  1. ive decided to run with the current on the basis that she is helpful lady. I can be a bit paranoid.

     

    Anyway she explained that if i book on the 1st i get the full calender month. Any other day i get 30 days. She says that she is copying the hotel model.

     

    someone on here just get the Whole deal agreed at the outset..I think thats my TAKEAWAY

     

     

  2. we are living in a priate nice room and paying 8000 bart per month.

     

    however 2 weeks on we have been told that there will be a final clean bill (few hundred bart) and a month is actually only 30 days hmm

     

    im wondering do i:

     

    challenge both these issues,

    challenge just one of them

    Accept that i am just bum tourist

     

    She is a helpful lady, but im the sort to hold my ground if i can. September bookings are not rollin in just yet!

     

    im a about to pay 3 months rent to secure the room next to mine?

     

    Is she taking the p++ or have i got it wrong

     

     

     

     

  3. Thank you for all the valued input...so, the business operator is the one that may be liable..in the case of the condo block where i live is it the "business operator" in terms of onsite management or condo ownership.

     

    i cant believe all apartment blocks and condo units would be exempt. So im guessing that unit ownership is pretty irrelavant. Also, condo blocks are all corporations with a managment committee. The "business operator" I feel.

     

    If have just left the condo block as i was tired of challenging every bill coz my face didnt fit (my thai partner left). The condo block have three different elect rates depending on what they can get away with:

     

    1 utility bill from PEA 3.9/unit

    2 5/unit

    3 7/unit

     

    Is it worth complaining? Will anyone listen to a felang? they also rent condos out for less than a month..naughgy naughty!

     

    It would seem that since the new law NOTHING has changed or the oil tanker slowly turning around?

     

    i dont suppose for one minute that the condo owner knows what is going on.

     

    Anyway, shall i complain or just move on? Trip advisor knows my views.

     

     

     

     

     

     

     

  4. Regarding the act/amendment passed last May 2018

     

    Can someone clarify it it applies to landords with 5 properties or more, or management that oversee 5 or more properties..see attachment...everyone seems to have a commercial axe to grind. cant seem to get to the truth

     

    i would love to see the relevant section of the act

    i can seem to find a schedule for the vams from soi 51, and time is tight.

     

    be cool if there was a bus at 6.00 am and i could book online?

    I could do with some advice im 66 (uk), my partner is phillipina.

     

    We have applied for ed visas, sirada (Hua Hin)

     

    tried to make appointment at vientianne, but registered my GF as cambodian ( they spell her country as Filipines!) No appointments made but it looks like she cant be de-registered.

     

    Anyway having blown vientianne, im now looking at other visa run options.

     

    I would like an enjoyable trip ( last year caught a bus from Hua hin at 1.30 am yuk)

     

    Does anyone have any recomendations

  8. Paying ur bills my rented condo (and elsewhere)

     

    My condo block like to play the game "devide and rule". Customers get their bills at different times and different rates depending on their "perceived status" If you get get ur bill first maybe cause for concern. A law was passed May 1018 concerning bills but im not sure if it applies to all.

     

     Anyway, here is the bottom line.

     

    1 Take a snapshot of ur meters day1
    2 When you are presented with a bill, take a copy in front of them and give them back the origonal. They know u have a copy.
    3 Check for over lapping units. Paying once is painful enough.
    4 Dont compare with ur mate down the road, compare with the agreed utility rates (elec. is 3.9 bart and water 7 bart)
    5 Always ask for receipts, it puts them on the back foot.
    6 If you get a chance to slip a clause into the contract, then do so (would u sign an open cheque?)
    7 Dont take on the management unless u have an exit stratergy (once they lose face....)

     

    The electicity bill is the one to watch out for, water is cheap anyway

     

    Hope that provides clarity...the above applies to most apartment blocks etc..

  9. The spirit of law requires landords to charge electricity and water fees at the standard rates set by the utility authorities. For Electrcity it is 3.9 bart per unit and tap water 7 bart per unit..

     

    Lets not forget thet u can get the unit price built into the contract.."electricity charged at standard rates set by utility authorities, currently 3.9 Bart/elect unit and 7 Bart/ water unit" They will never check becuase we are all St@@@@..

  10. I attended the embassy to obtain 60/90 day tourist visa for me and my Phillipina partner.

     

    They seemed friendly enough, but quitely change their poilcy at the drop of a hat. They questioned my 2 day hotel booking, screenshot of my bank acount (full of information, if you use a bank statement PDF make sure it contains enough information, and sponsorship letter. The sponsorship letter carries little weight these days due to policy change.

    With the benefit of hindsight I should have:

     

    1 Helped her open an account in her name put 1000 USD (Its the only reliable method!) the account and transferred the money later (can also be a blood relative AC of the Phillpina, IF they are willing to cooperate). 

     

    2 Had an existing rental agreement in thailand.

     

    Anyway, we were successful, so here is the advice. Arrive at the Embassy early Monday morning and be aware of public holidays Have a flight booked for say Saturday. Your Hotel will help with print outs. A monday morning submission means a wedensday afternoon pick up. Any problems they will phone you. Be humble. Also, it doesnt hurt to arrive at the Embassy 30 mind before opening time when applying.

     

    If they take your money your chances are high. If applications fail you can normally fly in on a 30 day visa exemption, assumming your history isnt too crazy. No point in wasting the tickets. Your Asian partner must have travelled before or they will examine the relation to rule out pimping ????.Once you are in Thailand money buys pretty much anything.

     

    IMHO we got our TRs okay because our travel historys stacked up.

  11. Visa Run ...Hua Hin to Vientiane (30/1/2019) for 60 day/90 day tourist visa..

     

    Option 1 VAN - PLANE - SHUTTLE one way cost around 1740 Bath 

     

    Van from Hua Hin Soi 51 to Don Muang.airport. Fly to Vientiane, avoiding the overland border chaos, shuttle bus to ur hotel..its too late for the embassy, but you arrive fresh and you can arrive embassy at 8.00 am the next morning (processing starts at 8.30 am) with paperwork already complete.Your hotel can help. No queing in the heat day 1 or day 2. An extra night to enjoy Vientiane  The most comfortable choice!. There are two Thai embassys on google maps. The correct location is surounded by coffee houses and pizza outlets. 

     

    Option 2 TAXI -  SLEEPER TRAIN  approx one way cost 2960 Bart, inc taxi.

     

    Taxi to Hua Lumphong or Bang Sue, lovely overnight sleeper to Nong khai, choose lower bunk for extra 100 bart, From Nong khai follow the crowd. Try to find the No 14 AC bus from Loa border to veintiane at just 30 Bart (bus stop 14 in Vientiane is marked on google maps). This is the bus that locals dont want you to find! Taxis want 400 bart from border to Vientiane.

    Option 3 VAN - SLEEPER TRAIN/PLANE (overland cost.one way around 1290 bart - sleeper)

    Van direct to Mo chit from Hua Hin or from Pak Nam Pran (where i live).From Mo chitt there are numerous options:

    M/B or taxi to Bang Sue or Hua Lamphon for the over night sleeper to Nong khai (be aware of timetables). Tuk tuk to border (I suspect there is a bus) then follow the crowd.

     

    Shutle bus to Don Muang airport (30 bart/30 minutes). Fly to vientiane, then shuttle bus to your hotel.


    IF YOU ARE UP FOR AN ADVENTURE WHY NOT FLY OUT AND RETURN ON THE SLEEPER TRAIN!!

     

    Booking.com allows for advance bookings without a card. I chose Usouk hotel (metered taxi rank outside).

    Other options involve cramped overnight buses/slow state trains (albeit very cheap)/Meesuk Travel agency (good for Asean ppl)

     

    Things to avoid...

    Touts outside the Embassy
    Mobile catering staff on overnight train (go direct to restuarant area)

    )

    Things to bring...

    Visa card cleared for Laos (although i relied soley on Thai Bart)
    Coulpe of pens
    FULL thailand address.

    The vientiane visa run is a process that manages felangs, expect to be misled a few times.
