  1. My understand is that tessaban will first issue the building permit in the same name as that of the owner of the land, in your case your company. There is a procedure to follow to change the name and that includes an announcement at the tessaban for 30 or 45 days (I have heard both dates but do not know which one is the correct one). However, if the house is outside tessaban's area of responsibility then the announcement should instead be made at the village chief's house. Following this the name can be changed.

    Also, when the house is completed the ownership of the house can be separated from the land.

    The procedure you mentioned to change the name on the building permit, can it be done after the house is complete (as in my case i am just about to move in). Plus i have the blue house book which has the house number now, will this affect the procedure in any way?

    After completion you said the ownership of the house can be separated from the land? How? Are you suggesting a sale of the house by my company to myself? This would mean loads of accounting and taxes which i wanted to avoid by making the house in my personal name.

    I have just completed the building of 2 houses on land owned by my thai company. One is for me and one for a friend.

    I used a local thai friend to help with the building permission application. I wanted the building permits to be issued in my name and one in my friends name so that we would be separate owners of the houses. I even had the lawyer help with the creation of an internal company short term lease agreement whereby we would lease the land from the company so that we could build our houses on the land. This agreement was submitted with the building permit application to show that we would lease the land from the company.

    When applying for my house number 2 weeks ago i got the shock of my life when i was told the building permit (one document listing 2 separate houses) was issued to my company's name and not in my name and friends name.

    My lawyer has since advised that the Aor Bor Tor probably will not change the building permit because the houses are complete.

    Is it possible to change the building permit on the basis that is was issued incorrectly/as a mistake to the company?

    Because i assumed the building permit was in my name i did not collect reciepts nor do i have a contract with a builder to show expenditure. If i can not change the building permit and my company remains the owner then how will i show how the project was paid for? Wont this also expose me to all sorts of taxes?

    My brother wants to be able to build a bungelow on land owned by the mother of his thai girlfriend

    This will be unpaid work

    What visa does he need to get so that he can do this without getting into trouble and where does he get it from

    He already has a type o non immigrant visa

    If you look on the Visas forum you'll find links to info that tells all you need to know. But the bottom line is this:

    There are restrictions on foreigners doing most things that Thais can do (immigration has the whole list) and among the list is carpentry, bricklaying, labouring, etc. Which means you'll not get a work permit to do any of the jobs involved in house construction.

    The term 'work' in Thailand includes any activity apart from sleeping, so even if you're building a wall and not getting paid for it - you are classed as 'working' under Thai law. It's a shame really as this has prevented some voluntary workers doing a lot of potential good in Thailand.

    Having said that, I'm building a house on land belonging to my wife, and have done a bit myself (including the paperwork like design drawings, etc, but I'm not sure if this is classed as work as I could have done it outside Thailand). So far nobody has bothered me, but then our land really is in the country half-way up a mountain.

    So I suppose it depends where you are. But be warned there are very serious implications if you get caught. Unpaid work is still work in Thailand.

    i can confirm that you arent supposed to do any work at all regardless of whether you are being paid. i am having a house of my own built in phuket and love getting stuck in helping my staff. after a silly dispute my thai neighbour threatened to call the police to check if i had a work permit. i thought that because it was my own house i was safe BUT i double checked with my lawyers who advised me i cant do any work because i am taking work away from a thai person. This makes me wonder if i can even cut the grass when the house is done or if i need to get a thai to do it?

    I also know of a guy who was caught working on his project without a work permit (which you cant get anyway for building work) and he was arrested the same day. He was forced out the country in 5 days and his passport blacklisted. He tried to re-enter and got picked up twice and refused entry. He has so much tied up in thailand but cant even come back to try sell or finalise his dealings. Thats a disaster for anyone....

  4. I don't think it's possible to get any of the BBC air channels online. I think it's illegal to do so, I guess that's why it's blocked. You may be able to get other stations though as I can get Capital Radio through my internet, just a pity they aren't doing football commentry as these Thai guys are doing my head in :o

    Sometimes the BBC world service covers matches. I listened to their commentary for the opening game but the time lag was about 15 seconds and got real annoying.

  5. What about SBS from australia? anyone listening to that? I cant seem to find the stream link from SBS live coverage on the euro 2008

    SBS dont broadcast online, but you are right to try as they are broadcasting commentary for EURO 08. Just u need a world reciever!
