I went to Udon Thani IO last Monday with my Thai wife. They said probable OK till 26 Sep. Wait and see if boarders open. They said they do not have any information. I have an O visa ME good till Feb 2021.

Where is your wife living just now, and why the need to buy land to build a house?
You mention "It is located in a developed village", do you mean a moo baan on which a developer is building houses to sell, or is it a plot of land that is located in a normal village?
Reason I ask, if its a housing development of course the land is overpriced, how do you think these developers make money?
If its on a housing development, then 3/4 of a rai is a hell of a sized plot, most are 100tw at most, sounds as if your mrs is buying 3 plots of land.
If its located on a housing development, it means you will have to employ the housing company to build your house for you, again overpriced.
The alternative is to locate the land yourself, where do you want to live?
Even if you find land cheaper, will it have a full chanote and will you be given permission to build on the land?
Now that you have found your land, what is the cost of raising and levelling the land?
What is the cost to you to supply water and electric?
Do you know the cost of building an external wall? Assuming of course you want one.
What type of house do you want, is the developer able to build a design to your spec, or is it choose from his catalogue?
The only place I could see up that way is, Nam Som, must be the same place, go to ddproperty.com and do your own research.
Thanks for the reply. The village is where my wife was raised. Her mother still lives there. We want to buy land and in a year of two start the ground work to build a house. Electric and water are already at property.

If you have no idea about the prices in that area then you should not buy. That simple.
What if someone on the internet says that it is a cheap price, you believe it?
Get over there, drive around, ask questions. Probably there is a lot for sale.
If you do that then you have the knowledge and can make a decision.
Thanks for the advise. That was on my agenda to do. I cannot get there for a month or two, though.

My wife has asked me to help her buy a lot on which she will build a house. She found a lot near Nam Sum, in Udon Thani province. The price is 400,000 baht for 3/4 rai. The lot has electric and water. It is located in a developed village on a corner. For me, the price seems high, but I have no way of knowing the going price for the area. Any comments or help on how to research this would help.
