  1. Not having a concrete beam running around the roof is not a good way to save money. Your heavy roof with Contrazz ciment tiles is only supported by the irons coming out of the post. Can see on the first pic that they forget the level difference and had to modify two posts, so they certainly extended the irons, the risk is low but this can be a weak point. Not having a top concrete bean is also bad for the walls. The roof "push" the walls to the outside so small cracks could appears, especially with concrete blocks.

    From the pics the concrete seems of good quality wthout bubbles.

    The overall house looks nice and the area seems very peaceful, hope that you will enjoy good time in this property.

    Nobody should ever buy anything here ?

    Good construction is impossible here ?

    Falang build means only supervised ?

    I am a contractor who built condo building, houses, pools, gogo-bars...

    Sometimes standard quality, sometimes luxury, depending on the customer's budget but always with safe electric and water networks.

    Somes employed workers are with me for 10 years, they know what I want and they do what I want.

    Sub-contractors (gypsum, carpenter.... ) rip-me off ? I have at least 2 of each, they can't make the prices they want.

    Does morphic closed mind is able to understand that and stop make stupid generalisation ?

    Why did I get work from Indian and Thai customers and had always been paid ? Falang supervision ? Yes, maybe...

    Bad contractors and workers does exist but I also seen very good and honnest Thai contractors, architects, civil-engineers...

    This is an answer to stupid comments and not advertising as I never made advertising, nor have website, and anyway cannot take more jobs before this fall.

  3. I bought the LX3 in february from http://www.zoomcamera.net at 15900B with a 2gb card ( now the price is up at 18500B )

    and also bought extension tube, conversion lens and dedicated flash.

    Paid by ATM transfer and delivery in 2 days in pattaya.

    This camera is a gem and much better that all compacts camera that I tried. The f2 lens is perfect for me.

    But can't wait to find a GH1, even if the LX3 will stay close to me...

    First, sorry for my English...

    Just some thoughts :

    Strictly by the law you can't own in your name more than ONE condo in one city, but you can have one in Pattaya, one in Bangkok, one in Phuket... I never heard about someone having problems with that rule yet but you never know what can happen.

    Sea view can be a plus but I am not sure that it's so important on your ROI. I am a contractor here in pattaya and actually under the finishing phase of a 40 rooms condominium without sea view ( wiwatresidence.com ) and the developer is quite happy with the sales even with the crisis and they have already some tenants on a waiting list.

    One think that can be interesting also is to buy a small piece of land and make your own small building, the ROI should be much more better.

    If you plan to buy several condo should they have to be all in the same place ( more easy to manage ) or in distinct buildings ( maybe more safe ).

    If you own 4-5 condo to rent out I am quite sure that you can find an agency with a 10% fee.

    The local tax office will also help you decreasing your net income.

    Normally as a foreigner you can only rent the condo to long term tenants and not by the week ( normally better income ) as it should be considered as a commercial business ( I own five houses in my name and learn this problem )

    Anyway : TAKE YOUR TIME !

    See many products, several lawyers, several brokers, check condo backgrounds, monthly fees...and make your own opinion of the market.

    For a speculation investment banks auctions can also be interesting and I am sure that in the coming months we will have goods opportunities... ( personally I'am looking on pieces of land but it will be the same ).

  5. Very very simply, double the interest rate if it is over 4 years. Thus, 3.5% is actually about 6.8% so say 7%. You can do it easily enough with a spreadsheet and there are loads on the net.

    My interest was about that which I quoted above but the Thais don't understand it and the banks don't understand it. They cannot do the maths, merely simple stuff on a calculator. One or two of the car manufacturer's have a calculator on their websites as well.

    I think for me it worked out like an extra Bt40k or so over 4 years but I'd have signed up for 6/7% anyway so I cannot complain. Just needed the vehicle.

    The cars dealers have all the same old way of calculating interest but the loans I made here from the banks have the same interest calculation than in europe (but with higher fixed fees)

Bought one 18 months ago and already made 35000Kms, it's not a car for long travel ( but I made 1500kms in one day without problems )or high speed driving but I enjoy it in the everyday use, lot of inside room, cheap price,... the main concern is the absorbers that I will change soon, already change tyres to michelin and the situation improve.

    If you want a cheap car, have a family, need space and make short distance trip it's perfect.

    @ cleverD : please let me know about the new shockers.

  7. about CAT dedicated line.

    I use in Pattaya the 2048/800 KB service for more than 2 years now and with great satisfaction. I pay 3050B a month and was always wondering if it is a really dedicated line but the DL speed is perfect. Always more than 200Kb on international DL. CAT is the international provider in thailand and by exemple the True service at 4 MB is worst than the CAT one, except for local DL. We made all test with http://www.speedtest.net

    The service is good too. You can call directly the technician (in thai) and he can make a full test and reset of your dedicated CAT modem on demand.

    Of course the price is high when you look at prices in europe (29 E in france for 25MB,60 TV channels, unlimited phone calls...) but for the local market it's the best deal I have seen.

    I'am in Pattaya and CAT as provider

    but it doesn't mean anything if you don't know where is the test server..., you should try one local, one in the states,one in japan, one in europe.... and don't forget that Thailand (CAT monopole ) have less international bandwith than vietnam..., so traffic jams happens too...
