Airbnb is illegal in Thailand. The people who do it, do it illegally. Need to have a hotel license to do short term rentals less than 1 month. So asking a visa for an illegal activity is not recommended. Dont buy property based on short term airbnb rentals. If you buy then must be only for long term rentals of more than 1 month. If you have a leased condo in Thailand if they allow you to sublet the condo. Many owners put in the contract that the condo cannot be sublet or rent to others.

Pay the fine when you go to do your extension after 1 year. You can also tell the landlord that you will do the reporting by yourself and maybe extend the contract for him for another year if he pays the fine. Landlords are happy to pay the fine but dont want hassel of reporting. Try it could work and be a win win for everybody.

I have the Pink ID Card and permanent residence. I may be wrong but I think you can get the pink ID card only if you have permanent residence in Thailand. Once you have a permanent residence you get a blue book which is called Thabienban. When you get the blue book you can get the pink card. Yellow book is also called Thabienban and serve the same purpose but yellow book is given to people who dont have permanent residence. If anybody has a yellow book and has been able to get the pink card pls write back. This could be an interesting development for all foreigners in Thailand who dont have permanent residence.

I have a PR and there are 2 main benefits. One its life long visa with no hassel of 90 days reporting or tm30. The most important benefit is you can raise funds. Banks will give you money at a low interest rate as they give to Thais which can be used for property investments. I was able to buy many properties just because of this possiblity of leveraging money.
