Dont even think about it .. I had a simple single story building built with proper roof etc .. but foundations were limited ..

Next to me they are just building 3, 2 story houses ..they have just completed the drilling for a series of pilons for each house .. each pilon is 'cagged' and for a sq. Mtr of cement base around each pilon ..etc.

Xe .. download the mobile app ..have been using them for 5/6 years

Single story or double ....strongly suggest single ..due to high ceilings stairs can be steep ..get older ..problem 

Check how much u can take out of Thai at any one time ..rules change recently 

I use a company called Xe ..excellent being used them for 5 years.. you can down load the app for your mobile ..

Finally transferring money into the UK could be a challenge ..would suggest limiting the amounts to <£10k ..maybe even first transfer £5k .. watch out for the tax man !!

The best thing I bought when managing the build was a BOX OF CHALK ..awesomely helpful to draw on a wall or where ever

Having built a house ..I could write volumes... few quick points;

Check orientation of the house plan ..sun/heat big consideration

Go single story ..dont want stairs ..

Don't even think about a pool ..

Extended roof with maximum covered decking around the house ..

Think trees ..shade ..

Buy best black windows and doors u can afford .. (good security) Dont be tempted by cheap rubbish in DIY stores ..

Maximise doors outlets ..French doors, double doors, sliding doors  .. (got 5)

If you want to enjoy the house forget about mosquito mesh .. use lace curtains 

Flooring big consideration..

Build good covered car ports ..min 2 cars

Plumbing, bathrooms, drainage, guttering, built in wardrobes , railing, gates, endless ...

Finally and the most important..build 2 kitchens ..

Plan, check, plan, plan again, 

Good luck .. bottom line is how much money have u got ..

One might argue that social distancing is a European thing where masks are not worn ..full masked then debatable about having 'empty' seats .. guess they will also temperature check before boarding..

Open up the open air markets immediately and let the locals make some sort of living ..masks compulsory
