  1. Any stock investors out there with some insights into JAS or its infrastructure fund JASIF? I see JAS has paid out a high dividend and will be issuing warrants in June, certainly seems like a good dividend yielding stock in a growth sector but the price of the stock has plummeted over the past couple of weeks. Good buying opportunity or are there some fundamental issues weakening??? Also - what's up with JASIF? - High dividend fund that seems on par with TRUEIF but price continues to drop from IPO price of 10 (while TRUEIF is in the high 11s) - any insights?

    I have a question about obtaining an extension of stay based on a 10 million Baht investment in Thailand. I understand this is not a visa but a one year extension of an existing visa. My question is - can you do this extension from a 2-month Tourist Visa, or do you need a Non-B or similar type visa?

  3. I just did this. If you go to Immigration they can make your visa valid until the day your current stamp expires (90 days from your last entry into Thailand). Then you can get a multiple re-entry permit and you can come and go as much as you please until that 90 days is up. For me, my non Imm B visa expired on November 25. My last entry into Thailand was October 27 (so I was good until Jan 27, i.e. 90 days.) Around Nov 10 I went to immigration in BKK to try and extend for another year based on Investment (over 10 million.) They would not extend it becuase although my visa would expire on Nov 25th my stamp was good until January 27 and you cant extend until 45 days or sooner, i.e around Dec 12 for me. So what they did is made my visa expire on Jan 27 and gave me a multiple re-entry permit (for 3900 Baht I believe) and I can come and go until Jan 27, which was the 90-day stamp from my entry into Thailand on Oct 27.

    Aliens or juristic persons regarded by law as aliens who have brought in foreign currency into the Kingdom or withdraw money from Thai baht account of the person who have residence outside the Kingdom or withdraw money from a foreign currency account.

    Delight - do you think this also means that I could transfer Thai Baht out of the country from the sale of the condo to a Thai Baht account in another country (Cambodia for example) and then transfer back in the Thai Baht to a Thai bank? In any case, I will ask my bank and post here what they say.

    It's not neccessarily a loss because you could get lucky with exchange rate fluctuations and actually make money in the process.

    I am selling a condo in Thailand and plan to buy another condo in Thailand with that money. I have the Foreign Exchange Transaction form that I got when I bought my condo. Does anyone know the procedure for buying another condo using the money I get from the sale of my first condo - can I use the same Foreign Exchange Transaction Form? Or would I actually have to repatriate the money and then send it back in again? Anyone have experience with this?

    I understand your point and I'm not trying to be argumentative, but would a reputable developer (such as Quality Houses) sell the land that they have leased to you that would cancel the lease?? OK i understand that technically they could, but are you or anyone else aware of cases in which this happened in Thailand by a SET-listed company? Is this a genuine risk?

  7. Hi all,

    I am looking at buying a house in a housing estate by a reputable developer (Quality Houses.) Obviously as a foreigner I have to lease the land, which the company leases to me (actually a subsidiary of Quality Houses.) The lease is good for 30 years. My understanding is that if I sell the house before the 30 years lease is up to a Thai then the new Thai owner takes over the ownership of the land (without the lease) whereas if I sell it to a foreigner they will have to take over the lease, which of course can be renewed after the 30 years is up. I'm just wondering if anyone has any advice/experience in this and if I missing anything. WIll it be more difficult for me to sell it because I have lease on the land and not outright own it? Will it affect the value because I have a lease on it compared to if a Thai owned it? Have there been many cases where leases are suddenly invalidated? Is this more risker than buying a condo? Any advice/comments (of the intelligent nature!) are welcomed! The housing estate by the way is near Rayong, its near waterfront but not right on it.

    Can anyone tell me the procedure for obtaining an investment visa (or as I understand it a one-year extension of a non-immigrant visa)? I am currently on a Non Immigrant B visa and have bought 2 condos for a total of about 11 million Baht. How do I apply for this visa and what documents do I need? Can I do it from in Thailand or does it need to be done at an embassy out of Thailand? If an embassy, can I do it in a neighboring country or does it need to be by home country (Canada.)?

    Can anyone explain to me clearly all the fees/taxes that must be paid when selling a condo. I realize that some of these fees can be negotiated with the buyer to split, but I'd just like to know what they all are and the approx percentage. I have owned the condo for just a few months (I bought it new off the developer). For simplicty's sake, if I sell it for 10 million Baht, what would be the approx total fees/taxes I would have to pay (except for the 3% real estate commission fee.) Is there a capital gains tax as well?

    I have a minor problem with two of my air conditioners. They are only 2.5 years old, Daikin model. They make a very sight high pitch noise (mostly seems to be the fan but even on the lowest fan level I can still detect it.) It would not bother most people and I've had the Daikin people in and they don't think it is a problem and the they say there is nothing they can do about it - typical response. However, the fact is that both units didn;t sound like this before and it annoys me. Anyone have an idea what it could be and/or how to fix it? Or do I just need to replace them?

    I am from Canada, under 40 years old. I understand that if you have invested 10 million Baht in the Kingdom you can obtain an investment visa. I currently own a condo and have just bought a second, yet the second was a pre-sale so I am paying every month until the transfer date in July 2014. The total purchase price of the two condos is over 10 million Baht. However, my question is can I qualify for an Investment visa now or would I have to wait until July when I have paid the full amount on the second condo and I have the ownership papers for it? Finally - can I apply for this type of visa at any regional consulate/embassy or would I have to apply in Canada?

  12. The condo market, as far what I have learned, is doing quite well. There are new, mid-level places (between 2 and 6 mil Baht range) popping up all the time and at first glance one may thing there is getting oversupply but in fact the market is making up for poor demand throughout the most of the 2000s. I bought a place in Lat Phrao for 4.2 million Baht almost 2 years ago (Feb 2011, new unit in a new building) and I could sell it now for about 5 mill. One factor is how good the management of the building is. Im by no means a real estate expert but I would hold on to it as I expect it will be appreciating over the next couple of years.
