Thank you for your replies gentlemen. The U.S Embassy has given me an appointment for Thursday after a few emails explaining the situation.
Thank you all for your suggestions. Very much appreciated!

@taxout Thank you.

Are there any American Notary Publics, from California, in the country?
I am refinancing a building in California and need my signature notarized . The U.S Embassy usually handles this but due to the closure I require an alternative solution.
I can come to you and of course pay for the stamp.
Cheers

If you are one of my renter's, I would evict you for violating the no D**che Bag clause.

Don't buy anything unless you plan on keeping it forever. I am NOT anti-buying property. Quite the opposite. There are going to be much, much better deals out there in 3- 6 months.

There are a few reasons I know. Firstly it was a lifetime visa. That's a long time to commit to any product. More problematic was this visa allowed you to transfer it to someone then that next person could transfer it etc etc and I believe every person got another lifetime visa so this could've gone on for generations. Lastly the benefits were TOO generous if you actually ended up using them. I believe they even had a convoluted tax scheme that let foreigners by land. If someone went crazy on golf and massages and their heirs all did too.... haha well you could see that not being a profitable program.
*** Bonus point Former PM Thaksin Shinawatra. While still loved by many was and remains a persona non grata amongst the (ironically) Thai Elite. So they actually wanted to cancel it entirely perhaps to get rid of any trace of him. But I think someone figured out they could scale it back and still make it work.
It was a tough decision for me personally to get the Elite visa because I hate feeling ripped off or that I overpaid for something but once I got it I have to say it felt good to know i was done thinking about and paying for a long term Thai visa.

As usual, TV members speaking about things they
1. Have ZERO experience with
2. Have NO functional knowledge about the subject matter
I have had the original lifetime, super deluxe , luxurious, , swank , 2-door model. Almost 19 years now.
I am not going to go point by point as I feel it's not for everyone and I'm not here attempting to convince strangers but this Visa is only transferable ONE (1, UNO, satu, nung) times, the fee to transfer is 200,000 BHT. So this generational Visa is B**sh*t . Learn about what you comment on.
And if it was generational, what does that have to do with you? Why do you care what others are doing? How they stay here legally is their business.

Piyavate Hospital โรงพยาบาลปิยะเวท - Bangkok, Thailand ...
6,500 for the test. They called and emailed the results within 3 days.
A lot of scams involved in every major crisis but that useless plastic thing make me laugh. Thank you for purchasing it..

My daughter's International School sent out emails informing us that online teaching will be used until the end of this calendar year. I won't post the school name. I would assume all International Schools will follow.
If you have a child/children in an International school just ask them.

Please tell Bangkok Hospital. I Understand they charge 20 000 baht.
This is false information.
While at Bumrungrad Hospital yesterday I inquired about the cost, procedure, waiting time for results. The cost is 10,000 BHT.
Stop spreading information about which you don't have the facts.

The iPhone 11 Pro Max 256GB - shows as 45,900 baht but I see underneath the words "VAT". .
I think thats a wonderful, responsible, decision. All 10 year old children deserve a 46,000 ($1533) telephone.

I would be grateful if someone can recommend a lawyer to visit the land department on my behalf to check some document.
I am NOT in Phuket and I don't know any attorneys.

"Ultimate elite" for 2.8m). This DOES NOT EXIST!!!
Lifetime of whoever has the Visa in their passport.

Hello All,
I have the original lifetime TE Visa I bought 20 years ago. I am still required to check in every 90 days and also extend. The Elite staff meet me @ CW and the entire process takes less than 40 minutes from the time I arrive to the time I depart.
I would like to sell my lifetime visa. Elite will charge me a transfer fee of 200,000 BHT. You will retain this Visa for life but you are unable to resell it in the future.
If you are 100% serious, PM me. I will forward emails from TE that verify my position.
Cheers to all and Happy Holiday!

Not Pattaya but Bangkok yesterday. Sitting in traffic 13:00 on Sukhumvit with Soi 22 on my left hand side.
I witnessed 2 police stop a tourist walking down the sidewalk to check his passport. finished with him, they turned around and stop 2 tourist on a scooter and frisked them down.
I not know if pattaya is the same but if I go on vacation to a country and they want to arbitrarily stop & frisk me, I will never return.
Thats not the vibe I want when I go on vacation.

I have the TE Lifetime Visa which I purchased about 20 yrs ago. This was the only option with TE back then (1M BHT).
While back then Taksin Era, they almost went out of business several times, they ALWAYS HONORED my Visa. I'm on my 4th 5 year Visa. They amended several perks, which I don't care, as my goal was to find a streamline, hassle free (minimum contact with immigration)
way to live peacefully in Thailand.
From experience, you will have ZERO issues with the Visa.
I can also sell my visa to another expat which they can use for life.
I think you should live here (anywhere) continuously for 12 months prior to any commitments.
There are a lot of frustrated, malcontents, on this forum. You should decide if this is really where to want to live...

Is it illegal to live in Thailand on those visas? Not everyone are married/old enough to get the retirement visa or dumb enough to pay a tons of money for a elite visa. As long as he is not working illegally, are a criminal etc there shouldn't be a problem, people that spend money should been treated like a criminals, time the Thai immigration starts to require background check from home country and show you have money from that are earned not in Thailand so they can continue live here on whatever visa they want as there are no options for those.
One day the might hit the retirees harder and most of you will moan, some if you guys thinks they because you have retirement visa means you are immune to be affected, no you are not.
or dumb enough to pay a tons of money for a elite visa
I paid 1M BHT or $25,000 for my lifetime "DUMB" Visa.
Do the math , I am in/out of the airport in a golf cart within 40 minute. In/out of CW in under 40 minutes. I have a visa for life.
Let's see how long you last..

If your goal is to avoid the hassle of TM30 & 90 Day check-ins you should clarify with TE.
I bought mine 20 years ago. Lifetime, 1M BHT.
I have to do TM30 & 90 day check-ins.
The upside is from entering Immigration to getting into my car is 35 minutes. Very fast today, but usually no more than 40 minutes in/out.

I am on my 4th, 5 year visa. This one expires 2023. I bought the original TE Visa for 1M BHT. If you recall the BHT was in the high 40's, perhaps low 50's. I really don't recall. My Visa is good for life, unlike the 20 year 2M BHT option available now. So it was roughly $25,000 USD back then.
What risk are you concerned about? They almost went out of business 4 times, they went through about 15 executives to run the program. The problem they faced is they would have to refund all of us (original buyers) + interest + give us a viable visa. And of course, lose massive amounts of face even though this was Thaksin's baby.
The people in charge of immigration are currently walking personality disorders, with absolutely no idea what a viable common sense , stable immigration policy looks like if it blew them.
How long do you plan to live here?
How many hoops do you want to jump through to stay here?
How many documents do you want to photocopy only to learn you missed a coma, signed in black ink vs blue ink?
How many times do you want to deal with these moron IO's?
I can assure you, they are not going out of business. They will not move the goal post with this visa.
Currently I spend +/- 35 minutes in CW doing my 90 days + visa extension.
I'm not suggesting you purchase one becouse I did.
I just choose to minimize my exposure to this cluster <deleted> they call immigration policy.
