Thailand is entering a stage whereby Loans are being , and have been given without proof of earnings, or by using false information supplied
Despite the rosy picture being painted about NPL, there will surely be a significant rise in this sector or a massive number of Loans placed under Special Mention Status
This high household debt is the main reason the Govt cannot raise Interest Rates which is allowing Inflation to go ever higher, will cause higher borrowing for the Govt
And of course, not to forget that higher Interest Rates will mean higher repayments to borrowers, and many are so near the edge of NPL already
It's been like this for years. The lenders are well aware that a lot of the supporting documentation can be questionable, it would kill a lot of their underwriting if the checks were more thorough, you pop along this weekend to any car showroom or condo sales office to see what i mean about assistance in meeting the alleged eligibility criteria - obviously with your thai partner

Owners and long term renters, and every other person - from the cleaner to the security guards, are getting pissed off with certain Airbnb customers in condos, doors slamming at 3am and Chinese thinking the corridor is great place to chat at all hours of the morning as just examples, I wouldn't bet that those signs don't start getting enforced more strongly now covid is firmly dead and buried. Airbnb know the rules but still allow people to list condos for as little as 1 night.

Delamination seems to happen with cleaner fluid here, I remember buying some from the 20baht store and almost ate through my screen, I've since bought a 200baht one from a proper store but even that seems be too corrosive, get someone to bring over some from back home before cleaning up that sneeze mark 🤣..

The old ways no longer work, as daveaustin says, you'll just waste a whole day trying and waiting up to an hour in each branch for the english speaking account opener to politely tell you no. Using an agent is the route now.

SCB are very strict now for account opening. They have big silly book of what acceptable ID looks like, and zero ability to reason beyond what the big book of A, B,Cs say. For example even though I'm married and staying on extension, they wanted to see the NON-IMM O full page visa affixed to the passport as indicated in the big book of A, B, Cs, no amount of explaining extensions and arriving on e-visas would be accepted, the big book of A, B, Cs doesn't cover e-visas and/or extensions of stay. I argued the toss with them until the manager said I can apply for an exemption from head office and if they say what you have is okay I can open an account, will take 2-3 days, at the point it felt like a small victory, so said cheers, but nah, and walked across the road and opened a KBank account in literally less than 20mins.
You can always give it a try, but I suspect based on the big book you'll have to wait until you have your non-imm B affixed to your passport and/or work permit.- 2

It's simple, cash and ready to go ticket lane, when I used to travel on Thai trains used to be annoying as fck at the old BKK train station stuck behind a Russian debating weather they wanted lower or upper bunk, followed by two American girls that were surprised they didn't accept AMEX and one had to run cash machine, followed by another clown that had to verify exact directions to the platform 3 times.. Could easily be 10 minutes a customer for what should be 45 seconds

We decided not to join the Line group before we moved in as we felt and experienced the warring tensions prior, I think 99% of others are in it though. e.g. neighbor slagging off developer, developer asking what the neighbor said, developer giving their side of the story, another neighbor telling us not happy about this and that allegedly everyone in group complaining (turns out not so) and so on.. There was one instance where the developer told us someone was complaining about me on the line group, think I drilled for literally 2 minutes during a quite period on Saturday morning just three wall screws, against a backdrop of nearby louder noise anyway.
Don't participate in their gossip little community groups, nothing good comes of joining a battle that you have no interest in...

The repayments don't change from my understanding but obviously capital outstanding is reduced and the amounts towards interest and capital will change (you'll have a clear division on the statement, get her to scan it and send it to you), at the end of the promotion period she can re-negotiate with the current bank on a revised mortgage and monthly repayments will change (along with other terms), the sales advisor that sold it should be able to help at that point, easier than moving banks but if you want to kill a tree and have a few weeks of headaches that option is available. This is essentially what we were told.
When we got the paperwork it did say monthly payment recalculation was possible, it takes 30 days with head-office, and I believe there was a 5000baht fee, I suspect this only would be successful if I did drop a significant amount into the mortgage, note though that lending criteria is stricter than last year and the base rate has moved i believe 0.75% so I would bet the amount would have to be at least 250k for any recalculation to be successful but I could be wrong.
However, importantly, why do you want to reduce the monthly fee? If she can afford the current monthly fee then better to leave it as is - your extra down payment is immediately at work - it's not like by leaving the monthly fee as is you surrendering all that interest opportunity

Big billboard warning in the banks would also be a good idea, but again would they take any notice if the news and social media on the issue doesn't get through?

I wonder how much they spent on lottery tickets in the last decade. I know some villagers that are sponsored by international entities shall we say that don't think anything about spending 10k on lottery tickets a month, plus all buddha donations required to bless such tickets. The saddest stories though are the ones that don't have an international bail out and go into debt to fund the lottery habit. I would probably support a ban on the lottery, not because I favour a nanny state, but because 90% of thais are financially irresponsible and lottery seems to be center of that in many instances.

That's the family deal right in US pricing? Don't technically need the family deal as it's just for one person/device, I see that on https://www.microsoft.com/en-us/microsoft-365/buy/compare-all-microsoft-365-products along with the $69.99/pa option for 1, the latter on the radar if nothing better shows up..

Where can I get the best price for consumer Office 365 subscription with desktop apps (not just web and mobile) in Thailand - at least Excel and Word?
