  1. Sorry but i think you have misunderstood the original question. I am not interested in selling the car and i am not looking at taking the car to thailand to sell.. Im looking at taking it there for my own benefit and enjoyment as building cars like this is not to make profit because that will never happen.. One day in the near future i will live in thailand fulltime and ive never been the type to drive boring cars..

    Thanks

I think what Stingray meant is it would be cheaper and less hassle to buy an old classic car and make it lovely and interesting and enjoy it in Thailand than to try and import the lovely car u have now. He did not say you only plan to bring it to sell.

I would also love to bring the car I drive now in UK to Thailand but i know it will never happen, but i also know that you can find interesting cars that would be fun to own, but harder to find.

I read the TV motor forum sometimes and it seem like Stingray really knows a lot about classic and custom cars in Thailand, cheers

  2. Think I saw Park Lane 3 being advertised on side of Baht bus this morning down from 3.2 to 1.6 million, one bedroom, still not interested but if its correct perhaps a good buy.

I think 3.2 would be for a 72 sqm double unit with 2 beds and 2 baths and 1.6 would be for the 36 sqm with 1 bed and 1 bath.

1.6 is higher than I paid for mine though.

  3. I always a rent a bike from this guy:

    [email protected]

    0874406060

He charges 200 per day or 1000 for the week, no need to leave your passport and he can deliver to your hotel.

Also the bikes are new 125cc full auto and smart looking with and can lock the helmet under the seat.

You can get a free map at the Tourist infomation booth at the start of walking street, or most hotels have them in reception.

    cheers

  4. Are there any of you buyers who are NOT renting their condo out?

Seems like a whole load of condos getting dumped on to the rental market at a time when it is pretty dire

Well if I do decide to rent mine out it is in building 4 which would not be finished until later in the year, so the diffrent times the buildings finish will meen all condo's not coming to rental market at the same time.

For me I prefer not to rent it out and keep for myself and sometimes friends and family.

ThaiFan2, congratulations on taking possesion. For the Chanote, I was told it would come few months later as the Land office would need to measure all the units offically before the Chanote could be issued, does this sound correct?

Anyway if you or any other unit owner would like my details please feel free to PM me.

    cheers

  5. If you price it accordingly it will rent OK

One advantage Park Lane has is the seperate bedroom which is hard to find with a cheaper place.

When I lived in BKK 6 years ago with Thai partner and a low budget (was working as an english teacher LOL) had real trouble finding an affordable apartment with a seperate bedroom, but when she wants to watch Thai soap TV all night and I want to sleep it was a factor for living in harmony.

For this reason I think as long as the rent you want to charge is realistic the units will rent OK.

I choose a unit looking towards the sea, because if in 10 years time the swimming pool does not look so beautiful, I will still have a veiw that is OK. Also no other condo can see inside my living room like the some of the pool side units. The Majestic condo behind Park Lane is old but to me does not look like a 'getto' so I don't see why Park Lane would when it gets older.

Maybe your condo without a great view would be good for some people from a privcy point of view?

I am not planning on renting mine out, just keep to stay few months a year between work contracts and lend to friends and family, however if the UK pound crashes even worse than now I might be tempted and would be really happy to get close to baht 10-12K per month.

    cheers

  6. I bought a unit off plan building 4 in December.

I bought on the outside looking towards the sea.

The agent and sales manager gave me a lot of talk about investment potential, but took it with a pinch of salt really....bought it because I although it is small, I like the 1 bed layout over a studio and I have always wanted to buy a condo in Thailand near the sea to visit few months of the year between work contracts and maybe semi-retire to in a few years time. Not much smaller than my place in London that is worth the best part of £300K, and bigger than another flat I own in London and rent out.

Iguana were able to show me a few completed projects and when I signed up the complex was probably about 75% completed, so less risk than a more unproven company.

Also the finance for the project I was told was from private, not from banks.

Anyway a friend who is in Pattaya on holiday e-mailed me some pics 2 days ago and the progress since December looks good.

Hope it proves to be a good buy and looking forward to see it finished.

    cheers

  7. ...

the developer did not advise me of this, they just said it should come from outside Thailand...

I would have expected the developer to send out a check list on how to transfer money into Thailand when buying a condo. Should just be part of taking care of their customers.

    TheWalkingMan

working away from home now, will check all the paper work again on friday when i am back home if anything was advised. i may have just missed the advise.

    cheers

  8. To register condo on foreigners name the first rule has always been that funds must come outside of thailand in foreign currency. Meaning the thai bank needs to convert it to baht and issue FET as a proof that the money came in as foreign currency.

So if you keep sending baht from UK you not only lose with the rates but might not be able to register the condo in your name. So please take a close look into this before sending any funds over.

There is lot of information if you search this forum and if all else fails just pay the few thousand baht to one of the legal firms that sponsor this forum. They tell you what you need to do to get the unit transferred to your own name.

    Thanks for the advice...

the developer did not advise me of this, they just said it should come from outside Thailand, slightly worried about my first payment now. (already made via Natwest) I have a contact for them to put the condo in my name, they several completed projects so i hope they have in influence to do this, however the future payments i will make as suggested.

Anyway I have been on to HSBC to set up accounts. For anyone else the UK number for HSBC you need to set this up it is 08456076706. Don't use the regular helpline and they were no help at all, telling me the only way to transfer money was at to tourist rate and not as described by Chang mai.

    cheers

  9. Thanks for the reply.. what is the FET ?

I was given the tourist rate (48.8 baht / £). I called HSBC and they quoted me the tourist rate only.

I with the 'spot' rate at 53'ish / £ I would be happy with about 51 / £, (I am realistic) but paying the tourist rate for all my transfiers will make my condo nearly £2000 more than I originally thought.

Also I cannot book a rate with Natwest for the amounts I am sending, yet the specialist companies offer this. The fee's are minimal.

If anyone can recomend a regular UK bank with a slightly better rate (say above 50 baht / £) for my transfiers I would be happy to use them.

Athough I will need a Thai bank account in the future I am not sure how it would help me now as I have contract to transfier the money into the developer's account. Also I have no real chance to visit Thailand until October due to my work contact here in the UK and there are 2 payments to make before this time. (is it possable to open a Thai account when outside Thailand?)

I have the transfier advise from Natwest and I know to keep all these records safe in case are needed to transfier the chanote to my name when that time comes.

    Many thanks

  10. Hi

I am buying a new condo in Jontiem with falang name. I am from the UK.

I have made the first payment direct from my UK bank account (Natwest) but I am not really happy with the exchange rate I was given.

Could anyone advise if setting up an account with a company such as hifx (www.hifx.co.uk) or similar companies that specialise in money transfers would still be OK under Thai condo law. (the money would come to Thailand from overseas just not my own account)

Also could anyone advise/recommend on the best UK banks for fair rates to transfer money to Thailand, or advise on any specialist companies that have given them good service.

I have 4 more payments over this year so any advice would be greatly appreciated.

    Many thanks
