so many issues/up in the air comments - where to begin?
typical issues when dealing with thai officials in govt.
1. true timeline
2. bad thought out plan
3. why paper vs digital
4. right hand vs left hand
5. does prayut endorse or back this?
etc...the list could go on easily to another dozen other issues due to poor thought out /researched ideas

13 years ago, I took it as - you are a guest in LOS and follow how “they” do things
but after traveling & working in other countries these past 12 years...
any country where locals are never at fault if involved with a foreigner is not a country i label as a non 3rd world country. These double standards and corruption way of addressing situations occur usually in 3rd world countries.
I use to give thailand a pass and followed along and “stated/thought” - I am a guest in their country. However they do things is as is. But, after being in other neighboring counties and many other countries for that matter, no - the way thai’s and thailand handle things are really not ok.

anybody know whether TruVision shows all the NFL games or do they just pick a random few each week to show?
btw, how many english language channels do we get for a basic package?

...last time I was pulled over on my motorbike, I had veggies & meat from the wet market in my basket. I put #500 baht in the helmet compartment and the cop wouldnt budge until I put an extra #500 baht more....he knew I was in a rock and a hard place place with my perishable goods. Talk about really taking advantage of my situation

...Thai criminal courts have always been slow and also corrupt. Money usually talks if you’re Thai. And if u are a foreigner, they’ll squeeze as much/overkill as much as possible. I have very little respect for Thailand - as I consider the country 3rd rate across the board.

...most often, Thai’s are not rep remanded and if it’s Chinese/tour groups, Thai govt looks the other way.
If it’s a foreigner/falong, they will blast the news and level the harshest possible jail/fine.

You really need to just look at a condo in terms of its value to you and your circumstances
...I too looked long and hard at properties in bkk. I’ve owned a condo before in bkk and twice in Pattaya.
The units I looked at in bkk were in my opinion already overpriced and even with it’s current price/discount, didn’t feel like much of a deal.
In Pattaya, I had a general location I was looking for. The place I just closed on this week, was in the exact location I wanted, the size I wanted- #130 sqm, and from it’s original listing price from 12 months ago has been relisted 3 times at a lower price. I gave a even further, low ball offer and the seller countered with his offer which was still less than #25,000 per square

I’ve looked for a condo to buy for over 24 months, never finding one that was, location I loved, price I liked, size that I wanted. Then came across the unit I closed on earlier this week. It’s in Central Pattaya - location I wanted with malls and shopping close by, still walking distance to the beach, less than #25,000 sqm, and the size I wanted.
...maybe prices due come down even further, but everything I wanted/check off all the boxes were there, so I pulled the trigger. Very happy with my decision.

...agreed, the landscape has been changing for a while now. The “Land of Smiles” that I was introduced to 13 years ago, is not what it once was. I use to spend majority of my time in Thailand with visa flights to P/I for a week. Over the past several years, I have started to increase my time in the Philippines/decreasing my time in Thailand. Recently, I was in Davao,Cebu, Boracay for work, Leyte. I was pleasantly suprised how genuine the girls were in those cities. In those areas, the girls were not materialistic, never asked for money, always smiling and always happy, even if they or their family had very little. If you really want the gfe, I would suggest certain areas of P/I.
I am cautiously aware of the new movement groups and existing hoops being thrown towards foreigners...
Btw, for those who prefer to reduce annual retirement visa paperwork, in P/I once you apply once, it is forever. No need to annually apply. And it comes with a number of special benefits.
The plan was to always retire in Thailand, but now open to reconsideration....

“standard” - I agree is the norm. In the past, on one of my condo purchases in Pattaya, while both myself and seller (both of us foreigners) and both of us out of country, we were required to get/send over the paperwork to our local Thai Embassy/stamp.
This last purchase, was not required here in Pattaya. I used the same law firm to handle this recent purchase. I’ll ask the lawyer why this was not required this time out...

...I saw a smaller truck last year in Jomtien. I sold my condo in cozy beach last year. When I returned to LOS to complete my sale, I noticed all the soi dogs next to my 7-11 were all gone. I asked the money change guy what happened to all the dogs I use to feed - he said “ new condo building around the corner, cambodian workers eat all the dogs” - yikes!

There is Land around at 2.5 M / Rai but it is not plentiful, and you cannot find it from the main roads.
Ask at some Village Mini Marts ( Ma and Pa Shops ) they know people that are acting as " Agents " for land and House Sales in their Local areas.
...I agree. Before the covid closure, I spent some time during my travels and did a bit of leg work. There were some deals around, from thais who were looking/paper signs put up for land sale. Most of the good deals can be found by just driving/looking around , asking people/talking to people in the area. Didn’t seem like a good way of marketing the property, but that’s how many thai sellers do it that way.

...I agree. All the new condos these days in bkk are small shoe boxes. Really, in my opinion, really non livable/functional. I checked out a few units, all new, all pre fab and really tiny for just me - although I saw plenty of chinese/russian families buying these small units.
I see that there is a 8M baht minimum on a condo purchase = smart visa requirement, which means I won’t qualify. Closing on a property on Thursday. In an older building, but #131 sqm, corner unit in Pattaya with sea view. Only #3.5M baht. Bkk has gotten too expensive for me - lol.
Foreign seller who was desperate to sell and dropped the price 2M baht. Only issue now, when will I ever get allowed back into LOS and actually get to use the place, lol.

I sold a condo while out of the country and just bought another one from a Belgium , while both of us are out of LOS. If, in Pattaya I could recommend Magna Carta to handle your POA, check to see if anything outstanding on the title and that the seller can actually own/sell the property. The notory and paperwork to the Thai Embassy /stamp is not always required. But! check with your lawyer who does this sort of thing. Well worth paying for those type of services.

The origins and extent of the Thai army's efforts to cast critics in a negative light and influence public opinion online are detailed in a paper titled "Cheerleading Without Fans" and released on Thursday by the Stanford Internet Observatory.
“To the best of our knowledge, this is the first time a social media company has suspended a network of accounts linked to the Royal Thai Army,” the paper said. “It is the first instance of Twitter including activity originating in Thailand in its state-backed information operations archive.”

Look that you can prove that you complained. I always do everything that is important by email. Take photos of the damage and perhaps you can go inside the room above. Perhaps the problem is easy to fix at least that far that no water comes anymore to your room. Whatever you do always write to the condo management, the committee and the owner and ask them to fix it before you act finally. Also don't forget to take photos. I also record all important conversations. Phone calls are recorded automatically. This can be very helpful to improve other people's memory... But it also serves me as documentation. Private calls I don't save.
Important photos and recordings I always save in a cloud as backup.
...I had the same issues with my condo in Cozy Beach. I reached out to the condo manager on site and got nowhere.
I took pictures, documented the dates/problems. I then contacted the condo committee/foreigners. By building a good relationship over the years, they helped me contact the property management group based in Bangkok. They sent a rep from Bangkok to gather information. I presented all the facts in a detailed report and summary report. I also had two foreign condo committee members meet with the rep and property manager and was finally able to make things right.
If you have already done those things, I would suggest you contact Tony at Magna Carta and see if they can assist you. Remember, although you are in the right, neighbors above in the wrong - easier to make honey with sugar than vinegar. Be calm, professional in dealing with the situation.

My own thought/comments:
I will keep this brief, although I could go on for 20 pages.
- I don’t have any issues wearing a mask when out in public, I’ll do my part!
- IMHO, I feel it makes more sense to shelter in place people with already weakened immune systems/pre-existing medical conditions, the elderly, young children and anyone else who just plainly wants to shelter in place, while allowing the rest of us to go on with our lives.
*I am a statistician by trade. I deal in numbers/statistics/actual facts. Everything I’ve seen so far, now after 6 months shows me that outside a very small # of people who should/could shelter in place, the rest of us should be allowed to go back to our everyday lives (still willing to wear a mask ???? )
The worldwide economic harm + increased suicide rate etc, has been far more damaging than the virus itself IMHO

...initially, I was eagerly awaiting the opportunity to return to Thailand. But, the lack of Govt officials and PM in the handling of the situation. Their lack of support to the low income earners of it’s own people and only looking to help the rich/“cronies”
Their ill will to the Ex-pat community - especially those that have built families and a life in Thailand and continually give them the shaft...
I’m finding it hard to want to schedule a vacation in 2021 to Thailand and help Thailand rebound economically. The higher ups/ones in powerful positions and decision making positions “lack of any sort of structured plan in place” makes me consider another place to take my vacations....maybe somewhere that appreciates tourists/spenders vs Thailand that seems to just tolerate us ???...and feels that they’re doing us a favor by letting us visit & spend our hard earn money

The PM must go! It’s time to let others turn around the ailing economy/unemployment problems, since doing nothing like he/his people have done the last 6 months. It’s easier to hold your position and lock down opposition by unnecessarily keeping the country at full lock down this long!

...anytime you have a Military Junta running the country, you never know what/when/how things will occur...it’s all a guessing/waiting game.
...is it only me that thinks this: i have no problems older people in decision making positions (i’m an old fart myself)...but isn’t the way of thinking, way of making decisions very outdated and non efficient in thailand???
