  1. Hello,

     

    i have long time this idea in my mind to move to HH. Now i start to check out some online real estate brokers, and also DDProperty, Bahtsold an so on.

    I search for a quite house/villa with pool, in or close to HH. I am looking for a house with a bigger garden, like 400sqm up, so i not live wall to wall

    with my neighbours. So far i found for some nice villas, for example "the lees Soi 88", "Mali prestige" and "Orcid palm Homes" interesting. The plots are looking spaceious, and i like the design of the villas. But of course i have to check out in real.

     

    So i am not really professional with real estate. I only lived in condos and this will be the first time i rent a house, for sure there are many pitfalls, so i will be happy to get some advice from some members here. 

     

    What i also struggle is the ratio from selling price to renting price. For example: there is The Villa XY. The asking price for rent per month with a 12 month contract is 40.000 THB.

    On another website i see the same or similar Villa in the same project for selling for 6 mio THB (asking price). That would mean the yearly yield will be 8%, which seems a bit high. And i see this ratio with many other villas as well. I read in Bkk it is around 4 or 5% yield per year if you are lucky. If i use the same number for Villas in HH, the monthly rent should be around 25000 THB and not 40000 THB. Is that a realistic offer, or do i miss something? I just want to be prepared when it comes to negotiation.

     

    If anyone can suggest a nice project with a big garden and pool in and around HH, please let me know

    i read that 3rd of may IT Shops can reopen. I am looking for a shop in BKK with a good range of PC Monitors.

    Any ideas? I try fortune already, but all is still closed. May be because it is more like a shopping mall.

  3. for me it seems a bit difficult to find some good friends here, i am 50 year old german guy living in bkk since a couple of years.

    I have a hand full of very close friends at home in germany, which i know more then 20 years  or some even over 30 year. We regular chat and talk on phone. I go back to germany once a year and i meet them all and we have a good time. I am very blessed to have them.

     

    Here i have a few friends from germany, france, and italy.  With some mostly the topics are about girls and who fxxx who, and this really starts to annoying me.... With some it is more close, going for dinner, have a drink, and i can talk with them about the good and bad things in life. But i think  good friendships will take time to grow, nothing what you can achieve in a couple of weeks. Unfortunately some good friends moved on already, some got job offers in other country, and some just got tired of thailand and left for another country or went back to their home country.

     

    My best friend here passed away last year, he got a heart attack being 51 years old. I miss him a lot, as we had similar interests, we could talk about a wide range of topics and we did a lot of activitys together, sport, culture, weekend trips, and so on. And most important we could talk about personal things.

     

    I have no problem, to start a conversation with strangers, and with some i have a really nice evening, chatting and having a few drinks.

    But mostly they are tourists, or they work for a short time here in thailand, or they living in other country around TH and just visit BKK for a few days. Some i would like to meet again, some better not. I would be happy if i had some more friends with whom i can do more activitys beside drinking at night, for example sports, sightseeing and so on...

     

    I like to spend time with my girlfriend, but it is also very important for me to meet friends once or twice a week to find some balance ????

    one more thing about the new rules...800.000 THB have to stay 3 month after extension and then 400.000 THB.

    How will immigration in chaengwattana will enforce this. I have to go to immigration and show my updated bankbook?

    I know i have to make a 90 day report, are there asking then also for the bankbook? What happend if i go outside thailand every 90 days,

    so no 90 day report is needed?

     

    Anyone has some experience with the procedure?

  5. Hello together,

     

    i arrived yesterday (2nd of september) in TH with a single non immigrant visa based on retirement from the thai embassy in germany.

    The visa is valid for 90 days. 

    I read  that i can extend this visa for 12 month at the immigration in BKK CW but i have to show 800.000 THB in my thai bank account.

    I will transfer the amount this week from oversea to my thai bank account. So after i received the 800.000 i have two wait two month, then i can go to CW and apply for 12 month extension

    Is my understanding right?

     

    another question. I read also that the 800.000 THB have to stay in my account for a few month after the extension, and then i can withdrawal, but 400.000 THB is the minimum which have to stay at the bank account until my next extension. How is this handled at CW?
