing income letters actually VERIFYING income or just going through the motions like the 4 embassies who refused to supply the letters ? It is quite a lot of investigation to really verify income ! Especially share dividends and other forms of investment .

  11. Just a question , My retirement visa expires June 2019 and I have had a retirement visa for 9 years with no problem . In the past I have transferred $ 10000 Aus approx every 3 months depending on the exchange rate  which always totals well over 800000 baht per annum . Can I renew my visa this year with a Bangkok Bank statement showing these International transfers arriving regularly along with a letter from the bank validating these transfers ? Thank you
