As long as a TM-30 has been done, there is no "red flag" involved in changing apartments.

Why you wanted to move apartments just because the owner wanted you to take sensible precautions in a middle of a dangerous Covid wave is a mystery, but off topic.

I didn't choose to leave, there was no choice involved. I was told I had to leave the apartment with my wife and 2 year old son because I was  seen not wearing a face mask in the lobby/reception area of the apartment building.  There might be other reasons of course, perhaps they just didn't like me and used that as an excuse.

Now having moved into a new apartment, the owner is being non co-operative with registering the TM-30.

  2. Yeah I guess by definitive I was hoping to get an answer from someone who applied for it in Bangkok and could say yay or nay. I didn't mention  why it is important but it kind of is for the following reason:

After getting the 3 month non imm 0 (where they visited my apartment to nose around and check everything) I have since moved to a new apartment. Moving wasn't by choice, I was actually told to leave by the apartment company (Me style) because they said I refused to wear a face mask in the lobby! That's a whole other thread which I won't get into now, but having moved recently to a new apartment I now have to get the registration for the new address to submit for the 1 year extension. The landlady of the new apartment is not being cooperative with that so I'm considering applying using the old registered address but obviously that will backfire spectacularly if immigration wish to make a visit because I no longer will be there.

Clearly the best option would be to apply with the registration in my new apartment but this may also raise red flag (why is he changing apartments) and I just want the process over with hassle free.

  3. Hi all.

Apologies as I'm sure this ahs been asked countless times before, but I could not find the exact answer I am looking for in the previous threads.

Having recently been granted the 3 month non immigration O "marriage visa", I am about to go back to Bangkok to apply for the one year extension. Previously the immigration officers came to visit my apartment and check we were living there and whatnot. Will they also do that again this time after I apply for the 1 year extension or is that just the first time?

    Thanks in advance!

Well having visited quite a few moo bahns and contacting the places directly, it seems the prices are not that different from what the dealers are asking for on the online market places and there are really few bargains to be had as others pointed out. Regularly getting quoted 5 + million baht for run down properties in villages where the only signs of life are the sounds of growling dogs as I meander past.

Now I am  switching focus to the rental market and trying to get a bargain there instead which seems more promising. Overall, I've never seen Pattaya so dead since I  first traveled here since in 2005. So many boarded up shops and convenience stores, deserted beaches, not even offers for a massage when I walk down the street which is definitely a first!  Had breakfast w/ my family outside of that German bakery opposite Terminal 21 and an old woman was staring at us the whole time. Took me a while to figure out she was waiting for us to leave so she could scavenge for any leftover scraps of food...

  5. Thanks for the helpful input.  We have contacted some people on the Facebook groups, but most of them seem to be agents and we are really trying to avoid their fees if possible.

Had a drive around some Moo Bahn's as recommended. Prices still seemed rather high considering the places I looked at all needed quite a bit of work.

Actually I was persuaded by my wife to check out a place run by Supalai housing. As expected rather cookie cutter buildings with not the most space, but everything is quite modern and for the price I think Its not bad value.

I will stick to the plan of hitting the places direct for the next few days and see if I can strike a deal.

  6. Hi. Apologies if this post is inappropriate, but I'm genuinely asking the question so I hope it won't get flamed.

I have been looking for a detached house in Pattaya to settle down with Thai wife and son. First we approached a couple of property dealers, but we have found their prices to be way over the top for what is, let's face it, a buyers market.

We have since shifted course and spent the past few days driving around looking for places advertised for sale so we can approach the sellers directly, cut out the middle man and make a win win deal for both parties. Seemed like a good strategy, but its time consuming.

We are looking to spend max 4.5 million on a detached house in a family friendly location, preferably North Pattaya or Jomtien. If anyone has seen or knows of any stellar deals it would be great if you could let me know. Or if you can share some advice for house hunting that also would be great as kind of a bit lossed at the moment.

    Thanks in advance

  7. Hi there,

Apologies if the topic has been addressed, but I could not find the specific info I was looking for on this forum.

I am currently in Bangkok on a Tourist visa. I am renting an apartment with my Thai wife & son in BK and looking to stay long term .

I approached a visa agent about arranging the change in visa from Tourist to non immigration O (marriage visa) here in BK. I have all the necessary documents including the Thai bank account with the funds. They quoted 45,000 baht which seems ridiculous for what Im thinking will be a straightforward application. As Im here in BK and have time, should I just do go to the immigration office and apply for it myself? If the price was more like in the  15,000 baht range I would be tempted just to save the hassle, but 40k no way.

Any advice would be greatly appreciated.

    Thanks in advance.
