    Second point - are you sure the money was converted abroad and sent as Thai baht? In most normal transfers to private accounts the money is put into the account in THB regardless of which currency was sent. Another point is that the reason stated for the transfer should be "to buy property". As suggested above, go to your bank and ask for the document to present to the land office. 

    As for putting the condo under daughter's name - as mentioned above - you won't be able to sell / mortgage / lease out the property without a court order before she's 20 years old. 

    Thanks for replies. I made 3 transfers, two by online bank swift, came in as USD, and euro, so was fine. My mom transfered another one the main one to me from her bank, it was converted thai bahts at sending bank, she doesnt know the difference, so thai bank customer service said cannot make FET form on this particular transfer only can make transfer receipt.

     

    I bought a condo unit few years ago in Kuala Lumpur in my adult foriegn son's name. He is digital nomad, so I had been thinking to buy another unit in Pattaya so he and me and my half Thai daughter can shift around places and not pay rent for next 10-20 years.

     

    If we can use condo units for next 10-20 years, so we save 10-20 years of rent, we dont mind sell it even at cheap price in the future.


    I asked a real estate agent, seems totally no problem to register in my half Thai 14 years old name, as mentioned above cannot sell until she is 20,, but we plan to use it at least 10-20 years , so we can shift around places between our 3 family members, possible another one soon son's steady girlfriend .

    Real estate agent said I can do this myself easily, but she willing to check all papers and go land office to make sure things are right for a few thousands bahts, i think I just do that to save the headache.

  2. I had been planning to buy a condo in Pattaya. I asked my family to transfer to me money, but my family unknowingly money was converted into Thai bahts at sending bank, they didn't understand the difference of converting at sending bank or receiving bank, bank never asked. so money arrived as Thai bahts. But you need money arrived as foreign money to buy in foreigner name.

     

    So I think I can not  buy in my name anymore. But my friend said I can put in my daughters name, 14 years old, she has Thai ID card. I am divorced with Thai wife but I take care daughter. I had a paper from divorce office when we got divorced that says father take care, or stay with father something like that.

     

    So what is the process of buying condo in 14 years old daughter's name. I read from other forum, it says process is easy, do I bring her ID, birth certificate, divorce paper, her house registration is at her mom's place, do I need her house registration paper? what else do I need to prepare for land office ? hope someone went through this process can help.

    you will have to keep her in a bubble world, no way to acclimate at 92.      

    I think her purpose is to spend last last part of life with her love ones, i guess is better than dying alone in cold frigid small town Scandinavia. I asked myself too, would I do the same if I was 92 and mostly alone, I guess I would make the same decision to go where my love ones are, i think location doesnt matter that much anymore.

    My friend has retirement extension. I will tell my friend to read these replies and make his decision. I think they plan to go back Scandinavia after Thai country is open without quaratine and bring her here on a first class flight. He said she is fragile but not terminally ill, so no problem for lying down on a long flight.

     

    He also posted his question on his native language website, the majority of replies reccommend him to just ignore all the paper works, its too stressful for such old age and final destination is here, last beauful jounrey with  love ones.

  5. i am asking a question for a friend who is not a member of this forum. His mother is 92 and fragile wheel chair-bound, and very near the end of her life. She currently living in Scandinavia. After covid is over and Thailand resumes tourism, She plan to move here to stay with her son(my friend) and live out her life here with him and his family.

     

    My friend wants to ask in this case, does his mom simply come in with 30 day visa free, and just disregard the visa issue. Is this the best option since its a final destination and could be only a short trip? and he also wonders when his mom passed away, is there a visa fee penalty for the deceased ?I am not sure, but common sense and humanity would say no, but Thailand I don't want to bet on it.

  6. I have to leave Thailand to go overseas for some family issues. I need to buy covid insurance to get COE when i am overaseas.

    I have a non-o family turned into 1 year retirement. If I buy what is the length I need. The one year rate is very expensive, and I probably after entering Thailand leave again in 2-4 months. But not sure when, can I buy the cheapest short term 30 days ? will that be enough to get COE? or does it have to match your length of your visa? or match how long you intend to stay?

    Just some extra cash. I met many units owners sell below their buying prices now. One 3 room unit asking 2 million, owner showed me he bought for 2.7 million, maybe many people desperate for cash. So I think good idea to get a unit here in Thailand, I bought a unit in Kuala Lumpur 3 years ago. My kid is digital nomad so he can shift around a few places.

  9. I am thinking to buy a condo. The seller bought for 3.2 million 3 years ago, and now he need cash, asking price 2.6 million and wants to sell quickly. I am not sure how foreigner buy condo process work. I read a few websites but still not clear.

     

    1. If I buy this for 2.6 million baht, do i need to transfer more than 2.6 million baht worth of foreign money at one time, or can be multiple transfers add up to be more than 2.6 million baht. For example 30000 USD transfer 3 times, or need to be 90000 USD one big sum one time?

     

    2. I read a few websites, they emphasize the money need to be foreign money coming into Thailand. I am not sure what that means. If I use swift USD transfer online to my Thai bank account, is that what they mean by sending foreign money into Thai bank.     3. After money arrived, I go bank ask for foreign exchange form to show money from overseas. Then I transfer seller money and then go to land office to change ownership name. Is this correct steps? or we need to go land office first before send seller money?
