Maybe because there a few problems etc with business/land ownership the OP has mentioned it is legit.....This really should be in the classified section as 'business opportunities'.........am sure that anyone who is willing to look into the project would have a lawyer etc to make sure it is a gebuine business proposition..................would be more worried about location...near Samui shouts out Khanom and that area which isnt really taking off and probably never will

    Thanks for your comments. Yes, I wouldn't do anything without an attorney. Yes, I will invest my own money as well. Anyway, my wife says that Chevron is moving their operations to that area and prices and demand are rising. We're looking at a 400m2 parcel with 20 metres oceanfront for 900,000 THB and I realized that's the retail price. Why not buy 2 or 3 or 5 rai and subdivide it myself.

    I'm an American executive and my wife is Thai.

    I've been in Asia for the past 17 years and we've already built our own home and another project in Kanchanaburi so we know our way around here. (As much as anyone can "know their way around Thailand")

    I'm an American, been involved in the global horticulture industry for the past 40 years. My company is a very successful broker of young plants to growers around the world. Over the past year, I have moved all production to Vietnam.

    Due to my recent appointment as Landscape Project Manager for the MGM Ho Tram Resort and Casino project in Vung Tau, Vietnam and other business interests in Vietnam we have relocated.

    I own a beautiful 2 year old furnished home and a fully equipped operating plant nursery in Ban Mai, Tha Muang on almost 6 rai.

    I've been trying to sell the house and nursery for the past year with no success. Of course, at first, I was asking what its worth but now I've become a lot more realistic as far as the price. Subsequently I am willing to be very creative and flexible but I want to make a deal.

    I'm sure there are still old ads on different forums and websites but the bottom line is I'd take about 5 million baht, net for the entire property. FYI:

    The house cost us about 4.5 and the nursery cost over 2 but I'm not there anymore. It's time for someone else to enjoy it.

    Rent with an option, long term lease, sale, buy house only, rent house only, buy nursery, rent nursery, I don't care, I just want this ship to sail. If anyone knows anyone that might be interested, I would be happy to pay a commission on the sale. It's actually a perfect retirement business.     The House is semi-luxurious, about 425 square meters, with a 2.5 metre wall, ready to move in. The Nursery is excellent. 60% shade, some areas are covered by plastic, excellent automatic irrigation, adequate good water, 50 + benches, 2 storage buildings, 2 packing areas, etc.

    1. The house is for sale or rent on 1 (+ -) Rai

    2. The Nursery is for sale or rent on 4.5 (+ -) Rai.

    We will sell or rent separately or together. Either rent or long term lease will require a substantial deposit.

    I've already spoken to the bank and although it will take 2 - 3 months but we can get 2 separate Chanote titles.

    The house is great for a weekend house. The nursery is fully equipped and ready to operate. I am not selling a going business. I will deliver the nursery fully equipped but NO inventory. Everything there now will go with me to Vietnam. I'm sorry for any confusion between ads and postings, that was not my intention.

  6. We brought our dog from US to Thailand about 2 years ago. It was pretty simple.

    All Vaccinations certified by the Vet

    International Health Certificate: This was the tricky part....

    On the USDA or APHIS website, there is a list of government certified Vets, that are qualified to issue the certificate.

    In our case, we had to go to Scranton, PA (the state capital) and get the paperwork certified and the Health Certificate issued.

    Be careful of the weather when you depart, because some airlines won't accept dogs during very hot temperatures, be careful where you change planes, some countries have strict rules about animals in transit (Taiwan was bad)

    We did it, we're glad that we did. It's not a big deal, if you follow the rules. I think the charge in Thailand was about 50 baht or 200 baht. No big deal....

    That's why every country in the region is passing Thailand by in economic gains, tourism, increases in GDP, literacy, etc.

    Why does every country in the region have a substantially better Internet situation ?

    The technology and infrastructure is obviously available. Because people here JUST DON"T CARE!!!!

    Since my Thai wife and I spent about 6 years together in the US before we came back here, I think that she hates the attitude here more than I do. I love living here but I hate living here.

    Mai Pen Rye is their biggest enemy and Jai Yen Yen is their second biggest enemy.

    I ran a speed test to the US just now: like 16 down / 24 up then I ran the TOT speed test 257 down - 150 up.

    Complain to TOT, no thanks. So I can be even more aggrievated ?

    Let me clarify a couple of issues:

    1. I'm using various speedtests that I'm finding on the internet and connecting to the US and TOT.

    I'm using the TOT speedtest @ totisp.net. The reading, right now, as I'm writing this is 163 kbps down - 149 kbps up.

    They told my wife, yesterday on the phone, that they were upgrading us to 2 MB down - 1 MB up, to try for a week. They said the package is 7900 baht per month. BUT, they also said there are some technical problems with their system that are being repaired, and that their bandwidth is seriously compromised.

    I also tried connecting the IP star box directly to the computer and that did not make any difference.

    Yesterday the service was unbelievably bad, today, I guess, it's bad but better.

    VOIP worked perfectly when we had ADSL before our house was finished, on IP star it's a joke. The test site said: like a tin can and string.

    I've got a business that depends on good communication. Plus it was great to just pick up the phone and call friends and family in the US.

    Very frustrating....

  10. Thanks Prasert but I'm still confused.

    I'm not a computer guy, I'm a plant broker. I know the botanical names of thousands of plants but I don't know the different terms or the how to's of Internet traffic.

    Living here I learn a little bit more everyday but I'd rather pay every month and have a computer that does what it's supposed to do.

    We called TOT today a number of times. Here's the latest:

    1. They said they were going to change our plan to 2mb/1mb for a week for us to try, no charge.

    TOT Speedtest result: 183/63

    2. We called again, they said it was changed, TOT Speedtest result: 24kb/63kb

    3. We called again, they said the pipe has been down for 3 weeks and bandwidth is severly limited and it'll be fixed soon. They gave us another number to call and complain to. TOT Speedtest result: 223kb/200kb

    So the best that we've been able to get on a 2 mb 8000 baht per month plan is 223 kb down and 200 kb up.

    Where I come from, that's called stealing.

    I checked and the IP address is the one that I typed in (when I unchecked Find my IP automatically). When I put in that information previously, the internet access stopped.

    I just did a speed test 24/16.

    The technician that TOT sent over here (3 or 4 times already) doesn't know what to do. I certainly don't know what to do.

    I hate to pay them 5000 a month for a 1mb corporate service but that's the only thing that worked.

    Never got 1 mb but I did get better speeds.

    Any insight would be appreciated.

  12. We're in Kanchanaburi, using IP star, 256 or 512 Commercial account.

    It's always been terrible but over the past few days speedtest results of 24/64, 98/123

    ThaiVisa speedtest 54/158 just now, while I'm writing this. utorrent's downloading The Kingdom at 0.6 kbs, ports are open too.

    Anyone else with the same problem ? Misery needs company.

    Any suggestions....

    Interesting point: I paid for a fixed IP but when I use that configuration, no internet at all. So I went back to the find IP automatically.

    I have a Linksys WRT54G set up like this

    IPstar ---- Linksys ----- Computer. Am I doing something wrong ?

I'm not entirely sure here, but I'm of the impression that the iPSTAR box acts as a router (it sure has a dhcp server built in), so this would mean that port forwarding has to be set-up inside the iPSTAR box, and no router should be put behind it, but instead a simple network switch if you need to hook up more devices!

    That makes sense BUT is the IPstar router wireless ?

    We did have the technician (ha) from TOT set up the box for 5 computers but .....

    What do you mean by a "simple network switch" ?

  14. We need help.

    We just moved into our new house in Kanchanaburi and IPstar is our only source of Internet.

    We need to get all 3 computers back on track: U torrent, Vonage, etc.

    Nothing seems to work right anymore since we moved.

    I use a Linksys router, but port forwarding is impossible for me to do, I've been trying for days.

    Are there any members in my area that can come to the house and get us set up properly.

    I'd be happy to pay a reasonable fee for your time.

  15. I'm trying to improve my torrent download performance. So this morning I was researching Port Forwarding.

    I can download files, a 700 mb TV show loads overnight. Using TOT IPstar in Kanchanaburi.

    But on the bottom of the BitTorrent page, it says: "May Be Firewalled".

    I've got the Windows firewall disabled.

    So I assume that it must be the router's firewall, (Linksys WRT54G) or is it the IPstar firewall ?

    So Port Forwarding's first step deals with the IP address, but when I checked the IP address using ipconfig/all, I got one address (192.168.1.101) and when I checked online at Speakeasy and at another site, I got a different IP address (203.113.23.192).

    I'm not a real computer geek, my skills are probably rated at adequate +, but I can't figure this one out.

    I'm hesitant to do anything until I resolve my IP address confusion.

    Is one IP address from IPstar and the other from the Router ?

    How do I configure the Linksys to allow Port Forwarding ?

    Also:

    How do I update the Linksys firmware ? My firmware is 2 - 3 years old. I see that the newer versions have specific references to BitTorrent performance improvement. I've tried to do it using the Linksys control panel BUT when it asks me where to save the file, there is no Linksys folder in my program files.
