Because no immigration office that I'm aware of has a one year lease requirement.

The fact that you provide one and it's accepted by IO does not mean that it's a requirement.

Agreed. As far as I know you're just required to provide a lease for them. I personally presume that that lease should have more than 90 days to avoid problems.

I seriously doubt and would actually take bets on whether someone would get an extension of one year based on a lease it has 30 days or less on it

How are you supposed to sync your one year lease with your one year extension?

How much of the one year lease do you need for it to qualify?

Would a one year lease with three months left on it be ok?  or would it need to have a minimum of six months validity remaining?

How do they know you are going to renew the lease?

    This is utterly daft.

They don't. See my post above.

Do they ? when I first changed from ED to retirement I had, from memory, about 2 months left on my lease. My landlord said don't worry about new lease, leave whenever you want, or stay as long as you want. So no 12 month leases since, and never a problem with Immigration come extension time.

Yes, few will rock up with a full lease of 12 months so obviously there's going to be some forgiveness. They will assume you are continuing the lease and if not ... they'll catch up with you on 90 day + next extension. It's too complicated to be perfect. Try doing it with less than 30 days on the lease champ.

The fact that you needed beer to realise any effect may throw some suspicion on what you have purchased. I would not ever mix alcohol and cannabis.

Haha, I always do but would not recommend for first time user. Moderation is key.

  5. Preroll is just the chaff that falls off the buds imo. No one gonna grind quality bud into joints in hopes of selling them over a day or two. Don't buy preroll. That's why it's the first offered by shops giveaways even before small discounts. Besides you'd be crazy to burn a half gram+ of good weed at one go. It's expensive and you'll be totally lit!

Spend a minimum of 450-550 at Alchemi. If Mr Stoner gave you some advice (above) I'd take it.

  6. If Thailand needs to ban sunrise to 12 pm ON truly holy days I've no issue. It's how it morphs into the three day weekend.

This is low hanging fruit. The government is looking to hold out progress and this is apparently as good as it gets.

What about home brewery and distillery?

What about the high taxes and monopoly of wine and spirits?

But ALL this is small thinking. Thailand needs real change. This is just a waste of time and a distraction

You guys are amazing. Attacking Biden as being lazy, yet your candidate was notoriously the laziest president in history. He said he wouldn't have time for golf because he'd be working. So, on his own admission you can't work and play golf as we all know. He was the Golfer in Chief. And then when he was supposed to be working he was grifting.

A number of presidents played and loved golf. Post 1950s most if not all fairly avid golfers. Bit of a laff really.

    ????

These secondary schools pretty much nothing tbh. Khon Kaen which has a medical school even top M6 med school hopefulls use as safety school, even more so than CM ( certainly no less). Suranee would be a good option for a local student but it's nowhere close to Bangkok area unis

Best public secondary Isarn is said to be Benchama Maharat. No first person information on that.

Isarn ... Without digging in, buying land I don't see it appealing. Bangkok is convenient, anonymous, good jobs. I need a beach a few months a year and Isarn must be as hot as Hades

  9. Uncertain, probably the Caribbean for tax relief and healthcare. Split my time between 4-5 different countries as long as I could - then just the high end condo ????

Home base = Bangkok with fantastic skyline view

Winter Caribbean beach house. No boat, too old

Spring in Italy, Spain then up to Czech and Baltics Historic areas as summer arrives.

Summer later in Bangkok. It's hot but you're just going out at night for dinner and drinks so no big deal.

    Autumn in Kyoto

Most likely... My wife and I will camp four months a year in the Andaman National Marine Park, two months back side Koh Tao, two months in Kyoto, one month in Europe and the balance in BKK.
