"The immigration fake application to get 7 days extraa is interesting idea if you know you gonna overstay. Thanks for the tip."
Interesting information provided. Was not aware that the accommodation was used in this way.

It has been stated many times that the only official and reliable source of information is the Ministry of Immigration. No one, unless specifically identified, represents the government. This is evident on all media releases. It is also stated that anyone with questions is invited to visit the immigration office and discuss the file. Each file is unique and can only be commented upon after close review.
Do not expect a reliable statement using unreliable information about a visa holder. The comments made have been done with the intent to assist only.
The Nation Media forum has provided many statements and claims that are from the imaginations of people from the internet, many who are not aware that no amended regulations have been posted and that the matter is still under review.
The result has been that many people have been caused pain and hurt being told that they will be thrown away, when no such position has been declared. It is recommended that you wait for the amendments because now people are making false claims and negative statements intended to cause hurt.
As a final comment, attention is drawn to the sad fact that some visa holders never qualified for entry into Thailand, and were able to enter by using duplicate passport or concealing informations such as criminal history or undesirable status in their home country. The Nation Media forum has provided multiple cases of visitors boasting of how they passed by the rules using new passports or making a run for the border etc. After only a mild reading of the many entries, it seems many people consider breaking the existing immigration rules a sport. It is not a sport and is a process requiring some basic respect.
No more contribution to this thread. Help is available, but it is up to you to go and ask and to be organized and have the documents required to allow a proper review of your file.

We are trying to help. Sometimes when people are very angry it blinds them and they cannot see. Please to remain calm. And again, no one can speak for the government unless duly authorized and designated with the most appropriate source of information from the ministry. Please refer to the website. If you have questions, please do what people do every day, and call in or write to the ministry. Better yet, make an appointment and come by for a discussion.
It is sad that you are unhappy with possible improvements to the regulations, but as is said many times, when there are tens of millions of visas granted with no issues, the failure of a small number to qualify is not an issue in the big number. The small number of foreigners who will not qualify for long term visa, will most likely continue to qualify for the standard tourist visa and they are welcome to visit. No one is being stopped from visiting if they are a good guy. However, some people with no financial means must understand that it is best that they go where they can be cared for best. Again, the number of people who may actually be impacted by some regulations update is very, very small, and the general position from the international business community is positive.

After close examination of all comments made on the subject, it is obvious, that a very small number of people make the negative comments. Over 35 million people visit Thailand every year under the different visas, and from reading Nation Media forum here, it seems 20 people have a problem because they do not have income or financial solvency. Maybe there are 100 or maybe 1000 who have same position. This is less than 0.0029% of visa holders. Now, should you not ask yourself, why do such a small number of people expect the regulations to be made for their convenience?
Few countries have been as generous and kind to foreigners who are social benefit recipients. Thailand has paid the medical costs of many foreigners who have not been able to pay or who have benefited from public health care. However, it is time that the regulations be updated to reflect the year 2562. Again, readers are reminded that the pending changes have received support from the foreign business community with no objections raised during consultations. Investors and business professionals will continue to be welcomed. Tourists with appropriate visa qualifications will continue to be welcomed. Yes, a small, very small, number of people may not be able to remain in Thailand. It is best for everyone that these people go to their homelands where they can be looked after by their families and government.
It is also noted the very positive comments made about foreign visa rules in other countries. This is delightful if it is a solution for the people who are most unhappy. Not everyone can be made happy when regulations must be made to protect the largest number of people. Thailand regulations are enacted to reflect Thailand needs and economic conditions. Other countries do the same.

The failure of Thaiarrow to identify after specifically being asked to do so is a strong tell - someone acting in an official capacity would recognise that to maintain credibility they would pretty much have to identify themselves under those circumstances.
Your attention is directed to the previous response;
Official statements and news for immigration matters can be found here in foreign language; https://www.immigration.go.th/index . The two sections are News and Announcements.
The reliable source of information on immigration matters is the government, not anonymous persons making claims on Facebook, Panthip, Nation Media website.

If Thailand wants to attract the types of farangs found in places like Singapore and Hong Kong, it will need to improve beyond what I think the culture will allow. Thai culture is fairly unevolved, and the kinds of people it attracts, in the main, are a reflection of Thais themselves.
It is unfortunate that you have such a view. The foreign guests complaining of the . small amount of money required to establish solvency standard for a visa like to point to Singapore and Hong Kong. We remind that that the minimum income requirement for a work visa requirement in Singapore is Singapore $6,000 month about 145,000 Thai Baht per month. Long term non resident visas are sparingly granted. Singapore is a wonderful nation and a friend of Thailand, but as a small country, has different visa requirements that reflect its economy and national characteristic.

Thank you for your excellent question.
Official statements and news for immigration matters can be found here in foreign language; https://www.immigration.go.th/index . The two sections are News and Announcements. Readers can be assured of reliability when statements are obtained from appropriate government outlet. Only officially designated sources can be relied upon for information and this includes all official interpretations of visa regulations.
One of the weaknesses of your forum is that it allows for many incorrect claims and statements of immigration process that do not reflect actual process. To date such statements have gone unchecked and allow the spreading of false information, internet rumours. Sorry to say, but so many negative complaints are not reasonable. For example, your forum has many complaints because the Thai baht is strong and a desired foreign currency purchase. People complain in a very rude manner because the Thailand economy is strong and growing. This is not reasonable, to complain because of good management.
It is unfortunate that a very small of people are afraid of their situation or who are in a financial delicate situation. However, fgor the overwhelming number of legitimate tourists, business visa holders, and resident visa holders, they will see no negative impact from regulation changes. This must be emphasized. Thailand continues to be a top destination for short term visitors and a much desired investment point of entry. None of that will change. Perhaps a small number of people who do not have financial strength will go back to home country. This is sad for them, but Thailand is not to blame because of their situation. On the contrary, Thailand can be thanked for taking care of them, by making sure that they go to a place where they will be taken care of because they cannot care for themselves.

I've been prepping my wife, son, and extended family for a couple of years now that Immigration may finally pass laws that will essentially make it impossible for me to stay in Thailand and support my family as solid middle-class citizens. That is what BJ sounds like he's projecting. I see it coming. I meet all the financial requirements without a problem - now. But wait for them to raise the bar yet again. Who suffers. We all will. I'll lose all the sunk assets I've invested in our home. But anything liquid goes with me so that I can once more establish residency (real permanent residency this time) in a different county, which would leave the family in a dire situation.
And I doubt that one Thai bureaucratic bigwig would lose a minute of sleep.Your assessment does not reflect the position of the foreign investment community, which has been overwhelmingly positive to proposed improvements and updates of business visa regulations. For those foreigners who are on legitimate business and professional visa, they will see no impact on their status or ease of entry. On the contrary, Thailand has made sure to provide additional support and assistance to the commercial enterprises who have actively sought to have bigger presence. Some of Thailand's international hospitality enterprises have benefited tremendously from the open and welcoming visa grant, and they call this a win win situation. Thailand is a very popular destination for foreign business investors, and it can be expected that the business visa strategy will continue to support the strong business investment growth result. There have been no negative statements made by any of Thailand's grateful foreign investment groups and all welcome the visa regulation updates that promote ease of investment activity.
Thailand must act to protect the almost 70 million citizens. Thailand has some of the easiest to attain visa grants with requirements that were based upon financial conditions that applied as far back as 1979. It is not unusual for a government to adjust its financial benchmarks to reflect changes over time.
We are sorry for your delicate economic position. However, we do wish to emphasize that it is not the fault of Thailand if you are not financially solvent or in a position to adapt to reasonable changes in financial safety safety requirements.
You are reminded that any change in the very generous and easy visa requirements acts to protect the visa holder as well since it is intended to discourage those who are not of financial strength and ability to stay in Thailand. For such people, short term tourist visa may be best option and they can visit for a few weeks from time to time.

It is best if readers remain calm and understand that the changes are still under discussion and review by the ministry.
Readers are again reminded that Thailand is one of the most popular destinations in the world with visitor numbers increasing year over year. Because of the immense popularity of Thailand, there are some bad people who seek to exploit the welcoming and open position of Thailand. As the hard working and acclaimed Lt. General Surachate Hakparn stated, "those up to no good would hide out under the guise of being tourists." Thailand intends to protect the nation against the criminal foreigners who seek entry. and one of the most pressing needs is to block the loopholes that allow non tourists to stay as tourists. Unfortunately, some foreigners may interpret the protective measures as directed against them only. This is sad, but not a reasonable conclusion. Thailand seeks only to remove the foreigners who present as a threat to social order and who are at risk of being a financial burden to the generosity of the Thailand nation.
Readers are again reminded that Thailand provided one of the most accepting and generous of education visas and it was quickly abused by long term residents who had no intention of pursuing education. Therefore, when we read the complaints of people who do not have the financial means to meet some of the easiest visa requirements in the world, the cries from such people will not be greeted with great sympathy. The number of people who may be negatively impacted is very small, perhaps a few hundred. In the great total of the tens of millions who easily enter Thailand each year, the small number of non compliant, while sad, must be accepted in order to protect the safety and best interests of the desirable visitors and the people of Thailand.
Thank you for patience and consideration of the needs of the total society over those of a few who should not be in Thailand because they are niot able to financially take care of themselves.

Not just kept at a minimum but kept completely unspent for 5 months (2 before and 3 after) then minimum for the other 7 months of the year. With no provision for acccessing it to cover medical or other emergencies.
Interest is already possible via a fixed deposit account at commercial banks.
A bigger concern - and one that TI should recognize as valid - is that the funds will not be readily available to cover funeral costs and outstanding hospital bills etc when the expat dies and the next of kin has to go through the courts to get the money.
Either the government working with commercial banks, or the government itself, should set up an interest paying escrow account of foreign retirees with a "transfer on death" beneficiary provision to insure that next of kin can immediately access the funds when the retiree dies. It's in Thai interests as it will ensure that outstanding hospital bills and funeral costs can then be promptly paid, which is not currently the case. And for the retiree, in addition to meeting visa requirements, the account then provides some peace of mind in knowing that funeral/cremation costs etc are covered.
In respect of your comment on the availability of funds for funeral costs and outstanding hospital bills, the treatment of the money is in practice no different than that accorded other monies held on account of the person. The money is released following the appropriate filing of documentation and customary waiting period. We draw your attention to the availability of securitization/guarantee of the money. Hospitals can allow the sign over of the funds following the period of process. It is recommended that the inquiry first be made of the hospital or other institution before presenting a blanket statement of negative outcome. The money is not going anywhere is it is secured through the provision of guarantee or use of assignment of right to asset. Please contact your bank or legal counsel to learn more about the use of guarantee and assignment of right to asset.

Please read the information provided. The individual has been living in Thailand by way of short term and multi entry TOURIST ENTRY visas.
Note the statements;
- " I already have 5-10 tourist visas in my passport"
- "I live in Thailand"
Short term tourist visas are not a substitute for the appropriate residency visas. He was able to play the system for some time and was caught. Now he must accept the consequences of non-compliance with the Kingdom of Thailand immigration regulations.
Foreign visitors are reminded to please read and familiarize themselves with the regulations available for reference at Government of Thailand website.

For general reference sake, an apartment owner has the responsibility advise for registration purposes the presence of a foreigner occupying the apartment. There is a grace period of one day (24 hours) to make the report after the arrival of the foreign occupant. Therefore, you should advise the apartment owner of your arrival. The immigration office will be aware that you have arrived because you will have been logged at the national entry point.
