  3. Hi, does anyone now a source (other than the main hospitals (vv expensive $5 per tablet) in Thaliand) or a reliable online pharmacy where I can buy Neotigason (Acitretin)?

     

    Though I have it through a doctor I do not have a prescription to show, so it would need to be sold without.

    The land office will want to see an FET for the value of the whole transaction, registered value and any transfer fees (2-3 %), initial sinking fund etc, which explains why they need an FET greater than the value.. FET is required to show foreign funds at purchase and also (secondary function) may be required to export funds later.

    An FET can be generated by foreign money being sent (your name as the sender) into a Thai account (the developer) OR an FET can be generated by foreign money being received into an account in your name (your name as the receiver). You can generate an FET for any foreign funds into your Thai account, enquire at your bank.

    There is no reason why the developer should not accept a fresh 20k covered by an FET and refund your original 20k, also you should be able to generate an FET covering 20k from any foreign deposits into your own Thai account.

     

     

    Thanks Peter for this useful answer. They requested enough to cover only the purchase price, but I was 20k short as I didn't remit the the 20k reservation deposit from outside. They didn't mention needing anything to cover the sinking fund etc. So it would seem that, if they refuse to help by allowing me to send and refund, I can simply send to my own account stating its for a condo purchase with details and ask my bank for a form to cover this amount?

    ANYWAY, to my main questions which I would appreciate any feedback/answers to ….

     

    I have been paying for a condo in Pattaya off plan over last 4 years while working in Thailand.

     

    The contract cost of condo is 2.15 m thb

     

    It is now fully paid and I sent money from UK to Thailand (developer bank account) to the sum of 2.13 m thb. I got hit with extra sqm (unit was slightly bigger than on original contract  estimate) metre charge of 40,000 thb - (sigh 1,000 GBP cash flow for a space for a pair of shoes! lol)

     

    However, after paying fees, electric meters, sinking funds etc. they now say they have TT3 to the value of only 2.13m thb! 

     

    This is because the initial 20k reservation deposit, I sent from within Thailand. The extra sqm charge I also sent internally just recently.  So I am missing TT3 for 20k thb.  I realise I should have sent the reservation 20k and/or the 40k extra sqm from UK, but I thought that the TT3 was needed for remitting money back to UK and if I was 20k short, on what I could send out 10 years (or whenever) from now, I would not care.

     

    However, the developer say they need the TT3 for additionally 20k just to register and get the chanote? And for a TT3 form for this 20k thb….I need to pay a mysterious 7k to a private individuals bank account????

     

    Of course if they had let me know I was going to be 20k thb short and wouldn't be able to register they title deed (if this is the case), I would have remitted the 40k thb from UK.....

     

    So, my first question is are TT3 forms even needed to just register the condo and get chanote, rather than just to remit the money back out after any future sale?

     

    Secondly, I think the registered value at land office comes in at 2m thb - so surely if I have tt3 to the value of 2.13 m thb this should be enough to cover the registered value of around 2m thb??? I thought the contract price didn't come into it at the transfer as both developer and buyer pay less transfer duty by accepting the lower registered valuation??

     

    I have suggested that I send them 20k from outside Thailand to generate tt3 for the missing 20k and then they just refund me? I get a feeling they won't agree.

     

    Does anyone have the answer to the first 2 questions or any suggestion of how to avoid another 7000 thb cost(which with reduced earnings due to covid I would rather not pay...)

Hmm thanks for the replies, but not sure what the outcome will be as a the way i have read them, some are saying it will be as you progress through the year (ie first few months you would pay less tax as you went through the lower tax rate bandings) and others are saying they will assume you will earn the same for every future month (as I think it is in the UK)??

    I have worked and lived here a few years, but was not here last year and have forgotten how the following works.

     

    Let's say you earned 300,000 in the month of January 2017 for a Thai employer amd was paid this with income tax deducted at source.  Would you be taxed as if you earned 3,600,000 thb for the year or would you get taxed in this month on 0-150,000 0 % and then 150-300,000 @ 5% and then the next month move into the higher bracket (assuming you again earned income from employer) OR do you get hit at 30% as if they are assuming you will earn 12 x 300,000 for the year and have to reclaim if you didn't.  The tax will be deducted by my employer and I just want to budget in advance.

    I have a job offer in Phuket and will be receiving documents from the company to apply for a non B visa. They say I may be able to get a multiple entry non B in the UK, but I have heard maybe not and do not want to waste 125 UKP and time getting refused. I am living in London and wonder does anyone know if I can get a multiple non B from here and would I just require the usual supporting documents from the company looking to take me on>??

    If not London, is there a postal service from another embassy/consulate in the UK??

  9. A company has offered me a job in THailand. They have suggested that I apply for a 1 year non B (multiple) from Cardiff Thai consulate and that they would supply paperworks to support this. Has anyone else been issued a multiple non B from Cardiff and are you likely to get one as a multiple??

    In what scenario would they give you a 1 yr multiple non b for an upcoming job? I have alway just received a 3 month non b??

  10. Hi - I am in a bit of a panic. I missed my flight yesterday which was the last day of my 30 day visa exempt stay and now I am flying to KL but will be exiting one day late. I am going to apply for a non b visa for a new job and I am worried that they may refuse the application due to this overstay?

    Can anyone advise me if it is likely to be a problem as I will probably lose the job if I dont get it this week.

  11. Hi - sorry if this has been covered already, I can't see it.

    I arrived on 15th Dec on a UK passport and have a mix of previous Non b and tourist visas in it. I arrived with no visa and got 30 days visa exempt at PIA. I have seen on here that it is now possible to get 30 days extension instead of the previous 7 days?? Is this in fact the case and are Phuket Immigration aware and implementing that policy?

    If so is it 1900 thb and what else do I need? Is there a a form online i can download before going??? Is it straightforward with no flight info, funds on travel itinerary needed?

    Last but not least, if i was to get it now, would it start from the date of application of from the expiry of the existing 30 days?

    The getting visas in the region section has a post about Manila,but from 2012. I wonder if anyone else has been and got a visa there more recently?

    I will be visiting anyway (but 50% of reason that has swung me to visit it to get a TV at the ame time) and thought may be ok to get a Tourist Visa there.

    I have several non b's and extensions, and some TV in my passport. Currently I am coming to the end of a TV plus one month extension, which was issued in KL and extended at Phuket Immigration.

    I get my funds from third parties as and when in Thailand, so the bank account may be an issue. Is it a problem if I get a transfer of sufficent funds in before I go or will it look too obvious?

    Also how much is enough?

    Regarding flights, I have no idea when I will leave (ie what day/date) so can not book a flight to show them. What to do in this case???

    Any help much appreciated.

  13. this may have been mentioned, but from what I recall didn't they find lipstick on the cigarette butt and therefore maybe DNA testing to try to find if a female was part of the possible group and could lead them to the culprits?

    Also from reading about an unprovoked attack in Krabi on an english guy who stopped his gf being possible raped, that group of motocycles psychos included 3 girls...so girls could have been around even if they did have significant involvement,,,,,

  14. as some have said it's not the law and whether it is or isn't, it is another typical knee jerk reaction with no proper thought process - sxxxxxp in phuket - all of the m that i know sell any time and some buddha days.

    Recently it was reported that on the Queen's birthday(on which it is NOT prohibited to sell alcohol) the police went around all the bars telling them they should shut or get a big fine...(tip) so all Soi Bangla was shut and everywhere else. It turned out the local police chief just thought it would be a good idea so decided to do the above....thumbsup.gif

  15. I have the whole thing on video. The police let me have it. It made me feel sick watching a guy walk past me as I was getting away then turn take a step back and smash an almighty sucker punch on my blind side. Cowardly?!? He hit me again on my way down. The video's sickening.

    yes glad you are "OK"... was the behaviour of your EX (i hope) out of character...because it takes a pretty vicous and nasty person to get someone so seriously <deleted> up especially as she was meant to care about you?

    On a serious note, I can't stand to see group savagery and normally would do something e.g. in KL jumped over a bar wall to help a guy getting kicked by about 8 taxi guys outside Beach Club...i don't say get physically involved unless you are crazy or if it would realistically swing the tide and stop the attack.....I just shouted stop! stop! and it stopped the mob hysteria for a second and then it was over......won't work every time and of course may backfire, but if someone got brain damage because I did absolutely zero then I would fee like shit....

    Also on a note to pople saying video it...I suspect this will lead to the loss of your phone and likely assault if the Thai's see you videoing them...

  17. Ok, that is an important step in bring back tourism. Keep making it easy for tourist to stay. I know many that want to stay 6 onths.

    Now the next step. Allow all bars in tourist areas to be open 24x7. Tourist do not have to go to work in the morning. That is why there is a bar closing rule in the world to begin with. When I was in Irland the closing time was around 11pm - serioulsy.

    Let the night life keep rolling allowing tourist to spend money their maximum amount that will refeash the Thailand economy. All areas in the world that are tourist heavy allow bars to be open 24x7 and some even 365. Thirdly, protect the tourist and serve them.

    Maybe they should think about giving retirement visas to people under 50, if they have money to show they can live , what is the problem if they are young or old ? If they have money to stay and spend, and have clean criminal record, let's welcome than. Nobody can milk any system in Thailand, because there is no system, you pay for everything, so it makes sense to let people choose to spend their moneys in Thailand.

    probably his home country does not allow because the income the foreigner coming to thailand (thai govt) want to bring in is much more than the average wage...therefore boosts the economy...the reverse is an economic migrant with no money sucking the resources of the host country

    .....that is a from of FDI and so why not ...but you have to look a bit deeper than if your country doenst do it ...why should thailand...it requires a bit more thought than some complacent fXrt on a retirmenet visa
