Thanks for the useful comments. I do not have any further details at this time. The only suggestion I can give to him at this time is to contact a lawyer to assist if possible. Difficult to comment when only have partial info.

A Thai neighbour has told me he is in danger of losing his house which he had placed as security against a loan which he has been unable to repay in full at this time. Could this happen legally even if he has offered to pay off in stages ? Would such a matter go to a court ? Any guidance that might assist him ?

My UK Pension provider has said they will accept certified copies as confirmation of my Thai wife's identity/address and confirmation of our married relationship.

I need to obtain a certified copy of my Thai wife's ID Card and our Marriage Certificate (Kor Ror 3). Can any lawyer/lawyers office fulfil this service ?

I am considering opening a Joint Account at Bangkok Bank in my name and that of my Thai wife. My query is what happens should one of us die ? Can the surviving partner continue to fully use the Account or would it be closed ?

Whilst my UK Passport does not expire until February 2024 I seek to ensure there are no timing issues or risks of causing overstay.
Each year (June) I apply for renewal of extension based upon retirement. The extension application due in June 2022 (to June 2023) will be able to use current passport. The extension application in June 2023 would however not be possible for a full year due to passport expiring. . It would seem logical therefore to seek UK Passport renewal around January/February 2023. This would allow for processing time for new passport and ensure availability in good time for extension renewal application in June 2023 for subsequent year. Does that make sense or am I missing something ?.
I would be seeking an agent to handle my Passport Application as I live almost 500 miles north of Bangkok. Suggestions for reliable agent would be appreciated

My extension is based upon retirement using the monthly transfer of pensions of over 65,000 baht from UK. Must the Thai Bank Account (Bangkok Bank) be solely in my name or can it be a Joint Account of my Thai wife and myself ?

Incorrect in my experience. There are certain items that must be done by Phone....but I have used emails with DWP on a number of occasions on various matters. Depends on the subject and the information requested. My most recent email exchange with DWP was in January 2020.

My Dependent's Allowance ceases 6th April. Reduces my Pension Payment by around 35%. That hurts and may even affect Retirement Extension criteria (65k). Have tried contacting DWP by email requesting confirmation of what my revised State Pension will be but have received no reply or even acknowledgement. The current virus crisis may be curtailing DWP responses.

It is indeed a house so will just insert "House". As regards "Position" surely my wife is both "The Owner" and "House Master" so can I just insert 'Possessor" or or are there any other descriptions to use ? Just trying to be correct and appreciate your assistance

I'm just trying to understand the registration process which I want to submit for my wife's house. Clicked on the link and looked at the form that requires completion. Not sure what to put in the box marked "Position" and the one marked "Accommodation Name", so would appreciate any guidance. Many thanks...

Couple of queries. Do I need to provide copies of both Blue Book and Yellow Book to Immigration when applying for Extension based upon Retirement or is Yellow Book sufficient ? Will copy of my wife's ID Card be required ? Does my wife need to be with me when I attend Immigration to submit application ?

Mentioned before that Bangkok Bank provide a credit note that shows source of funds(UK), intermediary bank (Citibank) receiving bank (Bangkok Bank) but not sufficient to get a letter from Bangkok Bank!

Thank you for your comments....another hurdle to stagger over !! How are you tackling the problem....? Did DWP in UK assist or did you have to make contact directly with Citibank ?

It appears your funds are being transferred via a intermediary bank here.
I have read reports that pension funds transferred directly from the UK are sent to Citibank here. A member was able to get proof the came funds came from abroad from them.
Many thanks UJ...I will contact accordingly. Could this also be an issue with my other Pension Provider ? They transfer my Company pension into a Foreign Currency Account (GBP) in Thailand (again Bangkok Bank) via a Third Party. The Bank Statement specifies it is a Pension Payment and a No-Book Transfer again via "USER" Channel. The sequence with this Pension is that the Provider pays funds into an overseas account and then the overseas provider bank transfers the funds to my nominated bank account in Thailand. There is no currency exchange involved, the funds transfer being in GBP throughout.
Given another party is involved do you think I should also make contact with this second Pension Provider (as with Citibank above) also to obtain more proof ?

Have to say the online system has worked perfectly for me. On 5th December received email from Immigration advising next report due. Duly submitted completed form the same day and Immigration confirmed it had been received. On 8th December received email confirmation that the application was approved.
