    Remember they were instrumental in handing power to the Democrats via the parliamentary election.

    No regard was shown to the people/electorate who placed these MPs in power.

    Thats why the people feel so aggrieved.

    New Pro/Red shirt candidates have been put in place to run against Bhum Jai Thai MPs in future elections-prior to the parliamentary election there were no rival candidates..why?..because(at that time)they were coalition partners.

    All the MPs in the previous government and the current government were elected in the 2007 election (or subsequent by-elections).

    Both the PPP and the Democrats did not get 50% of the voted MPs. So both formed coalition governments. It just happens that the current coalition involves the Democrats and not the PPP.

    Thats my point,without the the Bhum Jai Thai party aligning themselves with the Democrats there would be no democrat-led coalition in place now.

    People up-country feel the local BJP MPs acted without their approval in 'switching sides' and handing power to the Democrats.

  4. The vast majority of Bhum Jai Thai MPs were voted in on the basis of there then pro PTP/Thaskin stance.

    In the parliamentary election they then voted Democrat.

    Even the most blinkered of TV posters can see their actions to have shown a complete lack of regard for the electorate.

    My home province is Mukdahan the local Bhum Jai thai MP hasn't dared returned since the paliamentary election and its excatly the same scenario in neighbouring provinces.

  5. Are you saying 2.5m for all, inclusive of materials and builders margin, which presumably you paid them directly.

    Interested to know how you structured the builders payment if labour only ?

    The original contract stated the house build/car park would cost 1.8M.

    The second contract for the Wall and sala and Cladding was 250k.

    The overall cost was in the region of 2.5M.

    Payments as per the contract were on different completion stages.

    White aluminium.

    Just be quoted an additional 16,000baht for mosquito nets/frames for all windows plus sliding doors.

    It would be interesting to know what the whole project cost, but I can understand if you would prefer not to say.

    I was all settled on retiring to Hua Hin until I got back home and started researching the prices. $12M for a condo doesn't suit me that well. :)

    Around 2.5M that includes the stainless steel both at the front and rear of the house/sala.

    The garden cost 40,000(not including the marble table set-that cost 6000)and only took two days from start to finish.

    The land was quite expensive 600,000 but it leads directly onto the lake.

    All the materials we purchased ourselves,all the granite and marble and stone cladding came from Saraburi.

    A great deal of money can be saved if your willing/able to buy materials direct.

    Toyota Vigo

    Looking at double cab models and can't make my mind up.

    Will be making quite a few long trips so comfort and reliability high on wish list

    We've had our Navara LE(4-door) now for over two years-fantastic car,driven the length and width of the country several times,never a problem .

    Serviced every 10k-never cost more than 1500baht.

  10. Our house build has just been completed(Mukdahan area).This team of builders carried out all the building work including the garden.

    In fact all the work except the stainless steel was completed by them,this all includes over 130m of sandwash around the house,Marble,granite installation the water bore,drainage etc.

    If anyone's interested i'll pass on further details-here are a few pics.

  11. We want to build a house in Sawat, Loeng Nok Tha, Yasothon, Thailand.

    Looking for recommendations for a quality homebuilder

    I can recommend our building team.

    And only 20km from Loeng Nok Tha in a place called Nikhom Kham Soi.

    BloodyBan nice house how about a few details, Cost? size? any more pictures you could show.

    Cost at a guest around 2.5M that includes the house,car-park and sala.Also includes the wood/soffit panels that all had to be re-placed at an extra cost of over 100'000B.The flooring is all Granite and marble over 250 sq metres and the stone cladding we got from SaraBuri at 700B a ton.

    At present having sandwash installed around the house and the garden work starts next week.

    The pictures shown are a few weeks old,the recent pics(not available on this laptop) show the house in a much better light-i'll post them when i get a chance.

  12. We decided on sandwash-125sq metres in all.We found the labour quotes quite expensive-up to 450B sq metre.We eventually found and agreed on a price of 200B sq metre.

    The next step was deciding on the size and colour of the stone to be used.We visited a local riverside quarry,and found the stones came in several sizes(-2 up being the smallest size).

    The colour we choose was a white and light grey stone/pebble rather than the traditional beige/brown colour.

    The cost was two(Q)@5000B.

    The end finish will be alot lighter,than the picture shown.

    Family want to take us across to Laos, but unsure about proceedures to include Kiwi Falang.

    Is it best to hire a Van of use own vehicle.? What is my cost and proceedure to follow.

    Seem to be some grim stories about Immigration at Mukdahan.

    Tour operators are located on the left-hand side of the bridge(Thai side,besides the in-door car park entrance)they will arrange a one-day tour,mini-van,tour guide/driver for between 1000-1500b.They are the same people that provide border passes for Thai nationals,they also arrange 2-3 day tours of Vietnam.

  14. Just wondering if anyone has a recent price for stainless steel gates / railings. I am being quoted about 10,000 per meter for (allegedly) the best quality stainless steel.

    Spent the last couple of weeks looking at prices for stainless steel gates/railing.Visited about half a dozen places in the Mukdahan area.

    All these guys had catalogues and the prices ranged from 3000B-12000B per meter depending on design and grade.

    Needless to say the wife chose the most expensive one :)

  15. Myself and the wife were looking at Mekong riverfront land last year in the Mukdahan area.We were quoted on average a million per rai/500'000 per half-rai(sometimes alot more).

    And these were not farang prices.We spent a few days driving along the river responding to 'Land for sale' advertisments,to which the wife would then make the call/price query(no mention of farang).

    I'd certainly make a point of checking the chanote/paperwork first.

    Most assuredly not. "Materials" are used throughout the construction process and, to complain after a home is 90% complete is an indication that the buyer has ignored the entire process. Does the OP have a problem with the quality of the concrete slab, the roofing tiles, or the brand name of the water closet? The cross section of the house wiring? I don't know. The OP made a blanket statement, without any specifics.

    As with many farangs, the OP believes that "hiring an attorney", and "threatening to sue", will resolve this situation. He should lower his expectations.

    I'm not sure what exactly portions of the contract the OP believes that the builder is in breach. The builder walked away, and he has withheld the final payment. There you go. In my opinion, the OP should get off his duff, and get involved with his home. He should take a lot of photos, move into the home, and hire someone to complete the home construction. He should save every receipt, and have a log of who and when enters the construction site. Following the completion, he should compare what his additional costs were, compare that to the contract price, and then consider if suing the builder for the difference makes any sense. I think not. Regardless, sitting around and complaining is not going to get his house completed.

    Regarding the "Quality materials" the contract states a certain brand/product is to be used,this covers a wide range of items from cement,paint,electrical fittings and so on.

    So if the contract states "Grade A granite is to be used for all flooring" and then he installs 49baht ceramic tiles...well i'd consider that a breach of contract.

    I appreciate the constructive replies,of which i've duly taken note.

    Did i really come across as complaining,certainly wasn't my intention.

    Interested to hear from anybody who has taken legal action under similar circumstances.

    Advised us against bringing in a new team of builders,otherwise we may be liable for breaching the contract.

    Suggested a letter threatening legal action to begin with.Also have the option of a asset check-this will determine if the builder owns any property etc.The outcome of this may determine whether we proceed further,however the lawyer suggested a long drawn out court case is financially at least, not worth while.
