  4. its a nice saying, but makes no sense. I think its much more difficult to con a dishonest person, because they know all tricks and don't trust anybody. Honest people are very often rather naive and can easily be fooled.
  5. you can also invest in Gold ETF's which tracks the price of physical gold and each unit is backed by physical gold, providing high liquidity and eliminating storage, security and purity issues. Gold mining stocks are more volatile and risky as they do not depend on the gold price only, but are also subject to the risk of the general stock market.

  8. right, not even Muslim Countries like Malaysia or Indonesia have this kind of stupid laws. I also don't care about the drinking hours, but not being able to buy alcohol in the morning or in the afternoon makes shopping stressful. Now everybody who needs to buy beer, wine or spirits has to go shopping between 11.00 and 14.00h which is causing additional traffic and queues during lunch hours. Spreading shopping activities over the whole day would make much more sense, but we know, common sense is not very common.
  9. according to my lawyer there is no legal basis to charge fines, some Juristic Person Manager's act like dictators and overstep their boundaries and try to make up some ridiculous rules, but even if they get approved at the AGM they will never hold in court. They are mostly used as a threat but can never be enforced.
  10. right, but it requires an AGM resolution approved by min. 50% of the co-owners in the building and it has to be mentioned in the house rules and regulations, which is very difficult to achieve. Usually the co-owner attendance of AGM's incl. Proxy's is below 50%.
  11. there is no legal basis for charging fines, unless its for costs caused by the tenant or co-owner or interest on late payments, but that's it. The Juristic Person or the Committee cannot just make up some random fines for breaking any rules. It will not hold in front of a court.
  12. charging fines is for sure illegal and not covered in the Condo Act.
  13. that would be illegal, they can keep the car until you sober or you paid the fine. If they really want to enforce it, then nobody who intends to drive home after dinner and a few drinks (not drunk) will ever buy a new car again for themselves or their Thai wives. Another blow to the car industry, the tax uncertainty has already stopped many Farangs to send money over to Thailand to buy new cars.

I went recently to Bangkok Hospital Pattaya and asked for LASIK prices, but the ladies at the reception told me that LASIK will not last long and I might have to undergo another Laser procedure after 2 years, which is bull<deleted>. They are trying to sell Super Sight Surgery for THB 260k and don't even bother to tell you the price for LASIK.

  18. of course its considered a gift if you remit fm your overseas account to your girlfriends account in TH, I have done it several times and no questions asked. Sending it fm your oversea account to her overseas account is nonsense, first of all not all TH girlfriends have overseas accounts and then you have to clarify how such transfers are handled by tax authorities overseas.
  19. agree with you, because most insurances in Thailand have increased their premiums in the past 3 years by at least 10% per annum, without claims or reaching the next age group. The excuse was increasing health care costs and Covid. If this level of increases will continue then your premium will more than double in 10 years plus increases for reaching the next age group and penalties for filing claims. When you reach 80 and you have already paid 30 years health insurance there is no way out and insurance companies will not drop their premiums due to the long term relationship, they just cover their risk. So if you have sufficient funds and you can afford to put 3-5 Mio. aside then its the much wiser decision than covering insurance in TH especially if you have the possibility to go back to Europe etc. and enjoy the national health insurance for longer term and/or expensive treatments. Not to mention that there is always a risk that certain insurance companies will just reject your claims or terminate your coverage when it gets too risky for them. What leverage to negotiate do you have when you are 80 up, except paying a crazy premium?
