Well you can now delete the teacher, her family, friends and all with which she encounters along with Thais who might happen upon this from the tolerate Farang list and add them to the despise Farang list. That's what happens when guests give unwanted advise about how things are done back home. For me personally dealing with foreigners here in TH is the biggest single problem I endure living here. I come on here just to keep my immunity at peak level so as to be able to deal with these caustic foreigners.
  3. Dude, fact is the law was clearly written to make it illegal what you have done and you stated it was done with bogus docs. It's like saying I've been having sex with my neighbors wife for 10 years and justifying it by saying '' tens of thousands have been doing the same thing''. There is no such thing here as 'arbitrary and selective enforcement'. The mere fact you stated in a public forum, that I am pretty certain the powers that be monitor, that you used false documents could in of itself result in a less than positive experience. All you need to ask yourself is what was this law intended to do as opposed to what you did. Your defense that others did the same is quite weak. Stop digging.
  4. I was not about to leave that to interpretation since the obvious intent of the law is to impower Thais over farang. It you wish to hang your hat and visa on your interpretation good luck with that because it would not be consistent with the intent behind the law.
  5. Dude, not true at all. I just truly believe you failed to have a firm grasp of the obvious. Far too early to claim the undeniable risk you have taken can be deemed positive. In the right place and time REI is as good as it gets. In Thailand playing "tricks" to obviously circumvent the letter of the law in an investment with a history of diminished returns in the midst of a pandemic that saw Thailand lose 95% of its' tourist income is just not very smart.
  6. As a developer and builder I have owned hundreds of properties many of which I don't remember. All were bought based on good reasoning. That same reasoning that told me banks were far to loose throwing around money 1995-2007. The same reasoning tells me illegally buying property in a country based on ''tricks'' involving a Thai GF and (LOL) her mother in the midst of a pandemic that has crippled much of the planet is not positive nor prudent. Remaining liquid makes far greater sense.
  7. You have omitted the fact that funds placed in a proper investment would more than double every 10 years. Couple this with the fact one can rent a far more expensive home all things being equal along with the not so grey area of ''tricks'' to circumvent the letter of the law. Finally lets' factor in the well earned reputation Thai ladies have for separating expats from their assets and it becomes difficult to currently place a positive spin on this deal. The mere fact the OP is attempting to own real property in a country that expressly denies ownership rights to non-Thais is taking on huge risks. Fact is there is a much greater chance of a negative rather than positive outcome down the road. Personally I sleep well paying rent here from airbnb income in countries that encourage 100% foreign ownership.
  8. I had an issue arise from a bar I bought were I set it up just as the OP has. It came to my attention later that as director merely signing off on necessary legal paperwork would be considered '' work'' and therefore a work permit would be required. Common sense tells me that these laws are written in order for Thais to be in the drivers seat. Very, very unlikely there were holes left open to circumvent the intent of the law. Having said that it's up to the OP the level of risk he is willing to live with. For many of us it is a none starter for at least a half dozen valid reasons
  9. It's often called home field advantage. It happens in many places. Besides that a big expensive has hanging in the balance puts enormous stress on both sides of a relationship. Never once heard of a Thai female demanding possession of a rental home.
  10. IMHO especially in these uncertain times you would be far better off in that rental. By not commenting on the other issues I brought up they must have some merit. Location, location, location and timing, timing, timing. At the peak 2002-2008 I developed and built in Costa Rica. Cut up an ocean view farm I bought for 150K usd into 30 lots that sold out in 15 months for 65K a pop. Flipped 5 farms for 4x what I paid. Built a resort on 62 acres costs me 225K, sold in 2008 for 1.2M. Come 2009, the great depression, home equity loans went the way of Dinosaurs and Costa Rica like Thailand depending on tourist came to a screeching halt and 12 years later I am still sitting on 100 acres I couldn't give away. Point is when life looks like easy street there's danger at your door, Grateful Dead. Actually the government in Costa Rica got greedy and ran off expats same way Thailand has. Now instead of rich and famous all there is are backpackers taking more than they spend. Luckily Thailand has the Chinese onslaught, just be careful where you step going shopping at Central Festival.

Home appreciation adjusted for inflation in Pattaya averaged 1.9 % between 2009-2020. Even discounting the effects of Covid and based on history 7M is an optimistic sale price in 8 years, a loss of 2.5M after allowances for rent and upkeep. Other issues: - Should you have issues with GF and Mom your 49% transformed to 100% is likely illegal. - Illiquidity - 40K per month today rents you a property valued between 10-18M @Hipflat - Futures uncertain and the end is always near - Let it roll baby roll
  12. Agreed, the huge inventory of property makes resale a fools game. The Xchange has has lost 1% over 5 years, not an issue.

  14. Pretty much all third world countries enact laws and regulations that are complex, confusing and open to interpretation that make it impossible to successfully gain approval. This approval can only be attained by entering the underworld of endless kickbacks and bribes. It's considered standard practice. I developed property in Costa Rica where one NEVER gets a project approved without a payoff of some sorts usually involving the Mayor or Registro employee. I've gain approval of subdivision buying brake shoes for a dump truck. I developed in S. Florida and been declined after spending hundreds of thousands on studies and engineering and told to come back in a year! Bribes are just part of the process in poorer countries.

  18. In my case it just absolutely makes zero sense to fool around with immigration, parking 800K that ends up costing me 6000baht/month as long as I choose to be here. ( For those who don't understand that's 4 1/2 ice cold Leos' everyday for as long as you live here). An agent is money well spent. It would be different if it bought me permanent residency instead of throwing money a parking meter.

  22. If you want to <deleted> away 40K+ per year and deal with immigration it's up to you. I prefer to leave those funds in my investment account and pay someone so I don't fool with the IO.

  24. I totally understood how and why the OP got into the bind he's in. Like you I gave him valid advise plus in the future imho it would make good sense to spend 15K with an agent as it would give him the opportunity to add over 40K to his bank account investing the 800K and never have to deal with the whims of some IO looking for tea money. I have personally used an agent for 6 years and I'm up 300K baht and waited in line nor running around getting docs. In fact the agent comes a pics up my docs at my condo. Just one trip to the IO , front of the line to sign off, done till next year. I imagine I spend less than 30 minutes total per year to get my extensions. In the real World IOs' would much prefer everyone use agents, less work and more money. Now give me a good reason not to go that route.
