In 17 years so after this recession cycle completes and we build back up from the ground maybe we can get it right this time

Land and property tax certainly will stop the greater fools trade that has been ballooning the whole of bangkok real estate and made a total mess

But we need a real educational center that teaches trades and skills so we have real buildings and we need residential property that allows families to exist

The building code is disgusting because look at how they expect people to live!! It's gone backwards, houses from 20 years ago had a front and back garden, garage, enough room to kick a football with your boy or play some tennis and a garden to grow some veggies or banana now you get a post it note size plot and you can hear your neighbour sneeze / hock up his morning mucus or whatever he's watching on tv! and the price? 4 times what it was!!!!

This will just make horrible people because no where nice to live, not even a quiet road to play on their bikes. There is not one leafy suburb yet in the whole of thailand and that's crazy. Somewhere that is so hot and needs a canopy over everything - they cut all the trees down and replace with concrete! It should be illegal but they don't care about health they care about aesthetic

Concrete they never pressure wash and grows black mold on the outside they let go derelict and a hundred stray dogs come in. It's pure stupidity to think a high income world can exist in somewhere that is obsessed with ghetto like standards and price jacking. Where is the quality? I don't know!

My friend spent 18 million baht on a house that lasted around 12 months before serious construction issues so he left. This is someone with a multi-million dollar investment trust that could seriously provide jobs - but he was driven out because no real schools, no sports centers, no recreation areas, huge traffic jams and no building code. It's everything wrong that can be easily fixed by some bills to ensure a proper construction code and providing adequate green areas and trees wherever there is construction happening.

I look forward to seeing the new capital as bangkok is a disaster. Maybe it can be a bangkok 2.0 but we know what happened with thailand 4.0 the truth is we are more on 0.2 right now. So let's just try and get to a version one spec.

That means competent schools with programming lessons, world history and geography, and proper science labs. Academys that offer a competent education

That means large parks for football, rugby, tennis, and the nations sport - muay thai.

That means a clean air program, carpool lanes, clean industry and protection of trees.

That means taxing unusued derelict space the highest and ensuring these thirsty real estate developers don't keep doing pump and dumps because from a tax standpoint its better to build quality and let it be used. 

I think every real estate should have to provide a park of four times the size of its foot print to begin and those parks must have water fountains, trees, and areas for locals to sell food, teach gym classes and arts. That will enrich the area and be provided free entry to the locals because of the tax on the housing owners and balance itself out. You want to live in a nice area? Lets build one!!

Recycling centers and street cleaners are easy to afford with a property tax, and the ones who break the code must be fined heavily to bump up the municipalities available funds. For example if some guy lets his property go to ruin he must be fined weekly for this because it affects real estate prices for everyone else and encourages urban decay. For every code violation should be different fines.

If someone blocks the road, or makes it dirty in the canal it should be a serious fine of around 4000 to 10000 baht or more depending on the seriousness and all fines come with community service that cannot be bucked. You will see they change behaviour very very fast.

Sadly there are no preventions to stop people behaving in a degenerate way so we ended up with a huge mess. If you want to be a high income area we must have a clean base to build on, not squaller.

Couple golden rules

Never allow someones irresponsibility to affect you

Never feel pressured, only do from the heart. Do not pay other peoples debts. Explain to him its not buddhist / christian / whatever you believe in

Stay calm you loose everything if you get angry or fight u have lost everything. You must stay very cool and calm. Always stay cool never resort to violence you have lost EVERYTHING even you beat him you also loose because of the way law is designed here, even in self defence you also lost if you as much as cut his finger. So you cannot walk that way.

The only resort is by the higher road. Write down your thoughts and prepare a letter to your wife. Explain that you cannot deal with this irresponsibility that he has created.

Ensure the debts are out of your name and no longer an issue for you. Never talk with him and never look him in the face any more. Distance yourself and if he arrives you leave. Stop any communication this is the best tradition to copy. Essentially you have turned you back, you do not need to announce this. In Thailand actions speak much louder then words.

When your wife asks you why you behave in this way, produce the letter or note and remind her of the situation. Try to bullet point the facts as they find it hard to process information. If you can boil it down to 2 main points you will be lucky if she can remember one. So just make sure that the most important point that he has had money from you and been irresponsible is clear.

Go to the temple with your wife if you have friction so that the monk can explain to her the issue. Once it is clear she will understand your side and defend you.

Basically you must make it clear and take it to the turning point, the apex of that being making your wife comprehend the suffering, miss-fortune and total irresponsibility that has occurred. Before that she will be defensive and protect her family, but once she see's that the brother has completely ruined your mental peace and destroyed your 'sathi' your meditation your inner peace, she will realise it's a bad karma and really rude. 

At that point expect fireworks but don't be around. The whole family will likely turn on him once they realise as it sounds like he took advantage of you, never say that. Allow them to come to that conclusion by showing the facts and always be very calm and of the manner 'i want to help but look at this, is this normal?' always use this line of questioning. Don't make accusations just show what happened and you may need to explain patiently a few times but eventually she will conclude that its a <deleted> show and her brother is a total ass

It will only be her conclusion that gets you the result you want, so you must just present it all as honest and open as you can and make sure it's not a shouting match because you will loose the only way to win with a local is with intelligence as they are (in no offence meant) very basic when it comes to philosophy and the school is very weak in teaching so really just imagine (and i mean this with no offence at all!!!) you are explaining this with a middle school or elementary friend in the playground. I know that is rude but honestly it is on that level. Now you may get the result you wish. Remember they just don't have the comprehension foreigners do because their education is incredibly basic and they don't read or travel.

Foreign investors have been totally scared off - Amazon is not coming here and its miles to difficult to setup shop. Look how hard it is to setup a company and get it operating and how much capital you need, totally pointless and just means they do not understand taxation

Any developed country opens the doors to business people as they pay tax. It's as simple as that.

The reason the SET is so low and their currency so inflated is they do not have a basic grasp of economics and do not understand how to do it. All of the people in charge should be forced to visit the states and take a notebook and start making some notes because they are really out of touch with reality

The entire system is backwards and just full of paper pushers they waste the tax money and do not know how to generate anything so we dont have any centers of affluence just a few areas of extortionately priced housing and 200% taxed cars which they think means they are rich. But you dont even have a real university buddy. You dont even have a stock worth more than $100!! HILARIOUS

They are so clueless when it comes to business... the economy is very inefficient just because it was designed by someone who doesnt get it and cannot get it because they dont follow the basic principles nor do they follow the great plan for a sustainable economics they just do their own thing and hope it works. It's a total mess.

Planning permission - doesnt exist
Foreign Investor Visa - doesnt exist
Corporate tax incentives - doesnt exist
Technical Colleges - doesnt exist

I can go on and on

All they do is train hotel staff and hope that tourists come it's crazy that's why the biggest stocks are cement! Because they hope they can just keep building these crappy towers that fall down after the rebar rusts out in 30 years

My friend was 10 baht under once and get rejected. Sorry to let you know this but I think better you take the full amount of capital (400k) and leave in account for 3 months as it cannot be rejected that way.

They will do anything to keep farang out of Thailand because they do not travel at all and dont really understand what it is they are doing in their jobs they just pretty strange to be honest
