If behind on condo fee payments and near impossible to sell if I as owner just walk away can I be prosecuted? Thinking about moving to elsewhere in Thailand and cutting contact would I have any problems with immigration offices or entering and leaving the country?

- I mean the Embassy of the USA in Thailand.

Perhaps if you have nothing valuable to add please refrain from posting OK?
There are many helpful people here, I WOULD like to hear from them not the grammar police please!

If you have an approved elite application can you get a Certificate of Entry/COE from a Thai Embassy in int US
even if you don't get the visa sticker until you arrive in Thailand?

There is a very defined group of foreigners being allowed in... you will need to contact your embassy to find out if you qualify... they will have all the info you need. Currently there is no visa exempt being allowed.
My embassy cant help about the entry requirements to Thai, the website is updated infrequently. i
The are nice enough people if you manage to get an appointment but they only help us citizens in very limited ways, such as affidavits,
certificates of residence, and other functions, like passport applcations, Any real information from expats on the ground in the Kingdom?
Perhaps elite card?

What is the time frame for visa exempt allowed? I want to come in then transfer to retirement based on banked funds 800,000 baht.
I will do quarantine 2 weeks no problem, prefer doing it in Chiang Mai. Will there be direct international flights by high season?
Gotta get out of this madhouse country..

I was planning on returning, more or less permanently around May 1.
Everything is ready insurance, visa doc prep been waiting to reserve an air ticket thankfully
I am stuck here in the US. Dire, terrible situation.
Thailand will be a better place overall to wait this out. Now wish I pulled the plug last year.
There is no way to board with these requirements, why Thailand does this instead of just announcing a ban
like other countries is strange. Must be a face-saving gesture to stay some interest group.

Can I use my existing USA Health insurance policy to get an O-A Visa next year? Currently with AETNA
I called but could not get a human being to answer within 15 minutes hold. It is a comprehensive policy
with no limits
Has anybody done it ?

I am also planning on retiring, but earlier around 52.
My basic expenses are 10,000 per month approximately
Condo bought and payed for
Condo fee monthly payment
Electricity /water/ Internet
Food
Cable TV in condo.
No problem for 800,000 baht in Thai Bank, health care and emergent occurrences requiring significant resources. It is also essential to have a workable backup or repatriation plan. Just saying 500,000 per year is not sufficient information. Health Insurance may not be possible and Thai immigration changes the goal posts at whim.
Abandoning a condo what is the penalty?

Thanks for all' advice. Money is not the problem. I am returning to Thailand soon for the first time in a few years due pandemic.
Guess I will deal with it when the time comes but it needs some cosmetic and built in furniture repairs or replacements
Something I don't look forward to dealing with nor sure that I want to live in there anymore.
