  1. Pls read before arguing..I said this is the testimony of someone who went to one RD office close to Chiang Mai, not me.. and according to the majority of testimonies RD offices ask for copy of the bank books where transfers appear

We have no indians renting in our condo but we have a lot of russians and I can tell you they are very noisy, partying, slamming doors all day long, then occupying all the pool chairs and inside the pool even some of them last year and this year with a very large mattress 2x2 nearly blocking the pool space with adults sitted on it and kids jumpint and splashing water then climbing again on this mattress Situation worsened as at the beginning there were some co owners and some people renting also to russians for short term.. then I imagine these people told friends the place is nice... so more of them purchased and a lot more rented (the ones who purchased surely renting out when they are not there..) + the friends they bring from outside to use the pool.. This leads to a lot of evening/night gatherings with music, songs, alcohol and therefore also screams, loud laughs, screaming children running all over the gardens etc.. Peace is gone Have a good day
  3. Hello Has anyone done this procedure and the document they issue is it a proof that you are clear with RD (tax clearance certificate or similar ?) I don't care about the refund.. what I want is a proof I did a procedure in RD and had no tax to pay, this in case they ask me anything in the airport when exiting Thailand.. Thanks Have a good day
  4. This is a pretty good idea.. I go tomorrow to Sattahip RD.. Any experience in this office ? I don't care about the bank withholding tax but if this helps getting a Tin + get a document proving I filed a tax return or get a document saying I filed and I owe O bahts and am OK with RD, would be perfect.   5. Hello I went to Jomtien RD to ask for a Tin. 1st thing they asked me how much money I entered.. my answer was "0" as I sold my condo in 2023 and therefore had money on the account. They then refused to give me a TIN.. My point was to get a paper showing I had made the needful..but they didn't want. I read recently that one person insisting to get a Tin was answered they would charge 5000 bahts for it if he didn't have tax to pay.. Find it surprising.. also is it true or did the person understand well ? Have a good evening

  7. To confirm your point, just one week ago, was walking my dog in front of the building. A taxi was there and an Indian guy sitting on the small wall with a luggage. A guard came parked his bike and accompanied the guy who was friendly with my dog.. we had a quick chat about India and he told me he was there for 2 nights only.. I walked out of the lift and he went higher with the guard.. so, obviously the management, using one condo employee, was helping short time rent.. By the way didn't hear any noise and never saw this guy anymore during those 2 days Have a good weekend

  10. Hello What I see of course owners is that they are quick to cry and complain but very few are ready for action.. Regarding the JM and building manager I repeatedly complain.. a few months ago about neighbours just under my condo partying every evening on their terrace, playing guitar, choirs, drinks, screams.. whatever.. First answer.. we should have evidence.. For god s sake your night guards are there !!? 2nd answer after I recorded at least 10 times during the night the noise inside my condo and sent through line Answer... They don't speak English.. My answer ..use Google translate 3rd time I complained.. The terraces are not well sound proofed... Then tell them to have the party inside, close their door and put AC on if they wish 4th time.. JM answer.. "we don't want to make enemies"... My answer.. then leave the job if you are not able to do it..!! Useless people.. only interesting in making money Have a good day
  11. Hello And what about the juristic manager and building manager responsability, as they knowingly tolerate these situations.. We are in a well known condo between Pattaya and Sattahip where those people accept anything, hords of Russians drinking and eating at the pool side (when clearly prohibited and reminded by boards all over the place), night parties forbidding people to sleep or enjoy a TV program unless being locked like prisoners inside their condo with AC on etc.. Some have purchased condos they rent short term to other Russians, then Sundays they invite friends residing outside to join them at the pool etc.. Guards are everywhere but don't do anything.. Not acceptable... But still have no choice except moving out (which we will do...) I wonder why co owners don't really act against this type of thing as finally their condo value will go down and their life will get miserable due to noise and nuisances Have a good day
  12. Hello One testimony today in Hang Dong 15kms from Chiang Mai. This pensioner went with a report from his french bank showing he had in December 2023 on his bank account more than the amount he entered into Thailand + a Thai translation of the text saying that money already earned before 1/1/2024 would not be charged. The employee sat, filled a 91 form.. reached at 289892 after deductions and charged 6994,60 bahts. As he explained again he did not owe that, she said she only takes into account the full amount entered in Thailand He refused to pay and she told he had to pay before 31st of march, otherwise it would go to next office for enforced payment with fine and interests..He refused anyway and plans to go to the next office and explain this is a mistake For me, tried Naklua today. As soon as I entered one lady (not asking why I was there) asked my address.. then told me to go to Sattahip RD as I was not in her area Have a good day
  13. Hello Following your post I searched and this is what I found. It seems that she gave the maximum fine amount.. Fines and surcharges are one form of punishment related to taxes and duties, and there could be additional criminal penalties depending on the severity of the offense. For instance, if an individual files their taxes on time but fails to pay the full amount, or submits their tax forms late, neglects to submit, or evades tax form submission, they will have to pay additional charges and fines as per the law. If they refuse to pay, they may face criminal charges. The penalties can be categorized as follows: If taxes are not paid within the specified period, an additional 1.5% surcharge per month (a fraction of a month is counted as one month) of the tax due will be imposed from the day following the deadline for filing until the tax is paid. If tax officials issue a summons and it is found that no tax form has been submitted or the tax paid is less than due, in addition to the surcharge, the individual will also be liable to pay a fine of either equal to or double the amount of tax due, depending on the case. The fine may be reduced or waived as per the director's regulations, with the Minister's approval. If the tax forms (Form Por Ngor Dor 90, 91, or 94) are not submitted within the due date, a maximum fine of 2,000 Baht may be imposed. If someone intentionally provides false information, presents false evidence, or commits fraud to evade or attempt to evade taxes, they may face imprisonment ranging from 3 months to 7 years and a fine ranging from 2,000 Baht to 200,000 Baht. If there is a deliberate intention to not file tax forms in order to evade taxes, the individual may face a fine of up to 200,000 Baht, imprisonment of up to 1 year, or both.
