  1. Hi , i have been planning to buy an old bus from market and convert it to camper bus by decorating personally and then i will drive the bus whereever i want and live in it. As far as i know, in order to drive a bus , you must get work permit but a farang can not work as a public transportation driver on the other hand, i want to drive this vehicle for personal purpose not for commercial or business perhaps i have to change yellow plates(public transportation) to private white plate(for personal use) and can drive. let's say it is possible , how can i register this vehicle after conversion to camper bus. is there anybody having such kind of experience or knowledge , please could you share the procedures step by step if you have any informaation , thanks

    It sounds to me you’re number one goal is to build a house and live in it alone until you die.

    After your life expires, you don’t want your ex-wife to get the property and want your daughter to get the property instead.

     

    Unless your plan is to continually provide child support and emotional support and educational support for your daughter,

    it sounds like you’re trying to use your daughter to bypass the laws about ability to buy property and live in it until you die and then pass the property onto your hairs(daughter)

    Yes , my first priority for her is to sopport her economically till i die as much as i can do

    my daughter lives with her mother in rural area and i want to buy a land and to construct a home over it in the same region, of course , i can not buy a land as a farang that's why i want to use her name for the land as we(me and my daughter) can oftenlive in the home which i will make for her and i can support her not only economically but also moral and emotionally. My only doubt is that 

               if i use my daughter's name for the land and make a home , in the future , can my ex-wife dispute for the land and can she get me fired from the land as the guardian before  i die. 

     

    Otherwise, after i die , my daughter can sell or she can do whatever she wants for the land

    Yes, this is all i want to do, i need the home's Userfruct till i die. Otherwise, the leasing with 3 pary is not sensible instead of my daughter's ownership If the Usefruct is possible behalf of court, of course , my choice will be to buy the land by her name.

    It's a conundrum I too often think about. The problems I see right now is you sound like you are already sacrificing your child by living out in the sticks. What good will that do her? 

     

    Sending her to the only option of a school for miles just so you get a tranquill low cost of living surrounded by whom and what?

     

    I sometimes wonder if a child is actually better off in Pattaya growing up seeing all the world through all those lenses versus a child who has  lived almost innocently for so long and then likely had some form of breakdown in relationship and faced Pattaya naive and completely unprepared.

    First of all, she is from my blood and according to my culture if you make a child, you must get her/his  responsibility till passing away,

     

    I don't know how long and where have you been in Thailand. I have been living in Thailand for more than 10 years and i work as a teacher(math teaching).,so far, all of my students (who haven't gone pattaya to sell themselves????) have gone universities to study enginering. I have lived mostly in north of thailand where people are so friendly,kind, helpfull  etc.. (even they offer me many bottles of beer when i had no pocket money) . My ex-wife is a teacher too and her family supported us economically and morally during marriage. 

     

    As a result of them , thai people is not sticky just have conservative culture and pattaya life which have all kinds of bad altidutes and illegalizations is totally different than real thai culture 

     

    If a foreigner/farang dosen't join and respect their real social life totally, thais think the foreigner just as ATM machine. 

     

    and that won't be gift for her, which must be done actually , which will be advantage for my rest of life

I want to buy land for 8 years old semi-thai daughter by registering her name, because i have divorced her thai mother actually i am planning to build a small home on the land(in rural area) and i want to live in the home where i will build till i pass away ,eventually after i pass away , my daughter can do whatever she wants to do for the land and house as my inheritor. 

    1- Can i buy land in her age, is there any age limitation or restriction to own land registered by her name legally

    2- Can my ex-wife sell or lease the land by using my daughter's name as she is guardian of my daughter.

    3- If there are no trouble for clause 1 and 2 , can my daughter sell or lease the land once she is 20.

    4- Regarding all possible issues as far as i heard, can i make an agreement between my daughter and me to obtain land's usage right till i pass away , will the agreement be legal on thaland's courts.(meanwhile, if i do that, who will sign the agreement as she is 8 years old now) .  

     

    actually , there is a following law , but it is not clear for my case, 

     

    Section 1574. A person exercising parental power cannot enter into any of the following juristic acts with regard to the property of the minor except with permission of the Court;

    1. selling, exchanging, sale with right of redemption, letting out property on hire-purchase, mortgaging, releasing mortgage to mortgagor or transferring the right of mortgage on immovable property or on mortgageable movable property; 
    2. extinguishing the whole or a part of real right of the minor on immovable property; 
    3. creating servitude, right of inhabitation, right of superficies, usufruct or any charge on immovable property; 
    4. disposing of the whole or a part of the claim the purpose of which is to create real right on immovable property or on mortgageable property, or the claim the purpose of which is to have a real right on such property of the minor relieved; 
    5. letting immovable property for more than three years; 
    6. creating any commitments the purpose of which is to achieve the objective as provided in (1), (2) and (3); 
    7. making a loan of money; 
    8. making a gift, except out of the income of the minor on the minor’s behalf for charitable, social or moral purposes, and suitable to the minor’s condition in life; 
    9. accepting a gift subject to any condition or charge, or refusing a gift; 
    10. giving guarantee by any means whatsoever which may cause the minor to be compelled to perform an obligation or to enter into other juristic act, as requiring the minor to perform an obligation to other person or on behalf of other person; 
    11. making benefit out of the property other than those provided in Section 1598/4 (1), (2) or (3) 
    12. making a compromise; 
    13. submitting a dispute to arbitration.

If a foreigner wants to live in Thailand(except Bangkok,Pattaya,..) and plans to build small home , it will be best solution for him to lease 1 rai land which is renewable (costs 100K-150K Baht) for 30 years in rural area and construct a home(750K-1M) and you can register the property by your name. If an agreement is done between two parties and he foreigner adds his inheritors names on that agreement , the leasing will be renewed for the new 30 years after first cut. actually , instead of investing 40 million baht actually nobody knows whether he is alive or .. after 30 years????

    Well, i will return Tha with the same procedure with Non-O visa individually(because my thai family live in north). My all documents you mentioned above for all step have been readily available except ASQ hotel reservation. My flight will be held by T.Emb on Jul 29th but my major problem is that i have limited budget to stay ASQ hotel(because i am single worker as teacher in my family and ASQ prices are quite lot for my situtation) 

    If i arrive BKK airport and if i have no ASQ reservation , does the government provide state quarantine with at least low price(not free) , meanwhile i have to start to teach asap to support my thai family(wife and daughter) because my students are looking forward me going back school and my family too

     

    What is the government procedure for my situation and similar people..

    As Thai embassy in Turkey sent guideline what i have to follow , i have listed the items as follow

     

    Guideline for foreign spouse to enter Thailand

    Step 1 – Submit request and documents

    Applicants must submit their request by explain the reason/necessity to enter Thailand at this moment and must submit the following documents

    1.       Copy of passports of both the foreign spouse and Thai national

    2.       Certificate of marriage

    3.       Insurance in the sum of 100,000 USD that also covers the treatment of COVID-19 throughout the stay in Thailand

    4.       Air ticket reservation

    5.       Alternative State Quarantine Reservation

    6.       Declaration form

     

    Step 2 – Embassy will request Certificate of Entry (COE)

    Step 3 – Issuing COE

    Upon receive the approval to issue COE, the Embassy will request additional documents as follows

    1.       COVID-free Health Certificate that is issued no more than 72 hrs. before the departure

    2.       Fit-to-Fly Health Certificate that is issued no more than 72 hrs. before the departure

    Step 4 – Departure to Thailand

    Applicants must present the following documents at the check-in counter

    1.       COE

    2.       COVID-free Health Certificate that is issued no more than 72 hrs. before the departure

    3.       Fit-to-Fly Health Certificate that is issued no more than 72 hrs. before the departure

    4.       Insurance in the sum of 100,000 USD that also covers the treatment of COVID-19 throughout the stay in Thailand

     

    I have already completed first step and i have been quoted with an insurance by https://www.aainsure.net/ which is a broker located in Thailand with reasonable price(14100 Baht for my age, 50)

     

    Now , i am on stage of step2 and the emb is organizing an special flight(not commercial) for reps. which will be held on Jul 29th costly 760 USD by Singapore Airlines and as emb told me , i have already been listed for that flight if only completing ASQ hotel reservation till Jul 29    

     

    Meanwhile , according to my individual searching for my position (i am a teacher who has limited budget for me and my thai family to live in Thailand and ASQ prices are extremely high for me to pay), there are some following informations enlighting people who have same situations as mine

    Or perhaps it is up to the mother to go to the authorities with the certificate for further processing so that it eventually gets to the immigration officers at Swampy and is available on the day of arrival?  Sounds an impossible situation to me!

    Before Covid 19 pandemic whenever i visited my hometown , for all cases and risks ,although i am married a thai , I carry the copy of my daughter's birth certificate with me during travelling out of Thailand for visa or other issues, and that time too. so , i strongly recommend you should do it

    I agrre with you, as long as 10 years in Thailand , the policy for foreigners has changed and most of regulations have been changing , it's also getting more difficult to stay in Thailand unless you have unlimited money to spend , actually , the government want foreigners just to contribute economy by spending money , not to get money from economy. meanwhile education in Thailand is most unimportant thing compared to other sectors

    I guess teachers on 30k salary aren't considered as essential, so there are no hotels for their budget

    You are totally right, unfortunaely, the government always think if a farang has family in Thailand, he must be rich and can pay whatever he needs to pay, nobody think if this farang is happy in Thaland , he can live very simple

    least or largest ? because after i return Thailand , my job is ready , i will start to teach in a new public school and the term has already started , they are waiting for me to start ASAP , i would continue my life at the point i left in Thailand if there was no ASQ

  13. actually i have been living and working in Thailand for 10 years. I am a teacher ,I have family , that means my lifestyle is as the same as thai's totally even i pay 2500 Baht for my rental home ,monthly in rural area, after short period in Turkey , i try to return Thailand but MFA listed ASQhotels with awful prices compared to my life expenses in Thailand (my monthly rent = daily ASQ hotel)

     

    so , Is there anybody knowing cheaper ASQ options that MFA listed. Because if it is compulsory , i don't expect any luxury options , i can stay anywhere for 14 days 

     

    meanwhile, how can thai returnees pay these amounts for ASQ , are they exempted from ASQ or are ASQ hotels for thais different than farang

    aainsure.net is a broker located in Thailand(have 3 branches-Hua Hin-Pattaya-Phuket) and i have chosen the insurance company (April My Health) in the first column of file that i sent 

  15. when i checked https://www.pacificprime.co.th as you mentioned, i found a inpatient policy with 3275000 Baht ( around 100000 usd) with annual cost 14.087 Baht, but i am not sure whether it covers COVID-19 or not and the insurer is AprilMyHealth as follow,

Actually , i am not sure what kind of insurance does MFA request and even when i contacted the embassy in my home country , they never reply clearly , but most of insurance agency in Thailand mention that my resident is not in Thailand now , i will return Thailand ,so i have to obtain Travel insurance

You can find the cheaper one depending on your age , actually they offered me 32000 for it(i am 51), on the other hand , i am sure i can find cheaper, somebodies mention there are some insurance for one month just cost 137$-165$(4000-5000 Baht), if i find a cheaper solution to enter Thailand, i can share how to do that
