    I have recently relocated up to Chiang Mai. Does anyone know if there is a meditation group that meets regularly at one of the local temples or somewhere else? I had attended a group in Phuket previously and i am hoping there is something like it up here?

    Any tips would be most appreciated.

  2. Hi Gang.

    Does anyone know where i can go to buy good quality clothing for cooler weather and other miscellaneous odds and ends for trekking through the wilderness of Nepal? I haven't seen an REI or NORTHFACE store here. :)

    I have heard there is an outlet mall somewhere on Ratchada but none of my Thai friends are able to tell me where it is or how to get there.

    Any tips would be greatly appreciated!

  3. I've had it. I surrender...give up...time to hit the road.

    I have about 100KG of clothes and personal effects, a motorbike and a 42" flat screen w/home theater system.

    Can anyone recommend a company that can get this stuff moved up to Bangkok for me?

  4. No, the non-ED visa is not inherently valid for multiple journeys to Thailand. The issuing consulate makes it valid for either a single journey or for multiple journeys depending on what you ask, qualify and pay for.

    I vote for Nong Pohrn's at the Lotus Guest House. South end Nai Nai road about 50 meters north of where Ha-Sip Pee road comes back down. Next to the TungTong Mansion. That girl knows what she's doing.

    Briley Restaurant at Talad Arun Som is good too...Representatives of the local constabulary are frequent customers and its always packed.

    Gotta get there early though...by 2pm its pretty much over and done with.

    you want the leisurely way, then rent a car and drive up there. Its a lovely drive really. The visa run to andaman club is quick. There are several small hotels and bungalow operations around town.

    The real prize for doing it independently is that you can spend time at the several hot springs and waterfalls along the way back. Makes for a very cool overnight excursion, especially if you take a Thai girl along. It isn't a cheap as the Visa Run Services, but alas, leisure has its price.   7. So i was thinking to by a really cool penthouse condo in Patong. Its up on a hill, incredible views as you might imagine. i know the lady who owns the big plot of land down the hill in front of it. The side of their plot that abuts the foundations of the building i wanted to buy into is already built out...however there is another rai in front of that which they are looking to sell for a cool 100million Baht. A nice 6 story hotel there would completely obliterate the view from the condo i want(ed).

    At any rate, i saw this lady today, told her i was interested in the condo behind but was interested in the future of her open plot...I loved her answer...

    "If you by up on that hill, you gonna be very sad...."

    I guess it helps to know your neighbors in advance! :o

  8. It doesn't have to go through court as the law is so easy. 30 years Max. any other clauses to make this longer will be ignored.

    In fact you can write a lease for 999 years but in law it will still be maximum 30 years. Probably the whole contract can be voided because it has no legal base.

    See other topic of very large companies like stores and hotels have to renegotiate their leases. It comes down to who offers the best price, and if the original one who has a lot of wealth built up in a building/location/name they can be squeezed for a lot of money as it is probably more expensive or not even viable to start over on a new location.

    Now imagine a landowner leases out a piece of land and asks the price what normaly would have been a sale price upfront. You pay 1 million and 30 years later you have to renegotiate. You can have a clause that gives you a 0.00000000000000000001% advantage but that works only if the original owner agress with that. naming prices is not valid so a new price and term has to be neegotiated. The owner will see your multi million baht house and starts calculation. 10 million for the house, maybe 20 million for the land and why 30 years because that long and maybe i would like to live in the house a few years later so lets make it 3 years.

    The new contract you negotiate can be 3 years (no registration /tax for the owner). 5 million upfront and 100,000 baht per month or 3 million in advance. 3 years later you have to renegotiate again.

    As has been mentioned here many times over the whole 30+30+30 thing is a bunch of monkey business and doesn't hold much water.

    My question is, has anyone actually owned a property for the 30 years and then been burned by the land-owner? Has a case of this nature made its way through the Thai court system yet? When was the law written? 10 years ago? 20? 50?

    I am really interested in hearing stories from people who are in year 29 on their lease contracts.

    Arguably, 2 out of three already apply...all three if the comparison is made to Burma, Cambodia, many parts of India and Africa.

    So what exactly do you mean in the title to this poll? Are you referring to education system? Government and judicial institutions? Laws relating to property ownership, immigration and economic/business matters?

  11. It may be a little out of the way but there is a shop in The People's Park Mall in Singapore's Chinatown where they sell adequate winter clothing. Its on the same floor as all the travel agents selling tours of far away cold places this time of year...they must make a killing!

  12. BBQ Hut in Patong (south end of Rat-U-Thit Road) is cooking a whole hog and several smoked turkeys. 500bt all u can eat. I aim to be there because her ribs are always tasty.

    Hilton Arcadia in Karon does a pretty rockin' Christmas Day Buffet too. Kinda pricey at around 1500bt but you can hang out all day and use the pool too.
