  1. I would also add that at all times in your discussions with the directors of the juristic entity that you remain polite. You want the directors on your side, so don't antagonize them. Give them time to formulate a solution and get back to you, but do set a timeframe for their response.

But if verbal discussions and perhaps emails don't result in action on their part, then formal letters addressed to each of the directors by name and sent by registered post to the juristic entity should be considered. You may want to ask a lawyer to draft and write the letter if it does get to this point. But I don't think you're quite at this point yet.

  2. Go back to Big C and demand written evidence, including date and transaction number, that a credit to your debit card was processed. Present this to your bank and ask them to confirm it has been received.

My experience with "it has been processed" means that it has to some extent been dealt with internally by the company, not that it has actually been credited back to the debit or credit card or account. Refunds can sit for one or more accounting cycles before being credited to your card depending upon the company's internal policy.

It is quite a good reply only problem is I have taken said steps and the admin office have ignored my e mails, We lose some information because I do not speak thai and my thai wife does not follow my instructions, and when she receives important information from the office or other residents she fails to pass on said info to me

this morning she informed me that that someone on the floor above us had the same problem and gave up waiting for the repairs hence paid for the repairs to be done himself

At this point, I don't think you will have success dealing with the admin office. It also sounds like your wife is taking the Thai approach of avoiding any confrontation.

I think that the solution to your problem lies in dealing with the directors on the board of the juristic entity. Have you met face to face with any of the directors apart from during a general meeting? If not, then see if you can have a meeting with one or more of the directors to explain the problem and ask for resolution. Don't go through the admin office. Contact the directors directly and ask for a meeting. You can escalate to letter writing later if this fails.

By the way, what is the extent of the damage to your condo? Is it only soggy wallpaper or is the damage more significant?

Do you have insurance on your unit? If so, see about filing a claim. That may indirectly open discussions with the management company and the board about remedying the underlying issue.

AHH the only person who has given a logical answer although I have answered your points in my original posting I will re-iterate.

We Live in a corner apt so we have 2 or our four walls open to the elements. The wall that is the only one which comes into play in corner apts has dampness stains which would be worse if we did not use dampness catchers. Last year during the wet season we reported the matter to the CONDO admin office. They admitted liability and said the outside wall which was seeping in the dampness would be repaired as soon as the dry season arrived. The dry season did arrive and nobody came to repair the outside of our apt . We went to an annual meeting and re=iterated our complaint and was told someone would deal with the matter. We returned to the Admin office and was told " we will not repair the wall you should wait until it gets very bad and then claim on your insurance" This answers shows incredible corruption and/or incompetence....ie it has been admitted that it is an outside wall causing the problem so the structural insurance should pay and the structural insurance  is paid for by the money paid to the management company. Also it is not storm damage it is damage caused by lack of investment during building and/or lack of regular maintenance

We have not gone past the admin office with our complaints...That is why I wrote the original post ie to ascertain who should be contacted if the admin refuse to fix the problem

Ok. I think in most cases the admin office is staffed by the employees of the company hired to manage the property by the juristic entity that owns the property. The property management company may not be motivated to help you.

While you have verbally brought this up at a general meeting, I think the next step is to write to the individuals who are the directors of the juristic entity and explain your problem and ask them to intercede with the building management company. Put it in writing and state that you want a written response with a timeframe to correct the problem and ask them to identify the person who will be responsible for carrying it out.

That would make sense as to why i can view on my PC. My son in the UK is going to sort out for me as i'm a bit of a com dino, if he has to set up a new account for me so be it and i'll happily pay the 419bht for the premium package.

    Thanks for your helpful post.

But a review of the articles I can find indicate that computers, tablets and phones are also subject to the ban on account sharing.

I think this is being implemented country by country based upon the main subscriber's location and not all countries have been added yet.

I have the same issue, no access on my TV's but surprisingly i have access on my PC. My son in the UK is looking into the problem but it may involve me signing up and paying for it myself.

I think I read somewhere that password sharing was only being blocked on TVs and not on computers, tablets and phones. Can't find that article now, however.

    Thai revenue code section 19

Section 19 Unless stated otherwise, in the case where an assessment official has a reasonable cause to believe that any person has filed a false or incomplete tax return, the assessment official shall have the power to issue a summons call upon that tax return filer for interrogation and issue a summons call upon a witness and order that tax return filer or witness to show accounts, documents or any other evidence but he shall give at least 7 days in advance from the date of delivery of summons. Nevertheless, the summons must be issued within 2 years from the date of tax return filing whether or not the filing was done within the time limit prescribed by law or the time extended by the Minister or Director-General, which ever is the later date. Except there is evidence or reasonable doubt that a tax return filer has intention to evade tax or in the case necessary for the purpose of tax refund, a Director-General may extend the time for the issuance of such summons in excess of 2 years but not exceeding 5 years from the date of tax return filing. However, the extension of time limit for the purpose of tax refund shall not exceed the time limit for refund.

This is the limitation for taxpayers who have filed tax returns.

My understanding is that the RD can go back 10 years if no tax return has been filed.

One other point, my ID number starts with 8, I was told this number indicates a foreigner with lifetime permanent residence.

8 is also for naturalized Thais who have a blue Thai ID card.

Any Citi credit card holders able to successfully register for the UOB app since the migration yesterday? I complete my passport number and date of birth and successfully receive an OTP, but the next screen asks to confirm my credit card number and then rejects it. Same issue when trying to connect with them on LINE

If you have a debit card, try using that number instead of your credit card.

I don't have a Citibank credit card, but was able to activate the app and get access to my account using my debit card number.

That's not true. Citibank Thailand is a separate entity independent of Citibank N.A. While it's classified as a branch, that's a technical classification made by the Bank of Thailand relating to its structure.  It doesn't mean that it is part of the Citibank NA operations.

Citibank Thailand operates under Thai banking regulations but structurally it is a branch of Citibank N.A. This means that accountholders are creditors of Citibank N.A. and not a locally incorporated subsidiary or joint venture. Citibank's liability to accountholders would not be limited to any assets held in Thailand, but rather to Citibank N.A.'s balance sheet in the US.

It isn't part of Citibank's US retail operations if that is what you mean.

  11. Haven't yet tried the UOB TMRW app. Will wait until after 6 pm on Monday.

Citibank's operation here is a branch of the US corporation and not a subsidiary or joint venture. Accountholders therefore have recourse to Citibank US's balance sheet and Citibank is rated A+ by Standard & Poor's.

Some may say it isn't important because the Thai government will insure deposits up to 1 million baht, but the Thai government's sovereign debt rating of BBB+ is lower than that of Citibank.

    Yes.

    Understood.

But the older I get the less I care about such things.

I did note that Lafayette has a famous gay scene and even a reform temple.

But you bring up a great point really.

D list towns and small cities are very likely to be very red state experiences.

Some red states have low costs of living but have quite lively university towns (small cities, actually) that offer diverse dining options and cultural activities disproportionate to their size. These are mostly in the Midwest and South. Worth a look.

  13. It is possible to have a Skype subscription that allows for unlimited calls to landline and mobile numbers in the US, including toll-free numbers, for a flat fee of about $40 per year.

This comes in particularly handy when calling government agencies like the IRS or large corporates that keep a caller on hold for lengthy periods before a representative becomes available.

I think most references to Federal government operating times are east coast time unless otherwise stated. We're eleven hours ahead of the eastern time zone while the US is on DST and 12 when not. This time of year, call after 8 pm Thailand time and you should be good.
